Situated near to the Essex/Suffolk border in the historic Market Town of Sudbury, birthplace of Thomas Gainsborough, but also within easy reach of Long Melford, Lavenham, so an ideal location for a relaxing break, touring the Suffolk area, or bring your cycling and walking gear to experience the many off road routes available.

This is an excellent cottage , immaculate and very tastefully furnished . It has everything you need for a very comfotable stay with a welcome basket for your arrival .The owner is very helpful and attentive to the visitors requirements .The cottage has a fine location, the back conservatory and decking look out over an interesting stream and the Sudbury Meadows == a fine English scene.

Great cottage, great owner, great location!!
Couldn't fault our stay at all. Wendy was kind enough to leave a little goodie basket with some basics.
We loved our mornings of feeding the ducks and sitting in the conservatory watching the world go buy!!

A lovely cottage in a superb location, a walk to the town but tucked away in a quiet cul de sac with views over the Water Meadows. Very relaxing.
Everything, from kitchen equipment to the bedding was of the highest quality. The welcome hamper is a nice touch. We enjoyed our stay very much.

We stayed at Mill Stream cottage for 7 nights after doing a Baltic cruise, we picked up a hire car ar Harwich port and motored about an hour to Sudbury, we toured the East anglia area from this base. Everything aboit the cottage were positives begining with dealing with a very helpful and organised owner, all the information provided including local maps and the most comprehensive compendium relating to every apppliance and gadget ( of which nothing was lacking ) to help you along.
The cottage was a lovely 2 bedroom, kitchen, living room, conservatory, laundry, small front garden, all utensils and appliances are top of the mark, outside timber deck overlooking the mill stream with the Swans ducks and birds adding to the picture.Beyond the stram was the extensive common and wetlands providing an ongoing and changing view of grazing cattle, kids fishing in the ponds and people walking their dogs along the way.
The cottage is located on the very fringe of Sudbury a small market town in Suffolk, it is an easy 10 minute walk to the town centre with mant pubs, restaurants shops and historical bits and pieces. We just loved our say there, my wife was thrilled with all the classy refinements including a classy welcome hamper,well done Wendy Butcher.
One tiny negative is a very tight parking spot in the laneway but with all the positives it did not count

We stayed at Mill stream cottage over easter this year. It is a lovely, really well kept and looked after house. It had every home comfort you could ask for even a welcome hamper with wine and goodies in. The owner went out of her way to make sure we knew how to get there.and were comfortable. Really nice lady. There were lots of details of local restaurants etc in the cottage as well as books and info about the history of the area.
Had a really relaxing weekend with lots of walks, meals and just chilling.
We would definitely go back. -

Mill Stream Cottage is absolutely lovely, inside and out. Everything is first-rate, from the furnishings to the appliances. The conservatory and deck look out on a tributary of the River Stour, and it was incredibly peaceful to sit with my morning coffee and watch cattle graze in the meadow and swans glide along the stream. Sudbury is a very easy walk and it has many conveniences, including the train station, bus service, and taxis, which worked well for me, as I did not want to hire a car.

The cottage combines the advantages of being within walking distance of the Market Place and in a very quiet and secluded lane. The only hitch is that you should be very careful when getting onto the main road...
Although the front looks narrow, the interior is quite deep and roomy indeed, and extremely comfortable. The back deck looking over the Common is a real treat.
From Sudbury we could find within easy reach the surrounding quaint villages like Lavenham, and even spend the day in Cambridge, Bury StEdmunds or at audley End.
The cottage is quite recommendable, as well to relax as to do sightseeing in Suffolk. -

Mill Stream Cottage must rate as one of the best self-catering locations that I have visited. The cottage furnishings and equipment are top class and it is maintained to a high standard. The location on the ouskirts of Sudbury is ideal and only a short walk from the town centre. There are superb walks through and around the water meadow to the rear of the cottage. Sudbury itself is a pleasant town with a good selection of shops and places to eat. There is a great fish & chip shop about 200 metres away and I would recommend The angel for a meal out. There is a good road network around Sudbury that makes it easy to get around Suffolk. Lovely places to visit include Lavenham, Melford Hall, Clare and the coast and beaches. All in all my wife and I had a great experience at Mill Stream Cottage and will definitely return some day.

Wow ! yes it certainly was what we said as we went from room to room and then saw the view over looking the stream to the beautiful meadow .
Millstream cottage is a must if you are looking for a most relaxing break of any duration .
My husband and I were there from 31/5/10 to 4/6/10 as a welcome break from a kitchen re fit .
This lovely Cottage has all you could possibly need to make you very comfortable indeed and more too with Wendy's attention to detail in all of the rooms .
There was a most delightful welcome basket and extra items in the fridge left for us by Wendy .
This Cottage is well placed for walking into Sudbury and for visiting the surrounding country side which we did !
We would most certainly stay here again .

This is a beautiful cottage with everything you could possibly need, plus a
bonus stunning view over the meadows to the rear. One morning we feeding
the swans from the decking and later saw a heron. The location is tranquil, but
yet in very close proximity to the town centre (5mins walk). The hostess is
extremely friendly and helpful. Book to stay here and you will not be
disappointed! Hope you enjoy your stay as much as we did. -

Myself and my husband stayed for the weekend in Mill Stream cottage and by the end did not want to leave! We had such a relaxing stay in this boutique style accomodation. The highlight has to be the deck which looks over the meadow where I could happily spend hours watching the world go by! Would highly recommend a stay in this hidden gem in the heart of Suffolk.
