HOUSE RULES and CHECK-IN INFORMATION:

3. CHECK IN to CLUBHOUSE: Upon arrival please check in to the condo clubhouse.
They will issue you a parking pass and a pass to use the clubhouse (pool, hot tub, tennis courts).
Required Guest Registration: The homeowners association at Lake village requires ALL cars and guests to be registered with them, on the first day of arrival. The front office is at the clubhouse (where the pool and tennis courts are located). They want your phone number, license plate number, and length of stay: in case of an emergency, to make sure people are parking in the assigned parking spots, and to be able to get cars moved that are prohibiting snow removal. This rule only applies to cars parked there overnight (not during the day).
If you arrive after 10pm, when they are closed, it is ok to register the next day.
Clubhouse Hours: 8:30am to 10pm, 7 days a week.
Clubhouse Location: See Map. When you turn into lake village from the main road, the clubhouse office is located to the left, about 2 blocks. (My place is located to the right.)

4. CHECK IN to CONDO: 4pm (Unless previously discussed).There is an electronic digital lock on the town home.
ALARM:There are ADT signs/stickers in the window as well as a keypad/sensors inside. The alarm will be turned OFF prior to your arrival.
DOOR ENTRY CODE: A map, driving directions, door code, internet password will be emailed after booking. If you do not receive them, please email me.


Enter the above 10 digit Access Code (followed by the # key). The lock will flash green and hear the door unlock.

a. The entry code only works during the TIME and DATE rented. It will NOT allow the door to be unlocked until 4pm, on the date of your arrival. If you need a different check in/check out time, please let me know.
b. The door automatically re-locks itself after 10 seconds.
c. This is a Secure way of ensuring that PRIOR GUESTS do NOT have access to the unit during your stay.
d. There is also a deadbolt which you can lock from inside the home. Guests and cleaning staff do NOT have access to the outside key for the deadbolt.

5. PARKING: There are 2 parking places assigned to my home, located in front of my place. At certain times, I may have my car stored in one of the parking places, so if you need 2 parking places, be sure to ask me if both spots are available.
Additional Parking: There are 5 additional guest parking spots at the entrance to lake village (about 2 blocks from my place). You will need to register your car at the lake village clubhouse in order to park there. It is first come, first serve. (There is usually 1 or 2 cars parked there.) You can only reserve the those parking spots after you arrive, in person at the clubhouse.

8. LAKE VILLAGE CLUBHOUSE: Heated Pool, Hot tub, Tennis Courts, Firepit, Grill, Playground.
Hours: 10am - 10PM. Pool Open: May 15 to October 15, Depending on the weather. Front Desk: (phone: hidden)
PASS: A clubhouse pass is needed to use the facilities. A temporary recreation pass and parking pass will be issued to you at the clubhouse. You will need to sign in before using the facilities. There is parking in front of the clubhouse.
DIRECTIONS: When you enter lake village from the main highway turn left, the clubhouse is located 2 blocks from the main entrance.

9. CHECK OUT: 10:00 am (unless previously discussed.)
Please Turn Down the Thermostat to 50 degrees (As far down as the temperature gauge will go).
Please load the dishwasher with the dirty dishes.

10. HEAVENLY SKI: I park at the CALIFORNIA heavenly ski parking lot. It is free, closer, and easier to get to than the nevada side parking lots. The road is flat, along the lake, to get to the california side. You can ride the gondola UP and DOWN the first hill, which is double black. The main beginner area is on the california side. If it snows a lot the night before and it is a weekend, get there early. There is usually plenty of parking, but there are a few days every season when there is absolutely no parking in the afternoon.
There are two nevada side parking lots, but you have to drive up into the mountains from the lake. Depending on weather conditions, chains may be recommended.
Best Place to get a Picture of the Lake: Top of heavenly gondola, observation deck.
Best Place to get a picture while skiing: 1. Top of Tamarack Express then go to the left (under the chair lift). 2. Top of Sky Express, to the left off the lift. Heavenly Resort photographers are usually there. If you have a clear day, be sure to get a pictures because the rest of the days are likely to snow.

11. FIREPLACE: Make sure the VENT above the fireplace is OPEN. There is a ‘key’ to turn on the gas which is located to the left, lower aspect of the fireplace.
12. WALKING/BIKING TRAILS: If you continue to the end of Lake Village Drive you will reach a paved walking/biking trail that runs through US Forest Service land.
* You can walk to nevada beach park if desired. Turn Left on highway 50 (walk/drive toward the city of south lake tahoe). The first street (Kahle) turn right. There is a Free Parking Lot there. You can park and then walk down a trail that leads to the nevada beach park. 20 minutes.
13. THERMOSTAT:
SUMMER: There is No air conditioning. Almost Zero, <1% of places in tahoe have air conditioning. The average high temperature in July and August is 80 degrees. There is a fan in the closet. The average low temperature in July and August is 50 degrees.
WINTER: Please turn the thermostat down to 50 degrees when you leave. It is as low as the temperature can be set.

14. SNOW: The Homeowners Association (HOA) clears the snow from the steps and walkways. They also plow the parking area. There are two parking places: if one place is cleared, park in that area so that the unplowed parking space can be cleared. During a snowfall, or right after it snows, you may have to clear the steps/walkway to get in or out of the unit. There is a shovel and sand in the closet by the door. I do not control the HOA snow removal schedule/times.
15. TRASH: Please place all trash in the BEAR BOX at the bottom of the steps and make sure it is LOCKED. The homeowners association charges us/you $100 if a bear gets into the trash. Trash pickup is on Monday morning.
16. CLEANING: We have the place professionally cleaned. If there is a problem, let us know. Please put dirty dishes in the dishwasher prior to checkout.
17. DAMAGED ITEMS: Our cleaning staff does a good job of checking for broken/lost items, but you are welcome to email us with broken items if you desire. (email: hidden)
18. NO NOISE: A fee of $100 will be charged for every noise complaint received. The homeowners association charges us/you for every noise complaint they receive from the neighbors.
19. NO PETS unless specifically agreed to by the owner.
20. NO skis or snowboards inside the town home. The glass door is fragile.
21. ABSOLUTELY NO SMOKING is allowed in or around my place. No smoking on the deck.
22. NUMBER of GUESTS: The number of guests this property accommodates, 6, is the maximum number of guests allowed. No additional guests, parties, or other gatherings are allowed.
23. CANCELLATION: Please see the website cancellation policy.
24. The primary Guest must be age 25 or older.

25. Personal property, including vehicles, are not insured by Owner, Reservation Agent or any homeowners association against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner and Reservation Agent do not insure against personal injury to Guest, its invitees or licensees for any reason. Guest agrees to indemnify, defend and hold harmless Owner and Reservation Agent from all claims, disputes, litigation, judgements, costs and attorney fees resulting from loss, damage or injury to Guest, their invitees or licensees or their personal property.
b. By Guest. Guest shall defend, indemnify and hold harmless each of Owner and Reservation Agent, and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, assigns and insurers against any claim, action, liability, loss and expense, including reasonable attorneys’ fees and related costs (collectively “Loss”) relating to or arising out of Guest’s and/or its guests’ breach of this Agreement or violation of any applicable federal, state, local or association law, ordinance, rule or regulation (together, “Law”).

26. Limitation of Liability. EXCEPT AS EXPRESSLY PROVIDED IN THIS AGREEMENT, NEITHER RESERVATION AGENT NOR OWNER MAKES ANY WARRANTIES TO GUEST OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTY OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE OR NONINFRINGEMENT. NEITHER RESERVATION AGENT NOR OWNER WARRANTS, AND NEITHER SHALL BE LIABLE, TO GUEST OR ANY THIRD PARTY FOR ANY UNAVAILABILITY OR INOPERABILITY OF RESERVATION AGENT’S SERVICES, TELECOMMUNICATIONS SYSTEMS OR THE INTERNET, TECHNICAL MALFUNCTION, COMPUTER ERROR, CORRUPTION OR LOSS OF INFORMATION, OR OTHER INJURY, DAMAGE OR DISRUPTION OF ANY KIND TO PERSON OR PROPERTY ARISING FROM EVENTS BEYOND THE REASONABLE CONTROL OF RESERVATION AGENT AND/OR OWNER. IN NO EVENT SHALL EITHER RESERVATION AGENT OR OWNER BE LIABLE TO GUEST FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL OR EXEMPLARY DAMAGES, INCLUDING, BUT NOT LIMITED TO, LOSS OF PROFITS, LOSS OF SAVINGS OR LOSS OF BUSINESS OPPORTUNITY, EVEN IF SUCH DAMAGES ARE FORESEEABLE AND WHETHER OR NOT SUCH PARTY HAS BEEN ADVISED OF THE POSSIBILITY THEREOF. EACH OF RESERVATION AGENT’S AND OWNER’S MAXIMUM AGGREGATE LIABILITY HEREUNDER SHALL NOT EXCEED THE TOTAL AMOUNT PAID BY GUEST TO OWNER UNDER THE RENTAL AGREEMENT.

27. Arbitration. In the event of a dispute between the parties arising out of or relating to this Agreement, including with respect to any Accommodations or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties’ initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. The parties shall share equally in the cost of the arbitration subject to the arbitrator’s discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.

28. Priority; Waiver; Controlling Law; Etc. In the event of any inconsistency between the terms of this Agreement and the Airbnb Terms, the Airbnb Terms shall prevail. Subject to Section 7 below, no modification of any Accomodation shall be binding unless in writing (email confirmation OK) issued by an authorized representative of Reservation Agent, Owner and/or Guest, as the case may be, with written, affirmative acceptance and approval of such modification by an authorized representative of the other parties (electronic signature or email confirmation OK). No waiver of any right or obligation under this Agreement shall be binding unless in a writing signed by the party to be bound. If any provision herein is held to be unenforceable, the remaining provisions shall remain in full force and effect. All rights and remedies hereunder are cumulative. Affirmative acceptance of a reservation to stay at the Accommodation shall constitute Guest’s binding agreement to and acceptance of these terms, including without limitation, this Agreement. No terms, provisions or conditions of any email, acknowledgment or other writing or form that Guest may use, or any handwritten changes or notations by Guest on a Reservation Agent or Owner-provided form shall serve to alter, modify or have any effect on the terms of this Agreement and the parties’ resulting rights and obligations.

29. Modification. Reservation Agent may modify any of the provisions of this Agreement, at any time in its sole discretion, by posting a new Agreement on Airbnb. Unless otherwise provided in the revised Agreement, the modified terms shall take effect immediately when posted. Reservation Agent shall use commercially reasonable efforts to notify Guest in advance of any such modifications, provided it shall remain Guest’s duty to review the Agreement from time to time to inform themselves of the provisions and requirements thereof. IF ANY MODIFICATION IS UNACCEPTABLE TO GUEST, GUEST’S SOLE AND EXCLUSIVE RECOURSE AND REMEDY IS TO CEASE USE OF THE SERVICES. GUEST’S CONTINUED USE OF THE SERVICES FOLLOWING THE MODIFICATION OF THE AGREEMENT SHALL CONSTITUTE GUEST’S BINDING ACCEPTANCE OF AND AGREEMENT TO THE AGREEMENT AS MODIFIED.
