It is 7 miles away at Villa Marianna, one of our country villas, where we offer speciality lunches...truffle, pasta and pizza dishes, made from our fresh, home-grown produce, subject to demand. And, every Wed, we are offering a tiny farmer's market, where our home-grown produce will be on sale...or, you can pick your own from the fields ! A mellow city/town, the famous city of Spoleto is like a giant fairy castle with arches, tunnels and cobbled streets. At the top of Spoleto, a 15 mins walk or a short bus-ride from Piazza Garibaldi, a few minutes down the road, is the famous Ponte (a magnificent Roman aquaduct), which takes you immediately into the mountains. Also, here is Spoleto's pride and joy, a sensational piece of architecture, La Rocca, a castle, now used as an exhibition centre.
In the centre of Italy and of Umbria, Spoleto is the perfect location to base yourself, if you wish to visit the rest of Italy. Rome is easy to get to by train, about 1 he 20 mins. Naples is about 4 hours away. And, Venice is the furthest away, being 5 hours direct by train.
Spoleto resembles an illustration from one of those classic fairy-tale books. Walking through its cobbled, arched streets is like walking in a dream. It is the kind of place where fantasy meets reality and you believe that anything could happen !
Strolling within the walls of this tiny, exquisitely pretty city, one can see monuments, churches, towers and all kinds of other buildings of historical interest as well as works of Art galore. Spoleto boasts numerous world famous institutions such as The Italian Centre for Studies on the Early Middle Ages, the Festival of Two Worlds (colloquially known as the Spoleto Festival) and The Experimental Opera Theatre. And, if you walk for a few minutes up to the Cathedral (the Duomo), you will see an example of what is, arguably, the most beautiful piazza in the whole of Italy, the very piazza that was featured in one of Brigitte Bardot's early films and where her character lived and died, a place to sit in hallowed contemplation.
However, it is not essential to be steeped in history to be able to appreciate the spirituality and awesome beauty of Spoleto. The spirit of its fascinating past is immersed in every stone and cobble. Within this mediaeval setting, you can also enjoy the finest wines, the best truffles and the most mouth-watering olive-oils in Italy in the myriad of bars and restaurants scattered in and around the tiny, arched streets. You can literally savour some of the best cooking in the world here. You can sit for hours in the piazzas, sipping real cappuccino and enjoying ice-creams to die for. And, for the really irreverent among you, there are always the shops and, not-to-be missed by any self-repecting Italian, that most famous of all Italian activities, the passagiata that takes place between 5.30pm and 7.30pm, come rain or shine !!!
For the sporty amongst you, there is a flash tennis club that you can use, just 3 mins walk away. And, there is pony trekking that takes place just outside of Spoleto. The stables are placed in a exquisite environment and, you can either go on long treks into the mountains or just do an hour or so in the nearby woods, all supervised, the level of supervision depending on your level of expertise.
Other activities include fishing, cycling, walking......these and many more activities such as cookery classes, wine-tasting and truffle-trails can be arranged by us, when you arrive.
It is very easy to reach Assisi, Perugia, Bevagna, Orvieto, Trevi, Norcia, Todi, the Gran Piano and Castellucio, all between 10 to 50 minutes drive. Or, there are the trains and the busses. And, our nearest lake is Bracciano, a small town with a castle, where the wedding took place of Tom Cruise and Katy Holmes, about a 50 minute drive.
However, while all these other Umbrian towns and cities are worth a visit, Spoleto is the one to actually stay a while because it has everything ! Of all the Italian cities, Spoleto is arguably the most beautiful and one of the most diverse in what it has to offer the world traveller. Very much a town and country experience, you can lounge in bars, gelaterie and restaurants, meander up and down the cobbled arched streets or, you can don your walking kit and set off into the hills, treading the very same foot-paths of the millions of pilgrims who have trod this path since time immemorial. Walk for a maximum of 15 minutes in any direction from anywhere in Spoleto and you can be in the mountains, immersed in the most spectacular scenery : bright green valleys, hills covered with olive groves, thick woodland, monasteries, castles and tiny villages dotted here and there, a truly magical environment ! Particularly, if you start your walk from across the aquaduct.

Great personal service - pick up and return drop off from/to station to appartment by the very informative and friendly Laurie who also placed supplies for a meal and bottle of wine. The well appointed appartment was at top of town close to some amazing restaurants, shops and historic walks and the best coffee spot ever, La Portella. Lovely views of the countryside from the balconies. The unusual chimes from the local church remain with us. Spoletto's location was ideal to take day trips to many nearby towns. We enjoyed our stay so much we will definitely be back.

I was carless for my 3 month stay in Spoleto so for me this apartment was ideal for all of my needs. I could and did walk everywhere inside and outside of the walled city. I was traveling alone so having a secure apartment building was reassuring for me although I doubt there is any significant crime in Spoleto.
The apartment was spacious, comfortable and quiet with an elevator for the days I did not feel like climbing stairs to my 2nd floor apartment.
Heat, hot water and WiFi were remarkebly dependable and I never once lost power even during heaving thunder storms.
Norma and Laurie (the managers of the property) were available and instantly responsive to any needs or questions I had, lovely people with an eye towards guest services. I will miss them and the apartment...my home away from home. Judy James, America -

What a lovely experience we had renting the apartment for the month of September! Norma and Laurie helped us connect with people, events, places, and truly treated us like their guests. The apartment was very comfortable, well located, and fully furnished. Everything was available for cooking, or not, and a stocked kitchen greeted us on our arrival. Eating on the balcony off the living area became a ritual. (Each bedroom had a balcony as well.) With two baths, we (two women) were comfortably able to get out early for trains to near-by towns, or leisurely walk to a cafe for breakfast. Everything was within walking distance, or we could use one of the several bus lines (with stops right outside the building) to visit different areas of Spoleto. We became very knowledgeable of the beautiful town this way. The events offered were outstanding, and pleasurable. It made a most memorable trip that will be a lasting memory!

Thank you for making our 2 months in Spoleto so enjoyable and memorable. We had a fantastic time. The apartment was perfect for us - clean and with everything provided. We did not miss out by not having a car with the buses and trains taking us everywhere we wanted to go. There was so much to see and do. Thank you Norma and Laurie for being so friendly and helpful during our stay. The pick up from the station on arrival was most appreciated. We would highly recommend these apartments for a great time in Umbria.

Spoleto is a very busy buzzy small city with lots going on most weekends. The apartment was very comfortable for 4 people and conveniently located just outside the old city. It was still within easy walking distance to all facilities,except the train station. However it was easy to take a bus to the station. If arriving by train, as we did, the service offered is fantastic. We were met at the station and taken to our apartment. As well as that we were conveniently transported backto the station when departing. The apartment was clean, comfortable and well equipped, even to the point of supplying food and wine for at least one meal!

This is our second visit to Il Parco, having stayed for the first time in august 2011. We love the location as everything we need is within walking distance and we don't need to worry about car hire. It is a great base to explore Spoleto as the apartment is only a few minutes walk from the town centre whether you walk through the park or not. The apartment is clean and well maintained with excellent facilities including wifi, welcome pack of food, clean bathrooms and lovely balconies to relax on. The hosts Norma and Laurie could not do enough for us and this was especially the case on our most recent stay when it was my husbands birthday - the way they looked after some special arrangements for me to ensure that he had a great day was very much appreciated. Laurie is such a gentleman that we would have no hesitation in recommending others to book a stay, although it is tempting to keep Il Parco our own little secret! The weather was not as good at on our last visit, but we found plenty to do with art exhibitions, churches, bus rides and museums, so the little bit of rain did not stop us having a great holiday.The scenery around Spoleto is wonderful and I am sure we will be visiting again.

We rented Il Parco for 2 weeks and it was a great location from which to explore Umbria. I would not describe the apt as luxurious but it is very well equipped and provides all the comforts including internet access. One caution - there is a busier road running along one side so you do get traffic noise when sitting on the balcony. But it was not enough to deter us from enjoying a glass of wine there at the end of each day. Laurie & Norma were excellent hosts, so helpful, which made our visit effortless.
Spoleto is a charming town with lots of good restaurants, shops and sites to see. From Il Parco it is only a few minutes walk thorugh a park into the town. We used the train several times from the Spoleto station including a trip to Florence. Spoleto is not on the main line so we generally had to change trains to get to our destination but it was great to have access to a train. We also rented a car for a few days and there is parking on the road right in front of Il Parco.

I have described Il Parco as "budget" in my publicity. If it is described elsewhere as luxury, this is a mistake. However, it is a very well equipped and elegant apartment with 3 balconies, 2 bathrooms and a separate kitchen. Easy access to shops, bars and restaurants makes Il Parco an ideal place to stay for those who wish to be in central Spoleto, without paying a fancy price. The advantage to being on a road, as distinct from our central Spoleto apartments in the pedestrian area, is that there is a bus stop across the road, where you can catch a bus to a myriad of different places - a very economical way of seeing the surrounding areas !

The apartment was ideal and really was within walking distance of the centre of Spoleto. Good rooms, well furnished, well equipped - if there is a drawback it is that the block is close to the main road and there is some traffic noise, but it did not disturb my or the others in the party. Parking was not a problem, although it was a puzzle why the condominium parking space was chained off and unused. It was easy to find - I travelled south from Bologna, met the owners at the Conad where they said to meet, and from then on it was plain sailing. I liked the two bathrooms, which made things simple, and the balconies meant we could breakfast in the open air.

This was our first time in Italy We (parents and two adult children) stayed in the Penthouse apartment and our friends stayed in Il Parco immediately downstairs. Both apartments were lovely and functional, the roof top deck was an added bonus and the location was perfect, as was Spoleto itself. We even had a dinner at the private restaurant in the Villa managed by Norma and Laurie 11 km outside of Spoleto. We would rent from them again in a heartbeat.

Maurie is a terrific and friendly host and collected us from town after our train journey. The apartment was ideal for us with two children (6 & 8), clean and with everything we needed. We walked everywhere we wanted, the Piazza for expresso in the morn and dining at lunch and dinner. We travelled for 9 weeks and Spoleto was our favourite place and having good accommodation was the icing on the cake.

My husband and I stayed with another couple in this two-bedroom, two-bath apartment in a nice neighborhood just outside the walls of the olde town. It was very convenient to the town (5 minute walk to center) and had quick access to the highway for side trips. The building was secure and safe. The apartment had TV, WiFi (inconsistent at times), and a washing machine. The kitchen was small but ok for quick meals. The bedrooms were very roomy. The balconies were great for cocktails and coffee. I would definitely stay there again.

Norma and Laurie made this an absolutely effortless holiday for me and my daughters. The apartment had everything we needed and were able to enjoy the beautiful city of Spoleto and some of the surrounding cities. Even in the chill of winter Spoleto is an enchanting place to stay.

Accommodation as expected in price range although kitchen facilities did not meet our expectations (a month long stay with significant home cooking made more difficult by lack of storage & prep areas. This probably not an issue with short term guests who may make more use of local restaurants).Shortages of materials were promptly dealt with. Location convenient although some late night noise from patrons of local sports bar. Overall rating of average but would not be deterred from repeat visit

The critic's main criticism was the kitchen, which, while independant from the rest of the apartment and fully equipped with everything you can think off......and, as our critics say, “perfect for short term guests” as well as all of our longer term guests, to date, was not satisafactory for them.
Il Parco is a budget apartment, which receives very good reviews. When we, the owners, first bought Il Parco, a few years ago, we even considered living there ourselves. And, for the discounted rate that we charged our critic for a months stay, we consider that they could not have received such good value anywhere else eg a free pickup to and from Spoleto rail station, a very generous Welcome Pack with enough ingredients, including wine, to last several days, free Broadband/Wifi internet connection, SKY SAT TV with all the English speaking films, documentaries and news channels etc, secure garage parking, 2 shower rooms/WCs, 3 balconies with pretty tree top views, permission to host 3 groups of additional guests during their stay for NO extra cost, an immediate response to every single request, of which there were many, several times a day…..and, so it goes on.
Our critics said they would recommend Il Parco to their friends, but, we would suggest that Bernie and Kath would be better going elsewhere.

We are finally back in Canada after our 15 day holiday in Umbria and Rome. We would like to thank you for taking care of us while we were in Spoleto. The two apartments were very different and we enjoyed living in both of them even though Joyce and Leslie preferred Terrazza Bella for its location and terrace ( but not the two small beds). I liked Il Parco. All in all the accommodations and locations were excellent. Spoleto is a wonderful place, close to everything: public transportation, restaurants, markets, shops etc. I loved the local products and cooked some great meals in our apartments. The trip was supposed to be mainly about painting and art but Joyce and Leslie were travelling with a food obsessed person ( I think it's in my Italian genes!) so the trip for me became a food holiday. The day at Villa Marianna was memorable thanks to the wonderful cooking and hospitality of Leonardo and his family. Please thank them for us. The olive oil I bought there is superb. We had such a good time that day. I came home with a suitcase full of Umbrian products: lentils, ceci, chestnuts, olive oil, wine etc. I was over the weight limit on my luggage but the nice Italian girl at the airport pretended not to notice and didn't charge me. Only in Italy!
I was also impressed with Carlo's car services. The drivers were on time, pleasant and courteous. Thank you for recommending Carlo.
At the airport I met a fellow who was in my grade school class. He and his wife had just spent one month in Italy. They loved Italy and want to return. I sold them on Umbria, Spoleto and your apartments. I would recommend a holiday in Umbria to anyone.
The day after I returned home, I played 18 holes of golf on a very hilly course. I played well, was not tired or out of breath. Forget the gym! A holiday in vertical, medieval towns will keep anyone in good shape!

The apartment is really cool, not too hot, not too noisy and really a few meters from the city walls.
The kitchen is fully equipped.
The owners were both very kind and totally inobtrusive.
All in all I have no complaints and would definitely recommend the place for a stay. -

Great spot! Minutes walk from the old town and central to explore the region. The apartment was roomy and comfortable for our family of 4. Lori and Norma were very helpful and friendly.
