SingaporeCollects Money Upfront, Doesn't Honour Reservation. Avoid.
Left on 05/06/2013 for a stay in April 2013
Marika Mutsuki (?? ??) is dishonest. She will collect money upfront but not honour your reservation. Avoid.
On 9 Feb 2013, I made a deposit for both (1) a budget room and (2) a private one bedroom apartment for all of april 2013. On 15 Feb 2013, I paid the balance. Marika confirmed both payments arrived. A week before april, I e-mailed her with my exact arrival time. Marika replied "don't worry."
Upon my arrival on 1 apr 2013, Marika pressed me for more "deposit" money in cash. I asked to see the room and apartment first. She provided many changing excuses as to why I couldn't see either. Finally, she admitted she had rented both to other people for the remainder of the cherry blossom festival.
Marika asked to substitute an unequal, dirty, shared flat in a inconvenient location off the metro for 2 days, but then my family and I would be forced to go elsewhere for days before what I booked and paid Marika *6 weeks in advance* would be available (presumably).
Marika rented not just one -- but *two* -- properties that I had reserved to other people. This indicated it was not a mistake. It was instead a scam. It was fraud. After much discussion, she refunded what I paid (although not the transaction fees, which I lost) and she refused to compensate me for other money that I lost due to her action, too. Furthermore, I incurred increased expenses and had to spend much time to find alternate housing.
If nothing on Flipkey meets your needs, the Khaosan Tokyo Original hostel is good for a tight budget. For a brief stay, it's cheaper than Marika's budget rooms and better. I found the staff to be helpful and the location is excellent. If you have a bit more money, the aPa chain is nice, luxurious even, and can cost less than Marika's private one bedroom by the night if you book with Expedia. I spent a night in their akasaka location. For a longer stay, contact Ichii (Japt). Ichii agents were very kind and helpful to me.
I hope this is useful. Enjoy Tokyo! -

caDirty, Cold and Disgusting Rental in Japan
Left on 04/28/2013 for a stay in April 2013
We rented this place through Flipkey.com for 5 nights. What a mistake. Living conditions were deplorable. Besides the hair and other filth on the bedding, previous occupant's head hair and pubic hairs were scattered in and around the bathtub. The kitchen sink strainer was still full of food particles and hair. The heating and insulation was totally inadequate for the living space. There are no basic amenities such as soap, shampoo or paper towels. Dishes, cups and kitchen utensils were stored haphazardly, in unsanitary conditions under the sink. There are safety issues regarding the electrical extension cord connecting the refrigerator and floor heater, laying across the kitchen floor. We made reservations for a hotel and left the next morning, after sleeping in our clothes. Prior to our departure we discussed these issues with the owner Marika Mutsumi, who blamed us for being cold and was in denial about the filthy conditions. I posted a review on Flipkey.com I do have photos that document the above conditions. The small size of the photos on Flipkey.com prevented seeing the necessary details

London, United Kingdomgood location, but badly managed
Left on 04/23/2013 for a stay in April 2013
Sadly, I cannot recommend this place. Sadly, because the location is quite nice, and the house, if maintained, cleaned and equipped properly could be very nice.
But is is not.
Among the problems we had: Although I had booked for 5 days and paid the deposit accordingly I was told that I had to move out in another property for my last night.
Internet was not working n the last house, since Marika did not bother to let us know the key to the new wifi.
On our arrival day, we had no hot water:Marika did not tell us that there was a switch somewhere to start heating the water. The house was ,to say the least, not clean. The bahroom sink was blocked... And here is a list of things that you will not find in this house: user information booklet, kitchen towels, bread knife, rice cooker, coffee maker, dryer, TV, toaster, etc...
The second house , in which we had to move in, was not clean either.. To her credit, Marika did not charge us the usual cleaning fee,but I would have preferred to pay the cleaning fee, and stay in a clean house.
Marika seems to have too much on her hands, and it seems that managing all her properties would require some professianal help. -

Nice, FranceNul et accueil déguelasse
Left on 04/01/2013 for a stay in March 2013
Aucun accueil.
Response from Marika Mutsumi - 04/26/2013

There is a modem in the kitchen where the guests can connect internet. For the WiFi there is a password for it, it is informed if required. The guests haven't paid the departure cleaning fee, they left without paying. The wash machine is installed in the first floor of our office building.
They could simply asked whenever they wanted to use it, as it is free for everybody of our guests. The guest removed the futon bedding from another room to the kitchen. They should have returned the bedding to the original room. The trash was everywhere, not sorted out, they could simply put all burnable and inburnable separated into several plastic bags. What the guest has described is completely wrong. I was actually astonished to read what she wrote. The heater was prepared inside of the covered. They could simply asked me where the heater is located.
My office is located only ten second distance. I was wondering how come they didn't ask me anything. -

OregonGreat home base for part of our Tokyo visit
Left on 01/25/2013 for a stay in January 2013
My wife and two grown sons visited Tokyo for two weeks right after Christmas. We stayed with Marika just after the New Years for 6 days, and were very glad to have the space to stretch out. Prior to that, we stayed at a very small room in a guest house due to our last minute plans. (Note that if you do decide to visit Tokyo over that time, be aware that almost all hotels are booked, so make your reservations well in advance. Also most government and business facilities are closed during the week around New Years.)
Marika was very nice, and spoke very good English, so we had no problems communicating. She was also very prompt with emails, so communicating last minute plans and payments were no problem.
We met Marika at her dance studio which was just a short walk from the Yotsuya stations on the JR Chuo line (more on this later). Her directions were very good, and we had no troubles finding it. The vacation rental was just a couple of blocks away. It's the ground floor of a 2-story building. It was very clean and well kept. Since it was winter, and it was extremely cold, we had to use the auxiliary heater in the kitchen. The two bedrooms were very large and allowed room to stretch out. Note that the beds are futons on the floor, and the tables are also floor height. We were very glad to have experienced the traditional Japanese furnishings, but since we weren't accustomed to sitting on the floor for long periods, we very much appreciated the two chairs.
Some additional random thoughts: the wireless internet worked well and was fast. It allowed us to search details for our visit; the washer was very much appreciated, but there was no dryer; the fridge was full size, kitchen facilities good for tea and very light meals; a small microwave was provided; the garbage sorting is quite involved as with most of Japan; the hot water on demand means all four of us can take showers one after another without running out! There's a 7-Eleven between the rental and the train station so you can stock up on cash before you head out to sight seeing (If you're not aware, the atms in 7-Elevens are among the few that take foreign aTM cards). There was no TV (but we wouldn't have understood the programing anyways).
The location was not extremely close to any particular sight, but was central to most. The Chuo line (at the Yotsuya Station) is actually a very good way to quickly (especially the "rapid" trains) cut through the middle of Tokyo connecting to the Yamanote line that rings the city, and was only a few minutes to Shinjuku for the Western sights in one direction, and less than 10 minutes to the Tokyo Station for the Eastern and Northern sights in the other.
The neighborhood is extremely quiet, and you'd have no problems resting and recovering from your jet lag. However, there didn't appear to be too many restaurants and shops on the main streets. We did "discover" the busy side streets where the restaurants are one street over (to the north) of Shinjuku Dori. There are a few supermarkets in the areas with the closest one further north on Sotobori Dori.
Overall, we very much enjoyed our stay with Marika. The rental was clean, neat, and functional. The traditional furnishings very much added to our visit to Japan. The location was central to most sights, though there wasn't too much in the immediate neighborhood. And the cost was reasonable. -

hawaiiNice location for a quiet escape from the bustle of the city
Left on 06/21/2012 for a stay in June 2012
This cozy townhouse is in a good location to escape the bustle of the city. Yotsuya is an upper middle-class quiet suburb - no skyscrapers and we didn't notice any tourists. There are places to eat (but not much nightlife, if that is what you are looking for), and the subway station is a 5-10 minute (uphill) walk from the townhouse. The townhouse is cozy but adequate for a week or two. There is one small bedroom with a full-sized futon bed and what appears to be the livingroom area that is used as a second, larger bedroom. All doors in the townhouse with the exception of the front and watercloset doors are sliding doors. The kitchen is basic but sufficient for light cooking - a full-sized refrigerator, two burner stove and a tiny (and I mean tiny) broiler; no microwave, and a small table sufficient for maybe three people to dine at. There is a washing machine but no dryer installed as of our stay (although Marika had the dryer and plans to install it), so drying our laundry was a bit of a problem since it rained three of our 10 days stay. I would stay there again - it is a very nice, quiet residential neighborhood and Marika was very gracious.
