The location is absolutely perfect, half way from the Rialto Bridge and the
San Marco Square, the public Gondola crossing the Grand Canal to San Marco
and the Vaporetto stop are by the Palace.
You can walk all over the commercial area of Rialto with the famous fish
and vegetable market, the main sights of Venice like the Frari Church or the
Scuola di San Rocco, are all within a few minutes.
Palazzo Tiepoletto is in the residential area of Venice, where you'll find
the true "Venetians" and their life-style. As you go out you have local restaurants, small "Trattorias", typical Wineries and shops.

Our first trip to Venice and we alighted on anna's apartment after staying in her equally wonderful home near Fano on the adriatic. We arrived by water taxi at the private landing stage which was an experience in itself. Lucia, the lovely lady who looks after the place, opened the massive 500 year old water door and we seemed to travel back in time to an age of trade and power. The overriding feeling staying here was that, albeit just for a few days, we were Venetians rather than just two amongst the hoards of tourists. To emphasise that point, I was standing at the window one morning watching activity on the Grand Canal (you tend to do that a lot) when a boat load of tourists went by all furiously taking pictures of me!
The apartment itself is wonderful although those who like their Radissons and Marriotts might think it a bit quirky. Antique furniture, some lovely touches and a feeling of peace and calm.Very well equipped with all you need including a bottle of chilled Prosecco. Charming courtyard at the rear and then out in to to the maze of alleys with good restaurants within 2 minutes walk. Anna gave us two very good mid priced recommendations. We had a very high tide whilst we were there. Part of the central, marble hallway quietly flooded as it obviously has done for hundreds of years (the apartment doesn't!). When it receded it left cuttlefish bones and seaweed as evidence. Its actually worth checking the tides as the landing stage was covered (easily done on the internet). In the unlikely event you did arrive during a high tide, you would simply be dropped off at the nearby Vaporetto stop.
If you really want to experience Venice and get a feeling for its 1000 year history before it became a bit of a living museum, this is the place for you. We will definitely be back.Response from Anna Passi - 04/29/2013

This palazzo was a fantastic place for our stay in Venice. Loved the location and being able to sit and have breakfast on our own jetty watching the antics on the canal.
Well appointed and situated very close to shops and restaurants.
Would stay here again in an instant. -

We really enjoyed our stay at the Palazzo and would stay there again. It is right on the Grand Canal which is very romantic, especially in the evening. I loved waking up every morning and watching the early morning boat activity on the water--it's fascinating to watch "rush hour" and see everything for the island being delivered by boat. The rooms and furnishings are lovely and very comfortable for two couples or a family. As mentioned, access to the second bedroom is through the first bedroom, however, curtains around the bed offer some degree of privacy. We didn't have a chance to use the kitchen, however, it was very well equipped with everything you might need if you decide to eat in. Be sure to let anna know in advance what time you plan to arrive so her associate, Lucia, can plan to meet you at the nearby vaporetto stop--you'll need help to find the Palazzo the first time. I apologize to anna and Lucia because I forgot to let them know our arrival time and Lucia was waiting all day for us. We had a little difficulty communicating with Lucia since she doesn't speak English, however it all worked out well. I highly recommend Palazzo Tiepoletto!

This small apartment is right on the canal. I have been to Venice many times and loved the experience given by this particular accomodation. Easy to get too from the airport(water taxi), easy to access the vaporetto as an everyday commuter and slightly away from the madding crowds...perfect.
The owner and her staff who met us could not have been more helpful and quick to respond to emails and questions on arrival. Fantastic experience. -

From the first contact with anna, we knew this was going to be an amazing experience. The efficiency with which she answered our queries was admirable. When we arrived in Venice her representative met us at the San Toma Vaporetto stop, escorted us to the apartment, explained everything and left us to our dream! The location is fantastic; and as described right on the Grand Canal with two windows overlooking the Canal itself and its own landing if you choose to come by water taxi. Prior to arriving, the only thing we had a slight concern with was the fact that you needed to walk through one bedroom to get to the other. This in fact was not a problem at all; the bed in the first bedroom had a curtain all the way around it, so there were no privacy concerns at all. The two bathrooms were perfect and the washer/dryer was fantastic. From the fully equipped kitchen, large dining table and chairs and sitting room, we felt we could live like the Venetians. Markets and restaurants were all close by and we would highly recommend this apartment to anyone staying in Venice. It is far better than any hotel could be. Thank you anna.

Great location with fantastic walk to Rialto Bridge. Vaporetta handy for ferring around canals. Get a day pass at St Marco ferry terminal.Excellent Trattoria da Ignazio, 2 minutes away towards Rialto. Beautiful internal garden and authentic menu. At Palazzo Tiepoletto sitting on private jetty at sunset with a glass of Pinot Grigio and antipasto was just magic. Bonus was a free trip to Murano Island glass factory. At St Marco ferry terminal look out for the guy with a free ticket to ride on those magnificent 9m power speed boats. Normally 120 euro per hour, this is a great way to see Venetian glassware. Look for the boats first. We loved it.

The apartment met our family needs perfectly. Staying at anna's apartment was the perfect compliment to our awesome trip to Venice and Italy.

Safe well kept apartment on the canal. close to all attractions. very close to the vaporetti stop for those coming with luggage. My kids felt the rooms were a little small compared to other areas in Italy!!. We were allowed to chk in early(left baggage) as the former gusts had not chkd out(12pm). Gps on the phone would be helpful to navigate the lanes. The wifi connection is provided. we did not use it, but I did see some tourist using the phone/touch pad to navigate the streets.We had a great stay. Thanx.

The apartment is superbly situation with dress circle views of the Grand Canal.It is well appointed in true Venetian style. It is located close to local shops, bars, ristorantes and a short walk to the Rialto Bridge and San Marco square. It has everything you need to make your stay truly memorable. I had a wonderful time with my husband at the apt. Tiepoletto, on the Grand Canal of Venice with the view to die for! The apt. has 2 large windows overlooking one of the best parts of the Grand Canal, right next door, is the famous Palazzo Pisani-Moretta where alot of special events/formal balls are taken place and you might even get a glimpse of some beautiful Venetian costumes (as the people arrive by water taxi + gondola's) with their welcoming music on the special platform just outside your windows! I highly recommend this treat to stay there for a special occasion like anniversary and birthday.

It was a wonderful holiday! Very large and comfortable apartment, she has the best location. We feel at home. Nice view from the window at the water, and the window is a gondola. The apartment had everything you need to live as citizens of Venice.

Our stay here for 3 nights was a honeymoon gift. The best part was going to the markets and cook and eat in your own place and being able to experience life as a local for a few days...magical! Apartment is located on the magical grand canal, is clean provides everything for a homely stay!!

This was our 6th visit in 5 years and was as wonderful as ever. The location is truly spectacular and we had a wonderful time with friends new to Venice. I cannot think of a better place to stay. You have a feeling of living like a local as it is in the heart of a vibrant local community wth local shops, bars and ristorante. It is also very close to the vapoetto and traghetto, is 10 mins walk from the Rialto and 5 from the Scuola Grande. Perfect.

I've wanted to go to Venice for years and finally made it there this summer. Being in Venice was like a dream but, staying at anna's apartment made it exceptional. You literally feel like you're in a movie. The house is directly on the Grand Canal so you get to experience the breathtaking views from the living area. The location was perfect - walking distance to all the sites. We had previously stayed at anna's villa in Fano so, I knew it would be nicely furnished and comfortable. My only regret was that we only stayed 3 nights. I highly recommend staying here and absolutely look forward to returning.

This apartment in Venice is in a lovely quiet area only moments from the nearest Vaporetto stop. The only distraction being the hypnotic activity on the canal as the boats pass your window endlessly.
Tastefully and comfortably furnished this place is perfect for 4 people who want a Venice break. -
