The house is situated in a lush green area of Umbria close to Assisi, between M.Subasio and Colfiorito Nature Reserves.
There are approximately 5 hectares of private grounds enclosed by fencing, a swimming pool, and a relaxation area and children's play area at the foot of ancient oak trees.
The house (five apartments, all with private entrance) is very well looked after, comfortable and quiet.
On the ground floor there is a spacious apartment: "Buddleja" 180 sqm. It comprises a living room with sofas (one sofa-bed), fireplace, TV, kitchen, dining area and bathroom, three bedrooms with bathroom inside.

BY ROAD:
From Florence take the A1 motorway (Autostrada del Sole) towards Rome and exit at the Valdichiana tollgate. Proceed along the slip road, following the signs for Perugia, as far as Ponte San Giovanni, where you take the E45 motorway towards Cesena. After approximately 2 km, in the village of Collestrada, turn right to take the 4‑lane motorway and follow the signs for Assisi, as far as Foligno (188 km, journey time 2 hours 12 minutes).
From Rome take the A1 motorway (Autostrada del Sole) towards Florence (Firenze) and exit at the Orte tollgate. Take the 4‑lane motorway, following the signs for Terni‑Spoleto as far as Foligno (168 km, journey time 2 hours 18 minutes).
From the A14 motorway (Autostrada Adriatica), exit at Cesena and take the E45 motorway towards Rome. After approximately 30 km, turn to the right, following the sign for Perugia. When you get to Collestrada (about 2 km before Ponte San Giovanni), turn right to take the 4‑lane motorway and follow the signs for Assisi as far as Foligno (18 km, journey time 2 hours 16 minutes).
At Foligno take the SS3 Flaminia road towards Fano‑Nocera Umbra and after approximately 12 km exit at Valtopina. Drive through Valtopina and after approximately 1.2 km, in the village of Ponte Rio, turn right and follow the signs for Giove. After about 800 m, turn right and carry on towards Giove, About 50 m along this road you will find the main entrance gate to Cerqua Rosara Residence (14 km, journey time 15 minutes).
BY RAIL:
To Foligno Railway Station. Foligno is easily reached by train, being on the main lines from Florence, Rome and Ancona.
From Foligno proceed to Valtopina by local train, bus, taxi or hire car (cars available for hire direct from Foligno Railway Station).

La struttura è pulita, molto calda ed accogliente. è circondata da un immenso giardino verde recintato e ha anche una piscina che purtroppo non era ancora possibile usare viste le giornate fredde. è comoda per visitare i dintorni (Assisi e Spello a 15 minuti di macchina, Gubbio e Perugia a 45 minuti di auto e per passeggiate naturalistiche nel Parco del Subasio). Il proprietario Gianni è molto disponibile e gentile con gli ospiti. Lo raccomandiamo assolutamente e lo prenderemo sicuramente in considerazione per futuri viaggi in Umbria

If your future travel plans will include Umbria, I heartily recommend the Cerqua Rosara Residence. Our apartment five minutes drive from the small town of Valtopina was fabulous; for we had a luxurious suite of rooms that was only three years old and well-appointed indeed. But the real highlight for us was the incredible hospitality shown us by our hosts Rosalba and Gianni. They provided us with every assistance possible - one evening we roasted a chicken together in a wood-fired oven designed and built by Gianni in the b&b; portion of the facility. In my view, the food in Umbria is much better than in Tuscany and the wines, while not as spectacular as their Tuscan cousins, offer very good value for the money. Our meal with Gianni and Rosalba ended with the local equivalent of ice wine, red not white, and smooth as silk. The grapes are left on the vines to sun dry then, harvested in January after having sat under the winter's snow. The concentration of sugar and flavour is incredible! Located in the north of Umbria, Valtopina is a convenient place to enjoy the peace and quiet of the Umbmbrian countryside but having easy access to Perugia, Assisi, Folignio, Gubbio, and Spoleto. And Cerqua Rosara Residence is the place to stay.

We visited in early March with our one year old daughter. We arrived on a very chilly day and Gianni (the owner) had a fire going in our fireplace when we arrived! We immediately felt at home. He had a baby cot and bedding all ready for our daughter. Gianni made sure that we had everything we needed to be comfortable. He took us into town and introduced us to two restaurant owners. He even got a grocery store open for us after hours.
During our stay, he cooked dinner for us with his wife and mother-in-law. What a treat! We wouldn't hesitate to recommend Cerqua Rosara Residence to friends and family. It was definitely a highlight of our trip! -

Everything is spotless, brand new, well thought out and tastefully done - all the comforts of home. We'll go back again and are looking forward to it already! -

The Cerqua Rosara Residence is a beautiful, comfortable oasis in the heart of Umbria. We greatly enjoyed the peaceful setting and picture-perfect surroundings. Assisi, Perugia and other wonderful sights are very close and accessible. The owner, Gianni, was very warm, helpful and courteous - a true host. Our suite was also spotlessly clean and complete with full amenities (including a personal laundry!). This hotel was a great discovery and we definitely plan to return there in the future.
