A really charming mezzanine apartment with terrace - light, spacious and perfect for two, away from the tourist throngs yet only a few minutes to the Accademia Academy of Fine Arts and the Accademia Bridge leading towards St. Mark’s Square via the scenic Campo Santo Stefano.
The apartment is elegant and very comfortable and on the top floor reached by lift. ALL VIEWS ON VENICE RATES, IRRESPECTIVE OF LENGTH OF STAY, ARE FULLY INCLUSIVE OF ALL UTILITIES* - gas, electricity, bed linen, towels, final cleaning, welcome on arrival and check-in up until 7.30 p.m.** are all included, as are air-conditioning and internet access if available at your chosen apartment. And while the Venice Tourist Tax*** is an extra on bookings made on or after 8th May '13, there are NO HIDDEN CHARGES.
Rentals of over 7 nights also include a weekly bed linen and towel change during your stay.
* Telephone charges, where applicable, are extra.
**Arrivals between 7.30 p.m. and midnight incur a late arrival fee of €50, payable in cash upon arrival.
*** Introduced by the City of Venice Council on stays at hotels, b&b;, campsites, apartment rentals etc., this per night/per person tax is levied on the first 5 consecutive nights of a client’s stay in Venice and is payable to your Views on Venice representative in cash (euros) upon arrival at the apartment.
The Rental Deposit (40% of the rental) will be debited from your credit card when you finalise your booking with us, while the balance will be debited by you through our credit card payment gateway at least 20 days prior to your arrival. Note that if paying by bank transfer, an extra €20 administrative fee will be charged to each transaction (i.e. deposit and final payment). Click here for further details regarding payment.
The Security Deposit (the amount specified alongside the apartment rate) is required against any breakage or damages to the apartment or to its furniture and equipment caused by the client during the rental period. This is payable to Views on Venice upon presentation of your credit card upon arrival at the apartment prior to occupancy.
Credit card details will be automatically recorded and subsequently cancelled by Views on Venice on the day of departure should no breakage or damages to the apartment or its furniture and equipment have occurred during the rental period.

My husband and I have visited Venice for numerous short visits - we had lived in Europe for many years - and decided to take an apartment for the first time when we would be visiting for 2 weeks. We chose Ca' Accademia 2 because of the location and the reviews were positive. It is indeed in a quiet corner behind the Pensione accademia, with a view over the neighboring buildings with the Campanile and the tilted tower of San Stefano in the distance. It was all easy to arrange with Views on Venice - truly professionals - and the apartment itself was even better (and bigger) than we expected. I appreciated that someone before us had left oil and vinegar and a few other condiments, and we left the next guests this plus dishwasher and washing machine tabs. The best part staying here was cooking all our meals 'at home' rather than eating out. The small counter oven was more than adequate and the stove was a gas stove, which I appreciated. I missed wifi at first, but the lack of internet connection become a plus in the end - my chance to truly unplug and relax! We were able to do laundry several times which make packing light very easy. Having a dishwasher made washing up easy as well. Just a note, all the shelves and some of the drawers in the apartment are filled with Italian movie videos and the TV only carries Italian stations. Our time was spent on long walks through the sestieri of Venice, visiting the many churches, or visiting the islands in the Lagoon. After only a few days we felt we had found our second home.

My husband and I stayed at the Ca' Accademia 2 in mid September and loved this apartment. The staff was extremely helpful and accommodating. The apartment was spacious and large, perfect for 2 people. It was very quiet other than the numerous church bells that go off around Venice at all times of the day. :) We loved having our own kitchen and balcony to eat breakfast from and relax. Having a large closet was wonderful for unpacking and getting situated, and having a washer was very convenient during the middle of our 12 day trip. We far preferred having this apartment than a hotel.
The location could not have been better - it is close enough to everything but not in the midst of the tourists. We enjoyed eating in the Dorsoduro area and exploring that side of the island. One thing we hadnt anticipated is that there are mosquitos closer to the water so we were glad to have an apartment higher up rather than on a canal at the ground level. There are not a lot of gardens in Venice so we appreciated seeing the beautiful gardens below from the terrace.
A thing to note for us travellers: the property does not have wi fi access but they can provide a wireless SIM card. Our us Ipad does not allow for the sim card they provided so not sure if that is a us thing or not.
We would recommend this apartment for anyone going to Venice. We were so glad we werent staying near St Mark's square. -

This lovely apartment is just across the academia Bridge in the Dursoduro area. It is only a stones throw from all the major sites in Venice yet away from the tourist throngs. The people at Views on Venice were incredibly helpful and attentive during our stay. Highly recommended for anyone fit enough to navigate the spiral stairs to the bedroom!

This apartment was perfect for my husband nd for me as we love the Dorsoduro area of Venice.
The apartment itself was spacious for 2..it has a terrific balcony/terrace with annice view of the Pension accademia garden and has a very useful motorized awning for shade.
The bed is up a slightly shaky spiral staircase and I have to say that I found the mattress too hard. My husband, however, didn't find it too hard at all.
The bathroom has a toilet, sink and shower. There was a nice sized walkin closet and what appeared to be an air conditioning unit( we didn't need it in april).
The kitchen was fine, as we ate out really for all meals. There was no oven. The apartment is well located and was really very nice.
The apartment was clean, and the staff meeting us were prompt and friendly. They do not have the ability to connect Macs or iPads, however, for an extra charge one can get a stick to connect a PC to the Internet.
Being on a higher floor (5th I think - elevator in building), means there are no mosquitoes, which is hugely important.
I would stay there again. -

The apartment was a really great home from home. We will come back. We highly appreciated that a staff member of Views on Venice brought us fresh coffee, milk and biscuits - as all shops were closed when we arrived. It is located perfectly near accademia and all you need is just around the corner(s)

We were met at the vaporetto stop by the charming Views on Venice representative who took us to the apartment and showed us how everything worked. She was able to advise us on what was happening in Venice, supermarket location and transport options.
Ca La acadamia is well located close to 2 vaporetto stops and easy walking distance to St Marks square.
The accommodation allows self contained cooking facilities with stove and refrigerator, plenty of crockery, cutlery, glasses, etc. A small terrace allows sunny outdoor breakfasts overlooking a neighboring garden.
The loft bedroom may be a challenge for older guests as you must negotiate a spiral stair to get to the bathroom.
In all we enjoyed a very comfortable stay in a quiet but convenient location.Response from Views on Venice - 11/17/2011

The Location of Ca' Accademia 2 was fantastic; short walk to everywhere, beside vaparetto stop, quiet block. A/C was crucial and never gave up! Decent balcony. Staff very helpfull. Would go back for sure.

The arrival in Venice went like clockwork with the water taxi (arranged by Views on Venice) timed perfectly to take us from the airport to Dorsoduro. The greeting by Rachele (VOV) was punctual, most cordial and efficient; everything in the apartment was fully explained and all our questions answered.
The apartment was a delight with a most charming balcony view over a fine garden below. Everything was comfortable and good quality. The situation could not have been better. So close to the accademia Bridge that crossing to San Marco took only a minute and yet one still enjoyed the peace of Dorsoduro. The super-market was only minutes away and many other interesting small businesses.
The thing we loved most about the apartment was the delightful terrace view across the Sestiere. Were I to suggest an improvement it would be to have a narrow folding bed in the dressing room for more privacy if not staying there as a couple. Taken altogether we had a truly lovely week and thank VOV for their excellent care. This is the third time I have used them and shall do again. First Class! A spacious apartment, well furnished and equipped, with a lovely sunny balcony which was wonderful for alfresco breakfasts and lunches. The kitchen is pretty small but has all mod cons. Very close to the Grand Canal and the major sites of Venice but very quiet and secluded.

a beautiful week in spring, sun, also a little bit rain, teh very interesting campo s. margherita nerby with all we needed. Not to talk about the many swifts, they afoolowed our days from early in the morning until late in the evenings. We can very much imagine to have another stay there!!

The apartment was so much nicer than even it looked on the website (the photos just don't do it justice). We absolutely loved the views from the terrace, and the spaciousness of the whole set of rooms. The bed was very comfortable, and we were never disturbed by noise from outside. It was ideally placed for so many cosy restaurants and bars - although we were happy to eat at home several times, and even cooked dinner for visitors at one point. We loved the place, and plan to return there as soon as we can!
The only very slight niggles were (1) the shower water supply was very weak, (2) the air conditioning unit was stuck on one setting and (3) it was initially a bit tricky meeting up with our contact: the message about our changed (earlier) arrival time had obviously not got through to her from the emails that had been exchanged, and some waiting around was involved. However, she was lovely when we did finally meet and could not have been more helpful. -

This is a super, spacious one bedroom flat with wonderful views and an
excellent location. We felt very relaxed and at home there and enjoyed sitting
out on the small rooftop terrace.
The flat was let down by the bathroom . We could not have a shower because
there was not enough hot water coming from the boiler. Your plumber who
looked at it said that the boiler was "sporca" It would have been nice to have
had a curtain at the window. Other small problems were the TV reception was
very poor and impossible to watch. Kitchen facilities a bit limited with no
microwave or cooker, only the hot plates working.
In spite of this we loved our stay there and hope to stay there again soon.. -

Our favourite part of Venice is the Dorsoduro - lots of good restaurants, but also a taste of the "real" Venice as you mingle with Venetians, shopping and eating where they like to. Ca' Accademia 2 is a wonderful apartment, (actually with a lift!) situated
on the top floor with a terrace and loft bedroom, both of which provide excellent views. It's a home away from from home, with all the conveniences and comforts - it's even better than the photos.
Views on Venice staff were courteous and helpful -
(especially when we couldn't get the washing machine to work - it had simply been accidentally unplugged!) -

VOV gave me superb service online and then in person when Irene met me at the vaporetto and walked me to the apartment. She left me with info about the city, transportation, and events happening. I loved the apartment--it was quiet, very clean, cozy, with a lovely terrace and wonderful views of the Venice rooftops. The kitchen had all the amenities, and the washing machine came in handy. The bed was very comfortable, and when the weather turned unseasonably hot and humid, the air conditioner was a lifesaver for those few days. I couldn't have asked for a better experience. It is a beautiful apartment, and I recommend it highly to everyone.
