It is held in the company PayPal account and refunded after the property has been vacated and inspected. Usually within two days.
The cleaning/laundry fee is ¥5000 and is for the house cleaning and the laundry costs of the beddings and towels etc.

The house of Richard is well located in Tokyo, in a quiet neighborhood with all the commodities near the house and the train's station is very close.
The communication with Richard was perfect and he gave us a lot of informations about the differents neighborhoods near the house.
The house is comfortable with all the things you need.
So it was a great stay in Tokyo. I highly recommended this house if you want have a good journey in Tokyo. And i thank Richard for his reception. -

My friend and I stayed at Tokhouse for a week during our first visit to Japan. Richard met us at the station and walked us back to the apartment. Richard also very generously and efficiently helped me with other travel matters before I even arrived in Japan when my lack of Japanese left me needing some expert assistance. Tokhouse was comfortable, spotlessly clean and equipped with great thought and care. The location was excellent with easy access to trains and shops. My friend and I couldn't have been happier or asked for anything more. I would definitely stay at Tokhouse again. Thank you for everything Richard, you are a great ambassador for Japan!

I wondered if having people above us would be most, but it wasn't. The only noises we heard from upstairs were very muffled. So with its very quiet location, the apartment was ideal for getting over jetlag. Everything was super clean and well maintained. Richard was very helpful and friendly, and the place was equipped with everything we needed. We numbered four-in Tokhouse 102, this was very cosy. The size probably wasn't ideal for us as we were coming from two different time zones, and my exhausted husband was suffering from the effects of flying 12 hours after severe sleep deprivation, but in fact it was fine. We loved the location-handy to everything including the airport.

We have just returned from our first 5 days in Tokyo, staying at Tokhouse. As a family of 5 with young kids arriving bleary-eyed early one morning, it was great to be met by Richard at the station and taken to the house. He pointed out some really useful things on the way to the house including one of the best bakeries I have ever been to outside of France! The house was ideal - in a quiet spot, with enough room for us all to spread out, and with all the things we needed. Richard's advice was really excellent and it was great to have access to someone with a lot of experience and who knew his way around. we definitely got a lot more out of our trip than we would have done if we had stayed in a hotel, and this is partly due to Richard and partly due to the fact that the house is in a residential area and so we felt like we got a feel for real Tokyo rather than tourist Tokyo - the contrast between the area we were in, and asakusa where we had considered staying in a Ryokan was stark. We are so glad we opted for Tokhouse, and when we've saved up enough pennies, we will be back!

The location in a less busy part of Tokyo is perfect. There is no traffic noise, nevertheless you can reach
any part of the city and interesting places around itr very easily since the railway station ist just 5 minutes to go and the transport system is efficient. Trains run
frequently to any destination.
The house is well eqipped and you won't miss any amenity.
Especially when travelling with a family a place like this can't be beaten by a hotel accommodation.
On top Richard, the ownwer, is helpful in everything concerning the exploration of the city or other problems
a visitor could face.
We were very happy with this place and will certainly
book Tokhouse again at our next visit to Tokyo. -

Six of us stayed here in February. I is small but probably not by Japanese standards. I was able to sleep six of us in relative comfort on floor mattresses. We were mindful that we were only looking for a place to rest at the end of the day as we spent our time sightseeing. This place did the job we required at an economical price.
Richard is very helpful. We arrived in Tokyo at around 10:30pm and didn't get to Nishi-Nippori until around midnight. I was no problem to Richard. It is reassuring to know you have someone supportive in a strange country and it is reason alone to consider staying here in my opinion.

Thanks for the review Paul. You are correct about the Japanese standard size of available accommodations in Tokyo. Our Tokhouse Vacation House property is three times the size of the average hotel room. Groups usually have to split up and stay in separate rooms.

We were a group of 5 who stayed in the house in January 2013. Richard was very welcoming during check in by meeting us at Nishi-nippori station and walking us to the house. Richard us also showed us many points of interest around the house and the neighbouring areas.
The house itself was very clean, comfortable and stocked with supplies and amenities usually found in a house. There are also a few gadgets in the house such as the hot water system, air-con, toilet, etc. Though the labels are all written in Japanese, Richard has translated the buttons so be sure to look in the house's guest book if you don't know what the buttons do. Heating is provided throughout the whole house, even in the shower! There is a gas heater on the second floor for quick heating on those chilly mornings. There is also floor heating on the first level which also heats up quickly.
The Japanese style beds were comfortable and there were pillows and quilts to keep warm in. We often cooked at home and the house contains typical kitchen utensils to cook with. As far as cooking ingredients go, the house only contains the very basic. So if you want more, you can head down to the nearby supermarket.
For most of us in the group, it was our first time in Tokyo and it was very nice for Richard to help us with all our questions. The house itself was located in an area with easy access to the major sights around Tokyo via the subway. We highly recommend this house for families and groups who are looking for a home away from home. Thanks Richard! -

Our family of five, inclusive of three teenagers have just concluded a nine night stay at
Tokhouse. Richard, the owner, is the most genial of hosts. A font of information, ever ready to assit his guests with whatever they may require. The property is stragetically place a few minutes from Nish Nipppori Station which can take you anywhere within Tolyo with ease. The immediate neighbourhood is truly charming with a plethora of dining, drinking and shopping alternatives. Cleaned and maintained to the highest standard, the house contains all you require. Our teenagers are adult sized, and well, teenagers...at no time did we feel restricted nor living in each others space. Tokhouse is designed, equipped and located to satisfy the most discerning of guests, we cannot recommend it too highly. -

Richard was very helpful in logistics before we left for Tokyo. When we (3 of us) arrived in Tokyo and made it to train station for the apartment, Richard and his co-host met us at the gate and walked us to the apartment. Check-in was a breeze. They gave us maps of a few neighborhoods we could check out on foot as well as some places to eat. Very nice! One such place was a delicious bakery a few blocks from the apartment, that we visited almost every day!! The apartment was very cozy, was clean, and came with standard amenities. It was suitable as we spent a lot time out and about in the city. The neighborhood was friendly, quiet and charming but was a little far from the major bustling centers of Tokyo. Still it was very manageable, seeing as how just a few blocks from the apartment, the train station was on the central line, as it turns out, which easily connected us to the rest of Tokyo. Toward the end, we came "home" to find a complimentary bottle of Japanese sake Richard had left. Nice touch! On the last day of the trip, a rainy day, Richard kindly & voluntarily shuttled our bags (a lot, haha) to the train station, which saved us much effort in the rain...very considerate. In all, this was a easy, fun, and memorable experience.

Richard met us at the Nishi Nippori station We were just a little bewildered by the different language and culture so a friendly face was wonderful I think the highlight was having a beer on a crate with Richard in the Historic Tanaka area.
We send happy hours wandering through that part of town where the Green Festival 2012 was underway and were impressed by the friendly helpful locals
Richards house was wonderful We made ourselves quickly at home and sampled lovely local food.
This was definitely the highlight of our 9 week travels and we plan to return with more time Two happy refreshed Kiwis from New Zealand

Richard nous a réservé un très bon accueil et nous a prodigué des conseils juducieux sur les choses à voir et à faire dans les alentours.
Le confort de la maison est bon, 5 personnes peuvent y dormir et y manger sans problème.
Magasins, marchands de suchis et autres petits plats japonais, restaurants à prix raisonnables sont à deux pas.
Une excellente adresse que nous conseillons vivement à ceux qui veulent découvrir le Tokyo authentique sans se ruiner. Aucun doute c est ici que nous logerons la prochaine fois que nous reviendrons à Tokyo. -

We wanted to rent larger unit at Tokhouse, but with date changes and availability conflicts, my family of four ended up with smaller but very comfortable lower unit. Richard ashley was terrific to communicate with, very responsive and accommodating with respect to our needs. Delightfully, we found Tokhouse was convenient location for us, so easy for travel to/from Narita airport, and our visits in and around Tokyo metro area. It's true, just bring your personal belongings and computer, all travel needs are available in Tokhouse. Overall, excellent value for our two week stay.

Two friends and I stayed in the house for 13 nights late May 2012 and I found the house perfect for what we wanted. Richard the owner was brilliant with meeting us at the local train station (Nishi-Nippori on the Yamanote Line) even though we arrived very early on a Sunday morning. He showed us around the house and how to use all the appliances and also showed us the local area map pointing out where to do shopping, plus where to find the local aTM. The local shops really are just 1-2 minute walk from the house with plenty of restaurants next to them too.
I must admit we didn't cook much in the house in the end due to us being out and about but when we did use it we found it perfectly acceptable to cook a meal there. Due to the style of the house there is no sofa or TV, which we found no issue, but you may want to have a laptop with you instead. The important thing is the house was clean which after a long flight there you really need!
Access to the rest of Tokyo is easy from it, we used the JR Yamanote line all the time, which has a train every 4 minutes, and it only being a 5 minute walk to the station itself it meant we could get to all of central Tokyo very quickly.
I would say the house is absolutely fine for up to 4 but after that it may become a bit more of a squeeze. I got the deposit back a few days after getting home via Paypal so that was all fine. I can certainly say if I end up back in Tokyo I will definitely be staying in the house. -

We stayed here for 5 nights in May and it was a wonderful experience. Unit 101 (the largest) was actually pretty spacious by Japanese standards. The kids loved the loft of course and the adults loved especially the well-stocked kitchen (toaster oven, rice cooker, grill, gas cook top, large refrigerator,etc). The kitchen was used regularly and the grocery store was never more than a very nice 2 minute walk away. The train station is not far from the unit and there are a couple of convenience stores (much better than american Seven Eleven), restaurants, and Japanese bakeries nearby. Richard was great. He met us at the train station and walked us to the rental when we arrived. He showed us a few of his favorite places on the map and we even ran into him a couple of times while window shopping! The place was spotless -always one of the most important things for me. We are already planning another trip to Japan in the coming years just so that we can stay at Tok House again!!!

Richard was a great host. We arrived there quite late @10pm and he greet us on arrival at the train station. Very prompt reply for every email that we sent prior to our arrival. He provided us with very useful information, maps and etc.
At first we think the house is quite walking distance from the station but luckily it's not!
Great location, easy access to all other Tokyo attractions and only 10min walks to nearest station-Nishi Nippori (we can fully used our JR pass as it is on JR line). Surrounded by supermarket and convenience store. We love to shop at the 100 yen shop too! I bought many "cute" things there as souvenir.
It is a clean and comfortable house. As we were planning to prepare our own meals throughout our stay, the house have sufficient cooking utilities (rice cooker, pans, microwave ovens, etc) that we can use and even washing machine to wash our cloth. It has WiFi too.
Our security deposit was returned promptly via Paypal a couple of days after our return.
We did something that breach the agreement but luckily he return back the full amount of the deposit. He is so kind!! Thank you so much Richard! Definitely will stay here again if we go back to Tokyo. -

We stayed for 10 nights and were very pleased with this rental. If we go back to Tokyo we would definitely stay again. Richard was helpful meeting us and transporting our luggage from the nearby station and supplied a lot of information in advance and on arrival. Very good location for easy transport all over Tokyo. The house is comfortable - but Japanese, so no sofas, but we did not find this a problem. We felt safe and the area is quiet at night. Cold in February - the house has good heating but it's chilly until it heats up in the morning! Easy supermarkets close by and restaurants. Very close to Yanaka Ginza and Yanaka cemetery, but really easy access all over Tokyo. If you go to Tokyo do the Tokyo Great Cycle Tour - its fabulous... a great family activity. We have rated the bedding and mattresses as great as they were in pristine condition - but they are futons so may not be what you expect. Our security deposit was returned promptly via Paypal a couple of days after our return. The rental would be quite tight for 6 people, but was perfect for 4.

We rented the smaller unit 102 for 9 days of our honeymoon and were very happy there. It's well equipped, in a great location, clean and Richard, the owner was very welcoming.
Situated about 10 mins walk from Nishi Nippori station which is on the useful Yamanote JR line, Tokhouse is surrounded by supermarkets, convenience stores, restaurants and is five minutes from Yanaka - a great traditional Tokyo market street.
The owner took the time to pick us up from the station when we arrived and provided some useful maps and information for the local area.
Great house, great location, brilliant service. -

Richard and aye will greet you on arrival and supply maps of the local area and wider Tokyo. The apartment is located in a quiet residential area very close to supermarkets, restaurants and Nishi Nippori Station which is on the JR loop line; great if you have a JR pass. The apartment is very clean with a well equipped kitchen. Staying in January we were cosy with a heater in every room and floor heating in the kitchen. On the second floor there is plenty of room and ample bedding. The loft is a self-contained space, good for kids or in our case our adult daughter. It was great to be living alongside the locals in a pedestrian street. Very quiet but only minutes from the main street.

Why spend money on a hotel when there is an accomodation like this? The house is perfect to experience the real life in a non-touristic neighbourhood and offers a perfect starting point four touring the city, with a 5 minute-walk down to the Yamamote line which brings you everywhere you want. Don't expect a design hot spot, but a cosy place which is very well equipped with all you need!.

This small Japanese-style house is a great place from which to explore Tokyo and Japan: also it is competitively priced. Although near the centre, it is in a quiet but interesting neighbourhood (lots of temples and shrines nearby)where there are not many tourists and the local people are friendly. Richard was a congenial host with lots of insights into Japan. As for other guests, he helped with our luggage on arrival. The house is easy to reach by public transport from the airports.

The TokHouse is a wonderful place for a stay in Tokyo, very different from a hotel. It is easy to get to from Narita, via the Keisei Skyliner, and a bit more of a haul with the Narita Express. Richard was extremely helpful, meeting us at Nippori station on a very hot day, introducing all the facilities of the house, and making recommendations in the locality. The location is perfect. It is in easy walking distance of the Yamanote line (Nishi-Nippori station) making it possible to access anywhere in Tokyo, free if you have a JR pass. It is easy to get to all the busy spots, but the immediate locality is much more residential, with bikes everywhere. We were the only foreigners in the local supermarket. The area abounds with convenience stores and small restaurants, and also an old street with small shops. The house is great, a good size with a well equipped kitchen, large bathroom and washlet toilet, and WiFi. Upstairs there is a large tatami room which can take several futons, and from this a steepish set of stairs to an attic room, with a low roof. It would suit friends travelling or a family, though the attic stairs are not great for small kids.
Our first stay in Tokyo was in a high rise hotel near one of the main stations. It's great to experience both, but I'd choose the TokHouse again if travelling with family. It lets you experience many sides of Japan. -

This was our first time in Japan, and Richard was extremely accommodating, offering rides from the station when we arrived and to the station as we left. The area was nice and relatively quiet, but right next to a grocery store, a ramen restaurant, and a convenience store, as well as down the street from several restaurants, two more convenience stores and many street food vendors. The train station was about a 20 minute walk down the main road (passing a rice ball store, a sandwich place, three convenience stores and a bakery) so we were never left wanting for food.
Richard remains nearby in case we ever needed anything, and, because we didn't have access to a phone, he was attentive to our emails. The house was really nice with great amenities that didn't malfunction, including the heated floors, hot water and appliances. The kitchen has plenty of cookware, glassware, and utensils for us to use.
The place was very clean when we arrived and the futons he provided for sleeping were comfortable. Although it seemed small for 6 people, we split up into two rooms and managed just fine.The toilet and shower are separate, thankfully, so we didn't run into trouble with waiting for either. There is even a washing machine to do laundry, although we had to hang clothes outside to dry (which worked OK, but it was very cold so not that effective). Overall, I felt very satisfied with the experience and would recommend it to anyone who travels to Tokyo, especially in larger groups, as the cost of our group of 6 staying there was very affordable. -

Richard didn't just rent us a fully equipped, newly-furnished, cozy apartment in a superb location, but he also made sure that we'd have everything we need to enjoy our stay.
On top of that he enriched our visit to Tokyo in many ways, like providing a tour around the neighborhood to point out the shops and places with best prices and helping with arrangements of a wonderful dinner in our kitchen with home-made Japanese food by very sympathetic cooks :^)
I would definitely recommend Tokhouse to anyone visiting Tokyo!

Ive been living in Japan about 5 years and was looking for a place my parents can stay during their trip to see their new grandson. I was so fortunate to come across the Tokyo Vacation House. This beautiful newly remodeled home was perfect for our family needs. My mother said she has never felt so at home, and she has traveled the world. The owner Richard was great, he showed my parents how to get to the supermarket and a tour of the local town while I was working. We (group of 6) stayed at Tokhouse at the end of December. Great location in a charming area of Tokyo, conveniently located close to the JR Yamanote line. House was beautiful, heated floors, heated toilet seat, what else could you ask for? All the amenities of a hotel, but with much more character. I was the first person to stay at Tokhouse after Richard opened and it was a godsend. I've been going to Tokyo off and on for more than three years and finding a place to stay is always a daunting task there. Generally you either pay an extremely high price for what you are getting or end up in a place that is very old. Tokhouse is neither. Tokhouse is newly renovated and the price is more than fair. As a bonus it is tucked away in a quite Japanese neighborhood and really gives you the experience of what it would be like if you were Japanese and lived there.
With its mixture of a quite setting and proximity to the Yamanote train station (only about 5 min walk) which is one of the most popular lines in Tokyo getting you to any of the major areas within 20min you really can't beat it.
I stayed there for three months and really got to know Richard and he was invaluable in showing me around and even took me on of the best bike rides I've ever been on all throughout Eastern Tokyo showing me a view of the city I would never have experienced on my own. If you are thinking to go to Tokyo, check out Tokhouse and I guarantee Richard will take care of you. -

Clean, comfortable house and well equipped. We really enjoyed shopping at the nearby Yanaka Ginza street and interacting with the friendly local shop owners. Great location, easy access to all other Tokyo attractions and only 30min to Narita airport via the Keisei line. Richard was a perfect host. Overall we had a very pleasant stay at Tokhouse.

Richard's Tokyo house was perfect for me, my husband, our 4 year old daughter, and my sister. We stayed for a week, and it couldn't have been easier. Took the train from Narita, and Richard was there to greet us with keys and all of the local info we needed. The house is close to the Yamanote JR Line, which made going around Tokyo super convenient. House itself is very cute, 2 storey (beds, loft and full bath upstairs, kitchen and Japanese bath/shower with clothes washer downstairs). It has WiFi. Neighborhood is quiet at night, a plus with a small kid. I'd go back in a heartbeat. The place could sleep up to 6, IMO.
