A memorable apartment with an astonishing 'altana' roof terrace, enviably situated on the top floor of the 15th Century Palazzo Mocenigo 'Ca' Vecchia' on the Grand Canal - the oldest palazzo within the legendary family of ancient Venetian palaces along this stretch collectively known as 'Palazzo Mocenigo' and sharing its prestigious canal side setting with its 'next door neighbour' property, the one-time Venetian bolthole of 'mad, bad and dangerous to know' British romantic poet and literary figure, Lord Byron (1788-1824). A rare opportunity to experience the endless pleasures of Venice from one of the most distinguished and hauntingly atmosp...heric locations in the entire city.

Expertly renovated with great finesse and a quiet patrician elegance, Ca' Del Mercante offers air-conditioning throughout and accommodates up to five guests in comfort on the third floor, served by lift. It comprises a large and wonderfully bright and airy L-shaped main sitting/ dining room with no fewer than five windows over the Grand Canal offering superb vistas of such well-known Venetian landmarks as the Church of the Frari, the 'Traghetto' at San Toma, Ca' Foscari and so much more besides. The room's warm, highly polished wooden flooring and ample sofas welcome guests to the comforts of home after an action-packed day of sightseeing or a fun-filled diary of social engagements, while stylish touches such as gilded antique mirrors, oriental rugs, graceful wall sconces and exquisite period furniture uphold the wonderful over-riding aura of restrained good taste.

The dining area is furnished with seating for six (pictures coming soon) while the relatively simple yet fully-fitted kitchen is well-equipped with everything necessary for easy self-catering.

There are two highly appealing bedrooms on this level - a very comfortable master bedroom overlooking the Grand Canal and with a double bed (this can be made into twins - simply ask when booking) and an up-to-date en suite bathroom with bathtub and shower over, plus a second bedroom also with fabulous Grand Canal views and a very romantic antique 'French' size bed offering plenty of room for one. Also on this floor are two further bathrooms, one with a bathtub and the other with a shower and a washing machine for added convenience.

A wooden staircase leads up to the third bedroom - a snug and peaceful 'top of the house' retreat with a characterful twin beds which can also be made into a double (please ask when booking) and from which a further very short wooden staircase allows guests access to what must be one of the most wonderful and highly-prized features of the entire property - an amazing 'altana' roof terrace with breathtaking views to capture the imagination at every turn, drawing the eye from the Campanile at St.Mark's to the Teatro La Fenice, from the tilting tower of Santo Stefano to the domes of Santa Maria Della Salute and from the atrium of Palazzo Grassi to San Polo, over partial glimpses of the Grand Canal.

A 'top tier' property - and in more ways than one, offering great comfort, superb views and a truly memorable Venetian experience within the august surroundings of one of Venice's most notable addresses.

Close to Campo Santo Stefano, the Accademia Bridge/ Academy of Fine Arts and less than two minutes walk to the Palazzo Grassi Museum of Modern Art in an exclusive area known for its antique shops and galleries.

Everyday needs are met by a grocery/ delicatessen, wine shop, restaurants, wine bars and cafes, while two nearby vaporetto stops (San Samuele - Line 2 and Sant' Angelo - Line 1) and two 'Traghetto' services allow for easy travel around the city (the latter ferrying passengers by gondola across the Grand Canal - one service operating between San Samuele to Ca' Rezzonico and the Museum of 18th Century Art in the district of Dorsoduro and the other operating between Calle Del Tragheto near Sant' Angelo and San Toma in the district of San Polo).*

Moments to the gallery of interior designer Chiarastella Cattana - a discreetly sophisticated showroom of fine and distinctively woven textiles and furnishings and, for scent-lovers, steps away from the Venice outlet of the famous Florentine ‘Officina Profumo Farmaceutica di Santa Maria Novella’ – one of the oldest pharmacies in the world and one time fragrance maker to Catherine de’ Medici.

ALL VIEWS ON VENICE RATES, IRRESPECTIVE OF LENGTH OF STAY, ARE FULLY INCLUSIVE OF ALL UTILITIES* - gas, electricity, bed linen, towels, final cleaning, welcome on arrival and check-in up until 7.30 p.m.** are all included, as are air-conditioning and internet access if available at your chosen apartment. And while the Venice Tourist Tax*** is an extra on bookings made on or after 8th May '13, there are NO HIDDEN CHARGES.

Rentals of over 7 nights also include a weekly bed linen and towel change during your stay.

* Telephone charges, where applicable, are extra.
**Arrivals between 7.30 p.m. and midnight incur a late arrival fee of €50, payable in cash upon arrival.
*** Introduced by the City of Venice Council on stays at hotels, b&b;, campsites, apartment rentals etc., this per night/per person tax is levied on the first 5 consecutive nights of a client’s stay in Venice and is payable to your Views on Venice representative in cash (euros) upon arrival at the apartment.

The Rental Deposit (40% of the rental) will be debited from your credit card when you finalise your booking with us, while the balance will be debited by you through our credit card payment gateway at least 20 days prior to your arrival. The Security Deposit (the amount specified alongside the apartment rate) is required against any breakage or damages to the apartment or to its furniture and equipment caused by the client during the rental period. This is payable to Views on Venice upon presentation of your credit card upon arrival at the apartment prior to occupancy.
Credit card details will be automatically recorded and subsequently cancelled by Views on Venice on the day of departure should no breakage or damages to the apartment or its furniture and equipment have occurred during the rental period.

  We have been clients of Views on Venice for the past 8 years and find the entire staff to be helpful and most efficient.
  Requirements asked for before arrival are always in place, questions answered promptly .
  This apartment takes your breath away when you first enter it ! A massive sitting and dining area with 5 huge windows overlooking the Grand Canal. I would have only 2 unfavourable comments : the kitchen is very small and fridge rather small for food for 5 adults and the upper bedroom has a steep wooden staircase leading to it - this could prove a problem with anyone with mobility issues.
  The location at San Samuele vaporetto stop is ideal for going anywhere for sightseeing, and the area has a lovely 'feel' to it - not as touristy as some spots.
  There are ample shops for food - essentials and delicacies. We found a very tempting
  Pasticceria just off the Santo Stefano square. Excellent places to eat both snacks and full meals plus delicious ice cream in the square!
  We simply love Venice and just have to return every year. The apartment is the icing on the cake!

  We were very apprehensive, as we had never heard of 'Views on Venice' before and this was the first time we booked a stay on-line. Our agent Rachele, met us at our stop, showed us around the apartment and the local area, and made many suggestions on sites and eating establishments. We can't say enough about how personable and helpful she was. The apartment was beautiful and very comfortable, as well as, being nicely situated with ease of access to everything.

  Wonderful apartment at the heart of Venice

  The apartment was spacious and comfortable with everything needed for cooking in. The decor is lovely and the windows all open onto the Grand Canal. Every morning we started the day by hanging out of the window watching the canal come to life. Then having breakfast on the roof terrace, looking over the roofs of Venice. Rachele was very welcoming. She met us at the vaporetto and we got prompt and helpful responses to our queries. The location is very central and convenient for walking or taking the vaporetto all over Venice. Self catering allowed us the brilliant experience of shopping at the Rialto Market. Freshest fish ever. All in all perfect

  Spacious apartment in superb situation

  Very cosy in freezing February weather, very easy to find, and the situation gives an absorbing spectacle of water traffic on Grand Canal. Our arrival and departure were managed in a very friendly professional way. The excellent little grocery store round the corner sells milk - very important for me. We took the water taxi arranged by Views on Venice from the airport, and even as the 78 year-old grandmother, within 25 minutes, I was being gently and safely heaved out at San Samuele.
  Walking around- and getting lost in - the little streets of Venice - is a pleasure, but we got vaporetto passes which served us well.

  Great apartment and Location -- but hot!

  This is a beautiful apartment in a great location. There is ample space, and it has great views. The kitchen is very nice. It's really in a great location to get to the major locations quickly -- this is a real plus. It's not in the center of the tourist locations which we appreciated. There's a great grocery just down from the apartment.
  
  There were some major drawbacks. The beds in most of the rooms are shot. I travel over 50% of the time, I've had a "variety" of beds, and these were painful.
  
  We were also disappointed in the advertised "air conditioning." I travel a lot in Europe, and I'm not expecting the overly air conditioned expectations of most americans. My only expectation was that it "take the edge off" of what can be very warm days in the middle of July. It never did. I did ask Views on Venice about this for 2 days -- they sent something and nothing changed. There was no compressor engaging, and, as Venice can be in the middle of July, it was very hot and humid. After the last night, we all agreed it impacted our stay. Views on Venice was very nice, they had their rep make sure that the aC was working, but nothing ever changed. If your there in a cooler month -- it's not an issue.

  Many thanks for the review of your recent stay at Ca' Del Mercante on the Grand Canal - I'm delighted you thought it a beautiful apartment and enjoyed its location but am sorry to read your points regarding the beds and the air conditioning.
  Regarding the beds (one of which is an antique), I'm sure you'll agree that bed comfort is very much a subjective matter and I'm sorry that you found them uncomfortable - we will take a closer look at their mattresses immediately with a view to replacing them if needs be.
  Regarding the air conditioning, we would always encourage our guests to report any dissatisfaction with any aspect of an apartment at the earliest possible stage during their stay so that we may be given the opportunity to rectify any issue as soon as possible. In the case of your stay, our records indicate that you advised our office of the situation regarding the air conditioning on the Friday and that we immediately contacted a technician. Unfortunately, due to the high demand in Venice in general for such technical assistance during the busy summer period coupled with the fact that the weekend lay ahead, it wasn't possible for a technician to visit until the Monday - the day you left the apartment. In the interim and in an attempt to sort things out during that weekend, one of our representatives visited the apartment (liaising with a technician by phone) but, alas, to no avail.
  While I appreciate this comes too late to be of any help to yourselves, I would like to take this opportunity to offer my sincere apologies for the situation at the time and to reassure future guests that the air conditioning is now functioning so allowing for a comfortable stay during the warmer months as well as in cooler months when, as you point out, air conditioning is less of an issue. In addition, I very much hope that this experience won't deter you from staying with us again at some stage in the future when you can be assured of our utmost care, attention and Views on Venice at its best.

  We had a great time at Ca del Mercante. Centrally located, very close to the vaporeto stop. Near exquisite restaurants. Tastefully decorated. Nice neighbours. Quiet. With a view of the grand canal. The best of everything. I would come back again.

  We'd used Views on Venice for rental propery before and once again I was impressed with their service and professionalism. And they still have the best properties in Venice to choose from! Apartment had a great position and was tastefully decorated. The arrival/key collection and departure went smoothly too.
