This place is away from the noise and traffic, making it very peaceful but a little tricky to navigate to at night. The rental agency, however, provided great directions. A spacious comfortable house with some design issues that limit the number of people it can accommotdate. The large loft is not private and is warm in the summer. There is a ceiling fan but it's not over the bed.
There are many beds, but only one other bedroom so its sort of dorm-style living. The kitchen is spacious and well-stocked. The deck is great for star gazing. Could use some comfortable chairs in addition to the wooden ones.
There are a few nice homey touches... piano and guitar plus a basket filled with info on local stuff. -

The logging operation next door was very noisy during the day. It would also be much better if the single bedroom had a queen size bed in it so it could be used as a master bedroom. I absolutely loved the area I went for a 2.5 mile walk every morning the views were spectacular.

Mr. Carson and family- thank you for your positive review in light of the SDS Logging Company's disruption of the general peace and quiet which surrounds the Berry Patch Place. We truly had no idea that the operation was planned and where as surprised to see it as any. I wonder if the "3" rating on location is souly due to the logging operation which will be completed within a few more week's time. This, written on Oh and we will be inviting the Carson Family back on us so that they can really find out how quiet The Berry Batch really is.

Our vacation was great from the minute we arrived at Franconia Notch Vacations office right through when we (sadly) checked out on leaving day. With much excitement we arrived at Berry patch Place. The location was great - out of the way but close enough to town if we needed something, the inside of the place is sooo cozy and welcoming, the deck is wonderfully large and equipped with an awning so we could take advantage of being outside even when it rained. There is plenty of yard space for lawn games and relaxing as well. We weren't disappointed at all and would definitely love to visit again!

The home was very nice and clean and we enjoyed our stay. The only problem was the washer took so long to wash the sheets and towels on the last day and to be out by 10:00am we had to get up very early.

Thank you for alerting us to slow filling washing machine, and sorry you felt rushed accordingly. To all of our Vacation Rental Guests... Housekeeping IS included with your rate, and unless your rental agreement specifies that you must, you do not have to wash linens or clean the property before your departure. That's a worthy note to consider when making a decision on where you wish to stay. The Price of Cleaning is included with your Franconia Notch Vacation rental.
