Much better than a hotel room or an ordinary condo. This townhouse features a ground floor with an enclosed private courtyard, beautiful hardwood kitchen, spacious living room, and half bathroom. The second floor has two large bedrooms (king and queen beds), each with an en-suite bathroom plus a balcony. The top floor is a huge open air palapa (thatched roof) open air space. All living spaces have fans plus individual air conditioning. We are part of a 14 unit unique development with a lovely large pool, perimeter sec...urity wall and off street free parking. Our building has only four units. We are located on the southern edge of the town of Tulum and an easy walk to the many restaurants of the village and less than a ten minute drive to some of the best beaches on the planet --including the famous Mayan ruins of ancient Tulum.

Location: You will love Tulum. Although it is slowly going somewhat up-market, it still is the real Mexico. Just step off the main street to find all sorts of little shops. The people are friendly and helpful. There are many restaurants to suit every budget and they provide an easy alternative to preparing meals at home. Taxis range from about $3 inside the town limits to about $5 to $10 to the beaches. We have traveled to many countries and the Tulum beaches are some of the best we have ever encountered. Truly magical! In the town there are many, many Internet cafes for cheap email, and long distance calls home. We now have wireless internet at the home for your use. There is a good large supermarket a five minute drive away. The company we use rents cars on the Internet for about $25 a day with the required insurance included. Although not necessary, a car does make it easier to explore all the different beaches and ruins. We have private off-street parking.

Our Home in Tulum: You will find our home very comfortable and charming. You will enjoy Carolyn's paintings and our other art. We do have a TV/DVD but at the moment there is no cable service for T.V. available --so we enjoy good books rented movies, and conversation with our family and friends. We usually use the ceiling fans but air conditioning is available in the house as well. There are individual a/c units in the bedrooms and the downstairs living and kitchen area. All cooking utensils, and some basic cooking and baking needs are in the house. Towels, and linens are supplied. The kitchen is well equipped with everything you need--even a crock pot so you can have a meal ready after a day at the beach. We have good appliances in the kitchen and a washer and dryer behind cabinet doors. We now have cell based internet. Not fast--but good for emails. You will enjoy meeting our lovely Mexican caretakers who speak excellent English. They would be happy to prepare meals for your at very reasonable cost.

June 2012 update: We have just installed new tiled floors. Bright and clean! The pool has also been recently upgraded with new pumps and tiles. Full-time gardener looks after plants and flowers.

Beaches, Cenotes, Mayan culture: Most guests to this area come for the beaches, the cenote swimming, scuba diving, and the incredible history of the Mayans. The workers who built our little complex all spoke Mayan as their first language. There are many ruins nearby and even more within an hour or two of driving. We highly recommend a day trip to Coba and/or Merida, the old colonial capital of the Yucatan. You will will find lots of helpful notes in our guest book which is in the house. We are very happy to help you plan your vacation with hints and advice. We usually stay at our home for two or three months a year and love the area. Tulum is easy to get to from the Cancun airport with the new four-lane highway --either by rental car or public bus (about $15 per person each way). Additional Location Information

Easy walk to the downtown of Tulum but away from the busy streets. A short drive or taxi to the best beaches of Mexico. Great pool, friendly neighbours. Two bedrooms and two and a half bathrooms with a huge palapa on the third floor. Private and secure courtyard.

  My wife and I spent 2 weeks in this townhouse in Tulum. It was one of the best holidays we ever had!
  The townhouse is spacious, very clean and easily accessible. The beds are very comfortable and we appreciated the room we had - far better than any hotel.
  Although we were there in the hotter part of the year (Oct 2008) the air con and facilities meant we still had a great time. Tulum is a super little village. It is close to the beaches and the Mayan Ruins. The Cenotes are also something else! The people of Tulum are so friendly. Also it is perfectly safe. My wife and I would walk into town (only 10 minutes) and walk home after a delicious dinner in one of the many restaurants. And sooo cheap!
  Getting around is also very easy. You don't need a car as public transport is cheap and efficient.
  We took a 3 day trip to Merida - loved it. On the way home we stopped at the famous Chichen Itza ruins - a must see. Again we just used public transport.
  In the townhouse there is a file of the many places to visit and things to do. So very handy.
  Also we found the owners very friendly and easy to deal with.
  
  We have travelled all around the world, and rate this as one of the best, for a relaxing, affordable holiday and something a bit different.
