It is 3 miles away at Villa Marianna, one of our country villas, along the most beautiful country lane in the world, where we offer speciality lunches...truffle, pasta and pizza dishes, made from our fresh, home-grown produce, subject to demand.

4 miles from the historic centre of Spoleto, on the side of Spoleto, towards Assisi and Perugia, both a 40 mins beautifully scenic drive. A perfect location to access the rest of Umbria easily : through the tunnel from La Passionata (15 mins), you hit the Valnerina, which will take you to Norcia (1 hr) and Casteluccio (1 hr 15 mins), where you can dine on white truffle and special lentils, in a local restaurant with amazing views in the little hick, hill-top town of Castelluccio that arises through swirling mists above the huge and mind-blowingly mystic plane of the Gran Piano. Brilliantly blue skies, brightly coloured patchwork fields, against a deep gold backdrop, peppered with herds of horses, sheep and white cows, bells tinkling, as they meander this sensational terrain. This is a place to visit, not to stay - you would go mad !!!
Or, you can stop for lunch in charming Norcia, a bit touristy, a bit small, but this mediaeval walled town is well worth a visit.
Alternatively, you can take the Flaminia, on this side of the tunnel, and, visit all the hot spots of Umbria : Gubbio, Todi, Assisi, Spello, Trevi, Orvieto, Montefalco and Perugia, on a circular tour.

We had a lovely two week stay in La Passionata. The view from the dining area was spectacular. Norma was helpful prior to our arrival and Laurie very attentive while we were there. The location proved to be very convenient to the towns we had hoped to visit. All in all a wonderful return to Italy! While close enough to Spoleto, next time I would choose to stay in Spoleto because it would allow us each to explore independently.

We rented both the Passionata and the adjacent unit for two families traveling together. It was great space for seven of us, plenty of room for separate and together time. The large dining room was perfect fro group meals. Both kitchens were well equipped for cooking. Every afternoon found me in a hammock in the lovely garden, reading until I snoozed in the sun.The view of the Umbrian countryside was spectacular from both the arched windows in the living room and the garden. The 65 steps are a bit tough but worth the effort. We also made it up the hill to the swimming pool at the Villa. It was a great pool but a tough journey uphill through Upper Banzanno.

The Passionata was exactly the experience I wanted for a vacation in Italy. We stayed in 3 locations in 3 weeks and this was our favorite. Laurie was a doll. Provided us with a great package of food to take care of our week end arrival. View out the windows was fabulous. Looking at those fields of wild red poppies was awesome. The little restaurant near our apt. had the best food we ate in the whole of our 3 weeks vacation. Our last night they gave us a bottle of wine to take with us as a gift. We loved Spoleto! And other nearby towns were great also. Just know there are 65 steps from street to apt.

Lovely apartment [though not quite the 'luxury' one it was advertised as - the kitchen was in serious need of a makeover but was just about adequate!] The views however were stunning, the garden a delight and the location ideal for us.

I am sorry if the word "luxury" has been used anywhere to describe this apartment. However, La Passionata is a beautifully furnished apartment. Note, though, that the 2nd bedroom is a loft bedroom with a sloping roof and a narrow spiral staircase, although it does have a sklylight. And, the kitchen, while functional with all mod cons, is hewn out of the rocks, and is impossible to convert into the type of kitchen we would have liked, to have been compatible with the rest of this fabulous apartment. However, for those of you are who are serious cooks, it is possible to produce 1st class meals because we have thrown many parties here for up to 80 persons, catering for everyone ! You cannot let the odd thing in a 16C ex convent that doesn't live up to to 20C expectations inhibit your creative tendencies. Sometimes, these things just cannot be helped in such an ancient environment. Nonetheless, as our guests have commented, the views are stunning, out of 7 huge arched windows. And, it is a very aesthetically pleasing apartment, especially in winter, with the huge stone inglenook fire-place, with logs crackling and spitting, as you sip your warm mulled wine ! In the summer, you just step into the wondrous landscape, immediately outside.

We really enjoyed the house: excellent location, comfortable, well furnished. Laurie could not have been more attentive. Really our only criticism (but it is a real one) was the garden, which was beautiful, well stocked with garden furniture but which smelt strongly of cats. As cat owners ourselves we know what cats will do/leave in certain areas if they're not discouraged. The answer, however, would be simply to use a proprietary spray that would discourage them from the garden. This would make the whole garden as pleasant in reality as it looks at first sight, and would definitely be appreciated by future guests. This is simply what we hope is a helpful suggestion. We still greatly enjoyed our visit.

We had spent two weeks previously in Tuscany and this place was exactly what we were looking for in order to relax and soak up some of Umbria. It is located in what would appear to be an untouched hamlet although there is a blend of both locals and from aways.As an artist, it is an excellent place to stay. The light in the apartment from the huge arched windows and the panoramic view of the countryside could not have been better.The nearby Italian family was very friendly; the cats who visited regularly were entertaining; and the shared garden was full of blooms.
Because of the location, one has to be organized for meals as there is not even a small shop although there are a couple of nearby restaurants.
For us it was an ideal stop for two weeks. There are plenty of places to see and things to do nearby.
A word of caution, the number of steps up to the apartment may mean that those who travel with a lot of luggage may next time learn to travel lighter! -

My husband and I recently stayed for 5 days in La Passionata in the small town of Bazzano, near Spoleto, Italy. We absolutely loved our stay there and wish that it could have been longer. This is such a unique apartment with stunning views over the countryside. It is a former 16th century convent with beautiful gardens in which we enjoyed having our daily tea. It is also in a perfect area to visit many nearby towns. If we were ever to visit Italy again, we would definitely stay there again.

Our stay at La Passionata was amazing, we received a warm welcome and everything we would need for a two week stay. The villa easily accomidated our family of 5 and was very comfortable. We had rented a car and the villa was perfectly located that we were able to travel from Venice to Naples with no problems. I would highly recommend staying here to anyone!!

Had a fantastic break in La Passionata in September. This beautiful property is well worth the trip. We had a very relaxing holiday travelling around the surrounding area seeing all the stunning hilltop villages and sampling the wonderful food. The house is really well equipped, you can even have a fire in the beautiful stone fireplace. The garden is gorgeous to sit in if you feel like staying at home for the day, or sitting in the living room looking out over the gorgeous Umbrian countryside - the best view I've ever had from any holiday property. This is undoubtedly the best property I've stayed in, I can't reccomend it highly enough. And Norma & Laurie are really helpful. One thing to be aware of is that you would be best to have a car though.
If you're thinking about renting this property - do it!!! -
