Friendly positive and helpful owners of the property made our stay a happy one. The accommodation was comfortable and the kitchen and laundry facilities more than adequate. The cottage set beside the river was a picture and we were lulled to sleep by the running water.
The worst part was having to return to our responsibilities and leave this tranquil world. -

My wife, myself and three dogs stayed in one of the cottages in late april, and have to say it was heavenly.
The cottage was comfortable, warm, cosy, and has just about absolutely everything a family could want for a week's getaway. The property is a patchwork of fenced paddocks, all neatly ringed by a nice flowing river.
Dogs can run for hours, and kids can too. If you are into trout fishing, the river is apparently really good for it.
If anything could be done to the place to make it even better, maybe there could be fences or cattle grates in between the three outer cottages, just to stop dogs going sniffing about to visit the neighbours. But if you are a responsible pet owner, you will be making sure your dogs are well behaved anyway.
Terrific place, great people, easy to get to, and fantastic surrounds. Go there once, and you will go back for sure. -

Stayed in the charming 1905 built rivers edge cottage...and could hear the water of the Goobarragandara River bubbling past my room each morning; what a start to the day!
There is self contained, and then there is self contained...this place had everything.
I mainly fished the nearby Tumut River-very reliable for Trout in autumn when flows are low, but often fish nearby Blowering Dam, Jounama and Talbingo. Elm Cottage is smack bang in the middle of all these iconic fisheries. Full fishing report at www.robpax.com and scroll down to May 15th 2013 blog.

This was our second visit to Elm Cottage and if possible this time was better than the last. (Maybe because I caught more fish this time!)
We stayed at Riverside Cottage this time and it is a superb little house with everything you could ever need (even Foxtel). Right beside the river with a terrific enclosed garden for the dog to run around, a wonderful verandah to see the sun rise & set with all the bird song and burbling river to ease away the stress of city living.
Deb & Dave are to be envied as they live here all the time!
If you are looking for a relaxing break, forget the yoga classes visit Elm Cottage it has it all.

Once again, we did not regret our second stay within such wonderful location and stunning landscape with Deb and David Seldon on their property. Beautiful surrounds and scenery and with lovely cottages top it off. We stayed in "Redgum Cottage" for 4 nights whilst our friends (whom we had convinced to come and join us, after our previous stay in Dec 2011) also chose "Bluegum cottage" ( our 2011 Cottage).
Our cottage "Redgum" exceeded our expectations, its size and comfort, perfect for chilling out and having down time. The covered verandah with its BBQ, table and chairs was our private outdoor room. Views of 180 degree across the bubbling, little river, onto the rolling hill, watching calves chase their mum, were views one could never tire off.
Would we stay there again - Absolutely !
Would we recommend Elm Cottages - Absolutely !
Is It truely a slice of Heaven - In our opinion - yes !
With the sun setting, it is like gold dust settling on the hills.
As I had previously wrote in 2011, sit back and enjoy. The cottage itself has your every need, bring only food, wine and a few plastic containers for your cheese and biscuits and you are set for a wonderful stay .It is nature at its best, The river, the hills, the trees ensure your experiences of sights and sounds are be rewarded with black cockatoos, pink galahs, kookaburras and blue wrens. Add the evening bunnies and further up the road the kangaroos, few horses, cows and sheep! You should by now reach the conclusion, this place is indeed magic!
A big thank you to Deb and David's committment to ensuring property and their cottages addressed all our needs and exceed our expectations.

We spent 3 nights at elm cottage and wish we had stayed longer. Deb said it is her slice of heaven and we agree and thank her for sharing it. Well worthy of the latest awards won Congratulations!
The cottage was fantastic, really comfortable and well equipped with beautiful views of the river and surrounding hills and valleys. The property is a testimate to the pride Deb and David put into it. Deb was great, the booking process made simple, the warm welcome, talks, advice and local knowledge offered were especially appreciated.
We choose elm cottage as it was pet-friendly, and it absolutely is. Our border collie had a great time running through the paddocks & along the river banks, swimming & trying to catch fish and was completely worn out at the end of each day.
We had planned to do a lot of sightseeing around the region, but could not tear ourselves away from the peace and tranquillity of the property and spent our days wandering around the river, enjoying meals and relaxing on the balcony listening to the sounds of the river and watching all the birdlife.
We highly recommend Elm Cottage and look forward to regular future stays ourselves.

There were 4 of us, and we had a wonderful relaxing time at Rivers Edge Cottage, which true to it's word was right by the river's edge. The cottage was spotless with a lovely deck overlooking a rose garden and the babbling river. We reckon the king sized bed was amongst the most comfortable we've slept on too. You really feel you're in the middle of the country having to negotiate cows and gates to get to the cottage but it all adds to the experience. Deb came to say hello and was friendly and informative about the local area.
It sleeps 7 but if you have that many bear in mind the 4th bedroom is actually on its own outside and separate to the property which is unusual but I guess lovely for those that want privacy. The lounge too might be a bit of squeeze for 7 and some may need to sit on dining room chairs, as the lounge furniture comfortably seats 4-5.
A lovely cottage in a lovely setting, and one that we'd happily go back to. A real place for chilling. -

We stayed 2 nights at the River Edge Cottage on our road trip from Sydney & Melbourne. Deborah and David were great hosts and the accommodation was fantastic beside the lovely Goobarragandra River. Our dog enjoyed it as well. Rosie had a a gated yard to run in. A great way to travel. We will go back back.

Elm Cottage is at the end of a picturesque drive over rivers and through undulating hill country. The gate held clear instructions for our progress to the cottage where we were to stay. The view from the cottage is gob smackingly beautiful. The serenity immediate. Deb, the owner, soon wandered over to make sure we had everything we needed and offer any advice we required before leaving us to the peace and quiet.
The cottages all overlook the river. Tables and chairs are thoughtfully provided by the river. Mowed tracks make it easy and safe to walk across the paddocks. We were joined the second day by friends for some fishing - 3 trout caught. We spent the day wandering the river, grazing when the urge struck, sleeping in the shade of a tree by the river, generally relaxing and forgetting the world.
We photographed the sunset from the balcony as we enjoyed our meal.
The cottage provided all amenities we required to self cater for the weekend. The bed was very comfortable.
We shall return.

There are plenty of nice farm-stays across australia. We found this one to be very over-priced comparatively. The highlight was the beautiful view from the balcony. Unfortunately we couldn’t enjoy it as we had tradesmen building fences right in our yard the whole time which was both noisy and destroyed all privacy (I believe the fences are to keep guests dogs contained). If you have animals then yes this would be a great place to stay I suppose but for this location and this price we were very disappointed. Other similar farmstays often include a little basket of welcome farm goodies, a fresh egg perhaps? This property did not even include a small container of milk in the fridge yet is nowhere near a shop. Little touches would go a long way here; we didn’t find it special at all and would not return.

Anyone heard of Murphy’s Law, when something goes wrong it all goes wrong. We are human and we do make mistakes, we did attempt to get this situation rectified. As explained to our guests the fencing tradesmen were long overdue (due in May) and anyone who resides in Regional Australia will attest that securing tradesmen is hard at the best of times, and you can’t miss the opportunity when they arrive, without notice But this is no excuse. Profuse apologies were made with offers of a form of recompense.

Hi Deb, We all had a wonderful three and a half days at your beautiful cottages. You must have put in an order for the best weather conditions as it couldn't have been better. The walks we did were really interesting and enjoyable and really enjoyed cuddling Lotto and Priscilla, they are absolutely delightful; for anyone else reading this, they are adorable sheep! The service was very good, and felt very personal as well. The cottage was perfectly acceptable with good heating and spa bath. The setting was lovely, hills and rivers, farm animals, fire wood all set out by the river for guests to use. The best bit, apart from marching the children up to the top of the nearest hill was getting to feed the lambs and cows. The children are still talking about it! The only negatives I would say are its very remote (which could be good or bad) and pretty pricey but we had such a magical stay, wonderful family time, it was worth it!

From the moment we arrived the kids and the dogs loved the space and the fresh air. We did a few day trips to Mt Selwyn and the Yarrangobilly Caves and didn't hesitate to leave the dogs as we knew the would be happy to play and explore all day. The kids loved the cows and the lambs as well as playing in the river and having a camp fire right at the door. We loved the peace and quiet with only the river noise at night. The cottage was very comfortable with everything you could require.

Idyllic location in the foothills of the valley, stunning vews from every direction, total relaxation, watching Merino sheep and cows frolicking in the fields, while galahs yellow tail cockatos and rosellas fly overhead.
Following the rivers edge to experience first hand last months devastation the now peaceful river had created, carving its way through the land. At dusk relax at Rivers Edge cottage, in comfy recliner chairs, crispy white cotton sheets immaculate accommodation and watch the sunset while barbequeing in the night air with a glass of vino, in wait for the possums, rabbits, wombats and tiny marsupials to appear. Read write be inspired.
Fully fenced area for our dog and foxtel for the teenagers, although rivers edge inspired them to read books and write and play their guitar, wonderful family holiday, Thank you Deb

We took the kids and the dog down to Elm Cottages and stayed in the Blue Gum Cottage. Wow, what a great weekend. Deb and David were so helpful from the moment we got there until the time we left. The property was beautiful and the kids had a fantastic time exploring the river, swimming and feeding the cows. The cottage was great and the view down to the river and over the hills was stunning.

My husband and I recently stayed at Elm Cottage and had a wonderful five days of complete rest and relaxation.
Approximately 15 minutes out of Tumut, tucked away in rolling hills and beautiful scenery, Elm Cottage sits on 62 acres of farmland bordered by the Goorabarranga River that winds it's way around the property, past all the cottages creating a perfect picture and a feeling of peace and tranquility.
Our cottage was lovely - luxury accommodation with everything we needed to make our stay so enjoyable.
My husband, who has difficulty walking, loved the fact that we could drive through the paddocks and even get down to the banks of the river - this was a real treat for him. Next time he is going to do some fishing.
A swim in the river is an absolute must - can't wait to do it all again.
Elm Cottage is "special" - a real experience that's hard to put into words and we are very much looking forward to our next stay. -

We booked quite late and decided to head to Tumut because we'd heard the area was lovely and we hope to avoid school holiday crowds. Tick on both accounts!
We stayed in the 3 br Rivergum cottage and it was perfect for us - one side of the cottage has 2br and a bathroom and the other a bedroom with ensuite. We were a family of four travelling with a close friend so the two 'wings' worked very well for us. Our two boys (3 and 5) had a ball mucking about outside the cottage and also playing in the river.
The cottage has everything you could want and is very comfortable but it is the location that is a standout. The outlook and the river are beautiful. We arrived to a sign on the gate telling us our cottage was open and ready which is lovely after a long drive and then Deb came and said hello and welcomed us. We happily took care of ourselves for the 5 days but she also came to say goodbye as we were packing up which was really nice.
We thoroughly enjoyed Yarangobilly Caves (about 70kms away) and our swim in the thermal pool there. The Sugar Pine Walk near Batlow was also lovely. If we head back to this area, we would be sure to stay at Elm Cottage again. -

We had a wonderful 3 days with our german shepherd. Went for long walks, had fun in Tumut and spent many restful hours listening to and watching the river. The large deck is perfect for drinks at sunset, BBQ evening meal and early morning breakfast

So accurately described as " a Slice of Heaven" . The cottages really do cater for your every need. We wandered down to the river below and it was wow!!! even a little sandy beach. The narrow width of the river with its bends, coupled with the sunlight streaming through the beautiful gums were indeed worthy of taking many photos. It is without a doubt the hosts David and Deb take pride in their property with safety first. David and Deb have provided wide, safe, mowed walking trails down from the cottages to the water's edge. Along the river there is a sweeping, large mowed area for that game of cricket, fishing or picnic on the table provided by the campfire. We so wished we could have stayed longer or preferrably lived there permanently! Within hours of arriving back in Sydney we were booking our next stay. All the cottages have wonderful views be it the river combined with the hills where the cows graze. Definitely bring your camera to this lovely property and capture the beauty of Tumut from rolling clouds, sunrises and sunsets where the water glistens through the trees. Sit back and relax, the BBQ and the outdoor setting on our private deck was a added bonus with a wine in hand, tongs in the other, the beauty before our eyes was breathtaking. Bring a book, the camera and the beer and wine for your are in " God's Country" a place so serene and tranquil I guarantee you will not want to leave. Next time we are bringing our swimmers and we may very well try floating over the river pebbles downstream on the inner tubes they provide. We stayed in the Blue Gum Cottage which was prefect for us! Our next booking is Redgum, with a different beautiful view of the river. We can't wait to go back!!!

We selected Elm Cottage for its dog-friendly reputation and only intended to stay overnight but enjoyed ourselves so much we stayed for 3 days.
Red Gum Cottage was so comfortable, well-equipped and decorated, the view of the Goobarragandra River from the huge deck so lovely and exploring the river banks so much fun we couldn't tear ourselves away. Our energetic young dog had a great time running through the cleared fields, sandy and rocky river banks and swimming in the river. The extensive fencing and gates meant we didn't have to worry about his safety.
This is one of those places where you can do a lot or not much at all and have a great time either way. The warm welcome and helpful advice and assistance offered by Deb and David was especially appreciated.

We stayed at Elm Cottage when we went to Mt Selwyn snowfields. Our experience was great. Deborah was fantastic. Anything you needed you just had to call. The views are amazing and the cottage is well equipped with everything you need. Would love to come and check it out in the summer time and tube down the river. Thanks.

We had a gorgeous peaceful time in our cottage by the river. The setting was amazing, and the sky at night was so clear and starry, we felt very much part of the milky way! The cottage was exactly what we needed, spacious, comfortable and the beds were heavenly. We enjoyed exploring Tumut and the Snowy Mountains - and came home recharged and refreshed!

This is the second time we stayed at Elm Cottage. The location is beautiful, with plenty of opportunities to get back in touch with nature. The cottage itself is clean and self-sufficient, and with the town not 15 minutes away, is very conveniently located. The kids had a great time playing in the nearby stream and running about in the vast open spaces. All in all, a great place to relax and unwind, and take your mind off your busy city life!

We were very warmly welcomed by Deb and nothing was a bother. We sourced dvd's from her library, the local butcher for the bbq and which pub in Tumut for dinner. Deb organised the tubes for the river which was an absolute hit with our teenage son and us too.
The accommodation is very comfortable, the deck is very inivitng for a glass or two before dinner and the bedrooms are luxurious. The property is tranquil and quite beautiful with the river bordering the property. Lovely picnic spots and easy walking.
We loved our time there and absolutelty recommend the property. Thankyou again Deb .

What a great place to stay! Canoeing, fishing, walking, cycling or just relaxing. You can find it all at, or within a short distance of Elm Cottage. My holiday was focused on cycling and I was not let down. Tumut State forrest is great fun for single track mountain biking with flowing trails - and some fairly technical short trails. Enough to keep the adventourous mountain biker happy. Also, should you wish to travel a little further there are some great bicycle tracks about 1 hour away at Kosciuscko National Park. Deb and Dave a great hosts and the view from the cottages is just awesome! I wish I stayed longer...

We arrived out of the blue after talking to the folks at the visitor imformation centre in Tumut. Debbie was very talkative & friendly as we negotiated a price for a three night stay. We very much enjoyed our stay in the blue gum cottage & around the surrounding area. The adjacent river was running & the sound was very relaxing as was spending hours on the outside deck watching the bird life with our biniculars. If we ever return to this area in the future, we will definately look in to stopping here again.

We have stayed frequently at Elm throughout the last five years, and since the first phone call to the last check out have always experienced excellent service, wonderfully luxurious accommodation, peaceful holidays and a host of activities to take part in. We regard it as a haven, our family come together and return to basics, enjoying walks, board games and being together without the distraction of mobile phones, texting, computer games, boyfriends, school or work. Deb and Dave have shown us nothing but 7 star service, nothing is too much trouble, even a bottle of coke at 8pm!, and have become extended family. We have seen them extend this level of hospitality to all those who arrive, and cannot fault their dedication to ensuring a 'good time is had by all'. I thought that it was a very good experience. The cottages were clean and had everything in them that was needed and as advertised. Well positioned near the river.
I think that as these are being marketed to a large degree to fishermen that there could be a lot more info provided, with maps, about the fishing in the district and how to get there info about the rivers and dams. -

our time spent at Elm Cottage was fantastic. Our cottage was very comfortable and to stand on the deck and look out at all the cows, sheep and the variety of birds everywhere was fantastic. Nights were blissfully quiet and there was lots to see i.e. Snow Mountain Scheme.
