Balsam Lane #3 is located in the quieter area of the resort. This 4 bedroom/3 bath vacation dream home is great for up to 10 guests. The living room offers a fireplace to stay warm during Sunriver’s winter wonderland. The dining area leads to the fully stocked kitchen. Create lasting memories while baking cookies and gathering around the dining table.

We have been going to SunRiver for over 25 years now and some years we make it over there 3 times (winter, spring and summer). We have rented through every rental agency and because our needs change and size of our party fluctuates we rarely stay in the same home. I feel with that kind of experience we are pretty good judges of homes and rental companies. We have found a lot of gems there and in all our years we have only been stung a couple of times and stayed in a home that we were less than thrilled about and would never return or recommend. Balsam 3 is not a home we can give a good recommendation on. We rented thru Sunset and they were very nice but they need to know that Balsam 3 is in some serious need of attention. I tried to express that upon check out but not sure they wanted to hear about it so I am commenting here in hopes to save other travelers from some of the frustrations we encountered with this home. This home had so many issues.
-the hot tub temperature dial never worked and the hot tub never reached 100 degrees. The instructions said that it gets drained and cleaned before each guest arrives hmmm??? Pretty sure it is a 20-30 yr old hot tub and maybe cleaned 5 times.
-the kitchen utensils were all broken and or half melted or dirty. There wasn't even a spatula ! we did call the office and they brought us a brand new one.
-Basically the entire collection of kitchen ware was inadequate. Made cooking a hard task.
-We had to wash every dish in cupboard as they were all dirty ! Gross.
-The lighting throughout the house was so dim especially in the kitchen that we had to use flashlights to cook in the kitchen at night!
-The outside back light on deck was so dim you couldn't see a thing either - not sure how you could BBQ
-The BBQ was a mess and the inside rack didn't fit.
-All appliances looked like original from 1983 and even the toilet seats were too as evident by the chips and cracks in them - gross. How hard would it be to put a new toilet seat on ?
-None of the clocks worked - maybe they just needed batteries ? drove us crazy.
-The spare blankets had hairs on them so pretty sure never washed.
-The internet only worked for the first day. The office called a maintenance guy to come but we didn't really want to have to spend our vacation waiting around for the worker to show up. So we opted to go without.
-There were no ping pong balls - office had to bring us some.
-The house phone rang a lot with people that sounded like collectors looking for the homeowners. Making us wonder if perhaps it could be in foreclosure ? or close.
--Basically the house is pretty run down and looks as though nobody cares anymore and is in serious need of some attention and deep cleaning.
The Pros:
-In Sunriver.
-Lots of towels.

This unit was not in rental ready condition and was not clean. The carpets turned white socks gray in hours. Too many listed features were either not in place or were nonoperational. The grill was unusable due to having thick residue (way beyond what could be burned off). Basic maintenance was lacking for example, screens were not properly in some window frames, a stairway window latch was broken, several lights and lamps had burned out bulbs, there were no replacement bulbs in the laundry area, the carpets badly needed shampooing and stain removal, and looked as if they had not been vacuumed. The hot tub was serviced did not heat up in 4 hours or even overnight. Personal belongings were in the unit and grossed us out further.
After having to complain, we were given a different close by rental. The exchange was clean and what was supposed to be there, was indeed there and operational.
Several adults in our group had never been to Sunriver before this trip and say they will not consider returning due to the Balsam 3 experience and the hassle of repacking everything and moving to another unit.Response from Sunset Lodging in Sunriver - 11/08/2011

This house met our needs quite well. Everything was neat and clean and we appreciated that the house was cool on a really warm day. The house needs to have a few more dishes, glasses and silverware, very samll coffee maker for a party of 6 adults but over all it was great.

from start to finish all contact with the staff of sunset realty was friendly professional and prompt. we were very pleased with the accommodation as it was exactly as described in the listings.we also were very pleased with the shuttle service to and from Mt. Bachelor as it saved us time and trouble every day. the driver Paul was most helpful and courteous. all in all it was a great holiday and i have already told friends about this trip and we will be back. thanks

This house was clean and in a great location. Really liked the privacy of the hot tub, and the desk is such that you can be sitting and looking out and barely see any other homes, even though you're right in a neighborhood. Our very first night a doe and fawn were less than 5 feet away from the desk slowly walking through the trees.
However the hot tub jets didn't work, and the air conditioning was very weak. Fortunately we were there during 80-85 degree weather, and we just kept the shades and windows closed during the day and open in the evening to cool the house down, but if it had been hotter it would have been a distraction from enjoying ourselves.
The house is cute, a little more western than I usually like, but that's just my decorating style. One thing I appreciated was all the extra towels available, since we spent every day either at a nearby lake, the swimming pools, or the hot tub.
