Helen is very friendly and accommodating.
We love Greenbank farmhouse, we have stayed once before. It is immaculately presented with everything you need.
It has great views of Blencathra from the windows at the back of the property and your close enough to the a66 to get to wherever you need to go, but its located in a nice tranquil spot so its lovely and peaceful.
We loved waking up to the lovely views and feeling like after being out all day walking, we could go back to a bit of luxury. Read more

perfect cottage for a family holiday

This lovely cottage is presented beautifully and provides a contemporary touch to a classical property. The owner has made every effort to ensure comfort and a touch of luxury and the views from the lounge across the pretty cottage garden are wonderfully relaxing.
Only minutes from the main route between Penrith and Keswick make it accessible and yet right on the edge of beautiful fells and the northern lakes. Definitely recommended. Read more

This cottage has everything you will need, it even has a dishwasher, the underfloor heating is so controllable throughout the cottage, it also has a large screen t.v. Not so important but a nice touch. The real reason we rented this cottage was the stunning location . We could'nt fault anything

When we arrived there were home made mince pies and a hand written note, a really lovely start to a fab week in a gorgeous cottage. The cottage was spacious whilst still being cosy and after a days walking to come home to the underfloor heating on your tired toes felt just right! It was very well equipped with even a handy slow cooker. The children adored feeding the cat and the binoculars to watch the many birds visiting the bird feeder was a lovely touch. This was definetly one of our best holidays and we hope to return very soon!!! Just wish it had facility for a sofa bed or a z bed so the children could bring a friend.

Cottage was in an ideal location for a walking holiday, well equipped and comfortable, ideal mix of cottage feel with modern facilities. Lots of hot water, and not problems.
Wi-fi signal too weak to work on any of 3 mobiles or a laptop. A welcome pack or some basic provisions to start with would have been very helpful. Towels are provided although website suggests that they are not. We even rang to check and therefore packed towels unnecessarily.
Would recommend this cottage, had a very pleasant holiday. Would definitely recommend the food in the Troutbeck Inn which was the nearest pub.

Service was great, the farmhouse is well located, very clean and we loved the underfloor heating in every room! The views were fantastic and we had a great holiday. We visited Ullswater, Honister Slate Mine, Grizedale Forest, Penrith, Dalmain Stately home and went walking on the fells.
Luxury after taking off your walking boots!

This accommodation is beautifully designed, furnished and looked after. Even the bedding is of top quality. The gardens are a delight as are the wide variety of garden birds and woodpecker who were regular visitors despite the friendly farm cat! The location is far away enough from the a66 to feel truly in the peaceful countryside but near enough for very easy access to Keswick and Penrith. The neighbouring activity centre didn't disturb the peace - only one day we heard the guns and off road vehicles which are not to our taste at all - but would be a further attraction to those wanting that type of adventure
Very pleasant stay

We had a very pleasant stay in September, slightly spoilt by the weather but we did have 2 nice days. It was my mothers 80th Birthday whilst we were there and she was extremely happy with her week with the family. If there was a down side to the property we found it difficult to have a walk straight from our front door. The path leading to Great Mell said it was private. It would be good to know if you were OK to walk here (as the views were great from the top!)
Over all we had a good week and we seemed to have everything we needed in the house.

A very well appointed and clean cottage nothing had been overlooked. Wonderful views and a quiet spot although only 5 mins from a66. The children enjoyed the responsibility of feeding Tabby the beautiful and healthy farm cat and if we were late she sat on the outside window ledge of the kitchen to remind us. The cottage was warm and welcoming when we arrived and what a good idea having a "Keysafe" rather than hunting round looking for a hidden key. We hope to come again.
Very comfortable accommodation

Greenbank farmhouse was located in a quiet spot by Lake District standards which we appreciated, finding Ullswater by far our preferred lake. We thoroughly enjoyed the trip around Ulsswater on a steamer with the energetic members of the party walking back to Glenridding from the first stop.
From the pictures we found the farmhouse smaller than we expected but it was very well kitted out with lovely bathrooms and kitchen
We did take exception to the very bossy house manual, obviously written when the owner was far too angry !
We regretted no face to face contact with the owner - a friendly phone call to check all was in order is surely not too much trouble. We also would have appreciated some flowers in the house and a welcome pack of some sort is generally the norm in a 5 star property?
a delightful country retreat near to main roads for days out

Lovely modern accomodation inside a delightful old farmhouse. The gardens were beautiful and created a lovely patio for sitting out and enjoying the scenery.

This really was a fabulous place to stay. Everything was top quality and in immaculate condition. The kitchen was perfectly equipped and a pleasure to be in!We felt so at home and very relaxed throughout our stay - it was just what we needed! The weather wasn't great, but it didn't matter at all. We went out, got wet and came back to this wonderful house. It is in a beautiful location, away from it all but easily accessible to so many places. We enjoyed an incredible lunch at the Gate, close to Penrith, which was recommended in a book full of information kept in the house. We would definitely return!
