Situated above upper Bazzano-di-Spoleto, this area is known as the Valico Dei Pellegrini because it is pilgrim territory.       one week in Villa Marianna: many positives and one disappointmen

      We have just spent one week in Villa Marianna (end of april - beginning of May 2013). The house is very comfortable, apartments well equipped and the location really beautiful. It is quite remote but this is what we wanted and so we liked it. The host - Laurie is a nice and helpful person.

      Our companion occupied apt. E, apt. D and apt. A. The other 2 apartments remained empty so, in theory, we had the house for ourselves...Well: almost for ourselves.

      On the 2nd night of our stay we found out that, apart from the 5 apartments, there was also a kind of restaurant in the same building located beneath the ground floor. From time to time people come here to have a family reunion or other type of parties. During our stay (7 days) there were 2 dinners and 1 long lasting lunch and on all the 3 occasions it was really loud and the whole area became more similar to a "piazza " in a nice italian town rather than to a quiet agriturismo we had hoped for. There was no information about this restaurant on the web page when we were making our reservation and this is why we were really disappointed.

      To compensate us for this bad surprise Laurie invited us to one of the dinners in the trouble-making restaurant. It was very nice of him and we do appreciate it, especially that the food was really good. However the fact stays the fact: nobody told us about the restaurant in the premises when we made our enquiry about the rental and we decided to stay in this property far away from any town because we wanted to have a quite place with no parties!

      To summarize: we would love our stay in Villa Marianna if it had not been disturbed 3 times by the restaurant guests. We would consider coming back, preferably in a summer time, if we were sure that the restaurant would be closed. Otherwise we would rather look for a different place.

      Everything that our guest has said is correct and fair. However, it should be noted that, while we do have restaurant facilities at Villa Marianna, from June 1 to Aug 31, we ONLY offer lunches AND ONLY to our guests - NO local people allowed and NO dinners. At a time, when the villa is most occupied, we are concerned to retain the tranquillity of the villa.

      However, outside of the busiest 3 months of June, July and August, the villa is never fully occupied; and, because it is a mountain villa, we have found that, up to now, guests who have stayed there in quiet periods have found it rather too quiet and have often asked to move into Spoleto for a bit of life. If you are on your own, while you are perfectly safe, it can be a bit much to be in a huge detached villa, on your own, or, almost on your own, especially at night time. So, we decided that if there was an occasion for our chef to use the restaurant for local events, by appointment only, then, we thought that it would bring a bit of welcome life to the villa in such a quiet environment!!!

      Indeed, when the above guests arrived, we waited for the usual phone-call to ask if we had anything available in town. And, when we didn't receive such a phone-call, we believed that maybe the fact we had provided the possibility of "more life" at Villa Marianna had done the trick !!

      Certainly, in this case, we were guilty of a total error of judgement.

      Lovely location and spacious accomodation. Very big pool that was constantly crowded and boisterous. We stuggled to find anywhere to sit at the end of a days sightseeing. There were families who stayed only for the pool and didn't leave even in the evenings. The same type of people changed during our 2 week stay. The pool was also used by other accomodation.In the end we gave up on the pool. The details said all properties had fans or air con. We had one broken fan that was not replaced despite our requests. Outside seating was poor.
      My 15 year daughters comment "not very relaxing"

      We are glad that Charlie, who gave our holiday apartment 2 stars, describes the location as "lovely" , the accommodation as "spacious". and the pool as "very big".

      We are glad that he acknowledges how much our other guests enjoyed our "very big" pool and "didn't want to leave, even at eventide".

      When he refers to the "same type of people", presumably, he was referring to his fellow guests, who, he may have noted, have written 5 star reviews to sum up their view of their holiday.

      The outside seating , which he describes as "poor" were non plastic, chairs, outnumbered the number of guests at any one time and, there were hammocks and sunbeds aplenty.

      It is not true that our publicity states there is air con in the Villa Marianna apartments. It is unnecessary in this mountain villa.

      Nonetheless, we do provide fans. And, had Charlie let us know before he went home, and not rather late in his written review, we would gladly have provided him with more fans. However, these apartments, in a restored 16C manor house, with hugely thick walls, are cool. So cool, in fact, that I have to put on a sweater, if I am in one of these apartments for more than 15 mins.

      It is easy, having read this unusually unhappy review, to see why his 15 year old daughter described the holiday as "non relaxing", unlike the 2 teenage daughters of the Pool family, who headed their review for the SAME week, "Really Relaxing !". Please scroll down the list.

      To sum up Charlie's review, his complaints seem to be more about his fellow guests than about the "very big pool" or the "lovely location and spacious accommodation".

      Lovely Stay despite the weather

      V Marianna was excellent and our apartment with it's large terrace was undoubtedly the best as it gave you the best views and a wonderful place to sit and have a drink in the evening sun, when it did come out. The apartment was large and well equipped, good for families. Laurie was especially helpful getting the Wi fi sorted out within 6 hours of us arriving which was great for a Saturday!!! Villa was in a lovely position with views up the Vale of Spoleto towards assisi and Montefalco. Couldn't have asked for more.

      Really relaxing

      Myself and my wife with our two sons aged 14 and 16 stayed at the Villa Marianna from 13-20-August 2012. Our accommodation was spacious and very comfortable. The kitchen was well equipped with oven, hob, microwave and sandwich toaster. Beach towels and a hair dryer were provided. The views of the surrounding area were outstanding and we really enjoyed using the pool.
      The practical information provided helped us plan and enjoy our stay. If you are going to restaurants for a typical Umbrian meal, go hungry! Laurie and Norma are excellent hosts and our only regret is that we did not stay longer.

      The accommodation was spacious and comfortable with everything necessary for a stress-free time. The swimming pool kept the children entertained and there are lots of interesting places to visit, although you do need a car. The hosts were very helpful and easily contactable.

      Wir waren mit 11 Personen (3 Generationen) zu Gast in der Villa Marianna und hatten das gesamte Obergeschoss sowie ein kleines appartment im Erdgeschoss gemietet. Es gab genug Platz für Gemeinsamkeit und Privatheit. Die appartments sind vorbildlich ausgestattet und wenn etwas fehlt, wird es besorgt.

      Das Haus und die Wohnungen sind sehr schön und flexibel. Auf der großen Dachterrasse war Platz für eine große Tafel mit allen Gästen und die Küchen sind riesig. Die lage in den Bergen ist wunderschön - jeden abend ein spektakulärer Sonnenuntergang auf der Terrasse. Mit dem auto ist man in 15 min. in Spoleto - ohne auto geht es nicht.

      Der Pool ist 100 m unterhalb des Hauses gelegen. Man hört also im Haus selbst keine Geräusche vom Pool, ist aber trotzdem gleich da. Perfekt. Er ist groß und sauber. Wassertiefe 1,40 m.

      Das Haus ist die perfekte Location für einen gemeinsamen Urlaub von vielen Personen "in the middle of nowhere".

      A Heavenly Holiday

      This is the third different property we have stayed in with Umbria Holiday Rentals, and it didn't disappoint! The view from the apartment and terrace was amazing. After fifteen days I was not tired of waking up to the wonderful view down the valley every morning and watching the sunset over the distant hills in the evening.
      The apartments were clean, spacious and had everything we needed.
      Laurie could not have been more helpful in making sure we were settled in and helped us organise a few trips out and about with the guests that we had brought with us.
      We had wonderful food out in nearby restaurants and the local supermarkets stock plenty of fresh regional produce for the days when we wanted to cook for ourselves.
      The local small-holder left us with a huge pile of his surplus broad-beans one day, which we made into a wonderful broad bean salad.
      The pool was tranquil and a much needed therapy for the injured cyclist in our party!
      None of us wanted to come home.
      We will certainly be back next year.

      The only reason this gets 4 stars instead of 5 for comfort is because this is a traditional Umbrian Farmhouse and is furnished as such. Don't get me wrong, it is a wonderful place, that I would happily stay at again and again.

      Apartment had every convenience and excellent amenities. Excellent broadband service.Plentiful supply of sheets towels blankets not that they were necessary!It was thoughtful to have toilet paper,shampoo and detergent as well as basics such as salt pepper oil and of course a very nice bottle of wine!Apartment was very spacious and felt light and airy..Of course the pool was beautiful and plenty of li los etc also very well maintained. Lunch for a very reasonable 15€ under the trees was a meal we will treasure. Laurie was a friendly but unobtrusive host who had excellent information regarding local restaurants etc.It is in a somewhat remote but beautiful location and a car is vital really. The pool was the highlight of our stay and the wonderful local food

      Ruhig gelegen mit traumhaftem Blick auf das Valle Umbra.Die Buchung klappte komplikationslos und am vereinbarten Treffpunkt wartete Laurie bereits auf uns, um uns in die Berge zu unserem Quartier zu bringen. Der Service war sehr zuvorkommend und freundlich, die Unterkunft sehr sauber und gut ausgestattet, wenn auch die Handtuchhalter und das Bett etwas wackelig waren. Und mit dem Pool, der uns fast immer alleine gehörte, vermisste man das Meer überhaupt nicht. Die Lage ist zentral, man erreicht viele schöne Orte in kurzer Zeit. Und wenn man seine Seele baumeln lassen will, bleibt man einfach am Pool und genießt die Ruhe.

      Peaceful oasis in Umbrian countryside

      We spent a week in apt a with our 11 month old son. Norma & Laurie were excellent hosts even arranging for us to have a dinner at an Italian family's home during our stay. Laurie met us in town on the day we arrived and met us to take us to the property, which was much appreciated after our experience in Tuscany where our GPS took us on a strange 2 hour adventure to find our agriturismo in the country. They had a playpen for our son and even brought us an extra booster seat for him saying the high chair was not sufficient for us. They had provided a large document of "Things to do in Spoleto" which included restaurant recommendations and some daytrip suggestions which we found very useful and helped us find some enjoyable villages and restaurants a bit more off the beaten track. Most of their guests seem to be english speaking tourists from the UK, the us or Canada so there seemed to be a bit of an instant social community, several of the guests were staying for longer term stays.

      The apartment was far larger than we needed, but we had selected apt a because it is the only unit with a private terrace overlooking the valley, which is spectacular. The Trip advisor description states that apt a has a full tub, which is incorrect (only has 2 showers). The apartment is suitably outfitted with the basic ameneties and even has central heating. The decor is fairly utilitarian and could use some nicer furniture and maybe some local artwork but the beds were comfortable and the kitchen outfitted with everything we needed.

      I would recommend this to anyone looking for a peaceful quiet vacation, or families with kids who enjoy swimming. The drive to reach the villa is about 15 minutes up windy mountain roads from Spoleto, which I think could become a bit tedious on a longer stay but assuming a quiet country vacation is what you're looking for, this place is perfect.

      relaxing family holiday

      My extended family had a celebration so we needed room for 30 people including 2 babies.
      The 5 flats in one villa gave us the perfect space for both privacy and being together.
      The pool was great , but needed more umbrellas.
      We coped with Italy`s quirky electricity, and the only complaint there was that none of the toasters worked.
      It is a good 11 km from Spoleto and without a car one would have problems collecting shopping. We had 2 cars and also used the local taxi firm who was most reliable and good value.
      I would recommend the Villa Marianna.

      We had a lovely time at Villa Marianna with 3 young children (aged 4-10) and one teenager (15). The apartment was large, spacious, bright and very clean with a fantastic terrace overlooking beautiful Umbrian countryside.

      Our younger children loved the play area and swimming pool which was also clean and well maintained, and a good size - even when there were a few other families there it never felt crowded.

      Our teenager loved the wifi access in the apartment (rare for Italy, it seems to me) and lounging around in the sunshine.

      There's not much that could be done to improve it but the kitchen could do with a few more utensils - one or two more largish saucepans and a few serving bowls would be good. However, the marvellous Laurie had said on arrival to ask if we needed anything else but we didn't quite get around to it, so it may be easily fixed!

      The apartment is well situated in a quiet location up a mountain road (mostly two track road so not too hair-raising).

      We were there from Monday to Saturday so weren't in residence over the weekend when we understand it can be much busier around the pool area when the restaurant is open.

      All in all, highly recommended!

      Terrific location, lovely and spacious apartment,in a most interesting part of Umbria. Laurie most friendly helpful and attentive, and the local restaurants were all great. The on-site lunch on our second day was very good value,and gave us a chance to get to know some of the other guests. Swimming pool was excellent, too. No negatives of any sort to report!

      We have just returned from our second holiday at Villa Marianna - always a gamble to return after a perfect holiday - but once again, the house and Spoleto did not fail to enchant us. Laurie as always was very welcoming - apartment spotless, scenery breathtaking, weather wonderful. We enjoyed excellent food whenever we ate out (particularly at Villa Marianna). So much to see and do in the area but oh so easy to relax by the pool. Would definitely recommend. Thank you Laurie and Norma

      Secluded umbrian villa

      We had a lovely week at the Villa Marianna. The apartment was large - two bathrooms for two bedrooms. It is about 12km from Spoleto and high in the hills looking down over the valley. There are 6 apartments in the building and an excellent large swimming pool. We were welcomed with a nice welcome pack and the owners are friendly and laid back. We didn't see anything of Norma, but according to the literature she is known by everyone in Spoleto.

      The best apartment by far is the one with the roof terrace. The others have outdoor seating, but ours was to the rear of the villa with no views whatsoever. Perhaps more could be done to give everyone somewhere nice to sit out, with a bit of privacy as there's plenty of space.

      The villa has a sort of restaurant - very informal with no menu. The chef is superb and the adults in our group thought it was the best meal we enjoyed during our 10 day stay in Italy.

      The sitting area could have been better equipped. In theory the villa can sleep 6, but there was just a sofa for two, so others must sit on kitchen chairs.

      The pool is lovely, but it is shared with guests at other villas owned by the same group, as well sometimes by friends of the chef. We were slightly put off by that.

      There are 5 apartments at Villa Marianna, not 6. Our guests must have stayed in APT D, which has the advantage over all the other 4 apartments of being the most private. Its French windows open onto the largest patio area of all the apartments, In a cul-di-sac, thus preventing anyone from walking past, the views are of woods in front and hills to the side. It is true that the other 4 apartments have stunning panoramic views, all the way to Assisi; but, for those of you who like to sit under the trees, quietly, with a glass of wine and a book, APT D could not be more perfect. Just 2 mins walk away, on the other side of the house are many, many communal areas, all with the magnificent views that our guests would have liked to have seen from APT D. The different views are explained on my website, the specific property link of which is sent in response to every enquiry. Our partner, the owner of Villa Marianna and the surrounding mountains, is a very religious man and a devotee of St Francis, reputed to have stayed in our other villa, Vista Del Mondo, just up the lane, where a holy stone has been erected, commemorating his regular stopping point at Vista Del Mondo. The down side of our partner's religious fervour, is his disinclination to "cosy up" the 3 villas on this private mountain, (Villa Marianna, Vista Del Mondo and Posto Del Sole, 1 mile away), since he wants all these villas to be "in the spirit" of St Francis, all 3 of which were restored in homage to this great saint. However, we do not expect you to sleep on rocks ! Consequently, all 3 villas are simply, but comfortably, furnished and this is reflected in their rental rate. Besides, people who stay in pool properties, usually spend most of their time outside, the villa being mainly used as a place to lay one's head. And, many of our guests have said that the beds are really comfortable ! As for the pool being shared, we do offer it to our non pool guests. Nonetheless, many of our other properties have their own pools and our non-pool guests are usually more interested in Art and museums than a pool. Further, from 2012 onwards, we are not offering a private restaurant. Instead, by request of our guests, we will offer cullinary evenings with local chefs, featuring meals specialising in fresh, local ingredients eg truffles, boar etc. This will reduce the use of the pool even more, leaving it even more tranquil for the guests at Villa Marianna !

      Amazing views, huge apartment!

      We had a fabulous week at Villa Marianna! We booked unit a because of the terrace (which had spectacular views!) even though we did not need all of the space. The unit was well equipped and very clean! Laurie was very helpful and we had no problems checking in and meeting up with him. We had lunch at the restaurant downstairs which was a highlight...amazing food with local wine for a very reasonable price!

      It was nice staying in the hills and even though it was a bit of a drive to get to the main roads, it was nice to enjoy the peace and quiet of the countryside.

      The only "down side" was on the first Sunday afternoon. We were away for the day and when we came back later in the afternoon, the pool was full of people who had been eating at the restaurant. All of the chairs around the pool were taken and we couldn't sit near the pool to watch our kids while they swam in the pool. If I stayed there again, I would make sure I reserved chairs in the morning on a Sunday to ensure that we actually had a place beside the pool.

      We would absolutely stay there again and have since recommended the unit to family members who hope to stay there next spring.

      We really enjoyed our holiday in Umbria! Norma and Laurie were brilliant, we had no trouble getting hold of them, and Laurie's help at the Villa on day one was great. The apartment (A) was not as small as we expected, though it was lacking in kitchen equipment and supplies. The bathroom was lovely, the outdoors was the best part. We spent most of our time at the villa, sitting outside or at the pool, which was very well looked after, just a bit too cold! The location was perfect - Spoleto is a dream, and the mountains were beautiful. Also, Rome was only an hours drive away, which was very handy! Our favourite part were definately the views from our windows especially the fact that the sun set over the mountain valley we were in! However, we weren't too keen on all of Norma, Laurie and leonardo's friends who came to the pool a lot. They took our towels and our sunbeds, and the noise the kids made with their dirtbikes and screaming was irritating. But overall, we enjoyed the location, spent a lot of time away from the villa having a look around, it was a wonderful stay in Umbria!

      We are very sorry that our guests did not advise us that they were lacking kitchen equipment and supplies because we would have remedied the situation immediately. Sometimes, when larger parties stay in more than 1 apartment simultaneously, they move things from 1 apartment to another. For this reason, we always advise our guests from the start to text us if they are missing anything whatsoever.

      The pool is available to all our guests, staying in our non-pool apartments. However, more than often the pool is empty because people who stay in non-pool apartments are usually disinterested in the pool but it is a nice option for them. On the occasions that our guests were disturbed by Leonardo's friends (not our friends), we apologise.

      Last year, Leonardo, our chef, proved extremely popular with our guests with his wonderful meals and occasional pool parties. But, after hearing about Leonardo's friends' antics, and assessing the situation overall this summer, we have decided to finish with the restaurant and any activity whatsoever that threatens the otherwise wonderful tranquility of Villa Marianna. All too risky. We are returning to total peace at Villa Marianna and, subject to demand by our guests staying there, we will be offering occasional meals, overlooking the pool, at great rates, supplied by local chefs.

      Our non-pool guests, who may occasionally use the pool, are usually sedate types, more interested in visiting churches and museums than racing around on dirtbikes, which, thankfully, are rare in the area ! Certainly, they are not allowed in the grounds of any of our villas, apartments and pool properties. Had our lovely guests texted us about this disturbance, we would have been there in a flash and resolved the situation. Sometimes our guests can be too polite and not want to complain about anything. But, we would MUCH rather be informed that something is amiss than for our guests to have been put out at all, as these guests were.

      So, to Mel and David, we apologise. But, please, next time, inform us if there is anything at all that you are not 100% happy with. Give us the chance to deal with it. Our sole aim in life is to provide perfect holidays for all our guests !

      We loved every moment of our stay at Villa Marianna. The views form our apartment (A) were stunning. Our hosts were delightful. Leonardo's cooking was delicious, and there is so much to see and do, that we left with great regret but were truly rested and refreshed.

      Anyone with mobility issues should be aware that the path to the pool is fairly steep. Otherwise, go for it and enjoy yourselves.

      Feel a bit selfish bcause we will return & want to be able to enjoy the place to ourselves like we seemed to be doing most days, but its much too good not to share.       My husband and 3 year old son had a great 9 days at Villa Marianna. Very peaceful as just out of season which suited us perfectly. Splendid views. Pool lovely but cold but this did not deter my son who had it most days to himself and the poolside facilities needed some attention. The apartment was not fancy but very adequate with plenty of hot water. Overall a very good experience and Laurie is very charming and helpful.

      Peace, culture and beauty in the Umbrian countryside

      Recently returned from two weeks spent at Villa Marianna. Location is superb, as long as you are a reasonably confident driver. You get fantastic views, isolation and access to most of Umbria's sights within about an hour from the villa.

      Lawrie, one of the partners in the Villa, went out of his way to accommodate all guests needs and is a real plus point for any person considering visiting this, or any other of their properties in the area. The only real blemish on the time spent here was some noisy neighbours in one of the other apartments for a few days. If you choose to stay in a 'shared' property, I guess this is always a risk. Given the size of the property and grounds this was mostly a minor inconvenience though.

      Typically, we get to the end of a holiday feeling it is time to get back to normality, but this is probably the first time I have entirely wanted the experience to continue, which probably says more about the holiday than anything else.

      In conclusion almost a perfect location for those who want to get away from it all, but still have access to other activities.

      The Villa is located between wooded hills and offers stunning views of neighboring towns, whose colors beautifully shifted as the day passed. The Villa is fairly remotely located, not making numerous trips to Spoleto reasonable for those who might want a more "city" oriented vacation. The beauty and peace more than make up for the distance to town for those who love to hike, read, and enjoy a drink on the balcony. The apartment was spacious and equipped with everything one needs. Laurie was generous, gracious and wonderful about meeting every need and answering every question.

      Myself and my parents stayed at Villa Marianna for several days. Because it was early in the season, it was extremely peaceful and quiet. I understand the Villa becomes a bit more active in the summer. If you're in Umbria for the hills and beautiful views, Villa Marianna will not disappoint.

      Our apartment was huge for just the three of us (it could have slept 6-8), and relatively new. If you don't mind doing a bit of house cleaning yourself (sweeping/washing floors), it would be a great place to take an family vacation with your kids and extended family.

      Overall, we very much enjoyed our stay.

      A beautiful spot 11km from Spoleto with a lovely view of the valley out as far as asissi. The owner was so warm and hospitable. He was always at the end of a phone if we needed help. Leonardo the cook was a superman, whose culinery skills were outstanding. We dined al fresco several times and couldn't believe the huge amounts of local food and wine. The children seemed very happy for our whole 11 day stay, and were sad that we had to move on. We would definitely go back, not least because of the personal touch we experienced there from Norma and Laurie.

      Extraordinary surroundings

      My wife and I spent 10 days in this extraordinary well located villa. Its surroundings, all the Umbrian Hill Mountains provided a magnificent view of beauty, peace
      and joy. It was all what we had been looking for. Our housekeepers were extreemely helpful and accomodating.

      Wonderful week in Umbrian hills

      We rented Villa Marianna completely for our wedding. We stayed with our families in the villa for a week and had a great time! The pool was beautiful and Leonardo, the Chef organised some special tours for us and made a true Umbrian lunch with large quantities of truffles. As for the villa, it's very spacious, it has everything inside to fully accomodate and equip a whole family for a week (including welcome package!)and Laurie was great with the check in! In short: we've had a fantastic week!
