A completely new apartment situated on the fourth floor with a breathtaking view enjoyed from the large terrace furnished with table and deckchair where you can relax yourself admiring Venice. Panoramic apartment has a large double bedroom with high ceiling, wood floor and beams, a bright livingroom that give access to the terrace, kitchen and bathroom with shower.

The apartment is situated closed to San Pantalon and to Campo S. Margherita. This is a very nice quarter, near Accademia galleries and ca' Rezzonico Museum. Very famous for the restaurants, the pubs, the shops and the supermarkets.

We had a fabulous time staying at Panormic for 4 nights in June. The location is wonderful - in Dorsoduro very near Santa Margherita Square and San Barnaba Square - lots of restuarants and bars very close and far enough away from the super-touristy area of San Marco. The apartment itself was just what we needed - it was more than enough space for my husband and I - much more than we would get paying the same amount for a hotel room in this area.
Our favorite part of the apartment was definitely the terrace overlooking the rooftops of Dorsoduro and watching the massive cruise ships come in. We had wine and cheese on that balcony every evening before heading out to dinner. The only drawback to having such a wonderful balcony is that the apartment is on the 4th floor or a building with no elevators (as elevators are not very common in Venice). The steps were a bit steep in parts, so getting our bags up and down the stairs was probably my least favorite part of the trip - but well worth it in my opinion.
A few specifics - we never had any issues with the hot water during our stay and the air conditioning worked wonderful - which was very important as it was extremely hot during a few days of our stay. The only few issues we had were that the tv in the apartment didn't work when we got there - we called a few times and it took a few days for them to come out and fix it - apparently we needed to "re-search" for all the channels pretty much every time we turned it on. The keys to the front door and the apartment are a little difficult - I recommend having the person who brings you to the apartment demonstrate the best way to use the key (we actually broke one off in the lock late one evening - I recommend always having both sets of keys with you just in case!). However, those were just minor things - overall I would definitely recommend this apartment for those looking to really enjoy their time in Venice! -

Only good points are good location, close to a vaperetto (water taxi) stop and amazing terrace.
The negative points are, the girl from the agency did meet us on time at the specified location but the check in was awful, really rushed with no help whatsoever as to where our actual location was. We were not even given street name, map or anything. Very rude attitude, just barked orders at us e.g put the bin bags out at 8am each morning (not the night before or you'll be fined) etc
also, be warned you have to climb about 4-5 floors of steep stairs (no lift) with your cases. Not easy and no help offered.
Be careful if you're thinking of booking for 4. There is only 1 bedroom and then a sofa-bed in lounge (bathroom however is off the lounge so people sleeping on sofa-bed will get disturbed by bathroom visits in the night from people in the bedroom). The apartment was clean but very basic, no kettle, ironing board and very limited in terms of kitchen crockery, utensils, equipment etc There is a gas hob so if you're happy with a bowl of pasta should be ok (if you can find a bowl !!!)
No curtains on some of the windows so woken very early by sunshine on your face. Dvd did not work (there was no scart lead to connect it). We had no hot water for 2 out of 3 days of our stay. When we complained to the agency veniceapartment.com they were rude, argumentative and not really bothered. Such a contrast from the emails I had pre-booking the apartment which were very friendly and helpful but once booking was made that all changed !!!Response from Veniceapartment.com - 05/11/2012

I'm very very disappointed and sorry in what you say. I'm the girl who met you and accompanied you to the apartment Panoramic. The meeting was in time I can assure you and when you arrive if you remember I took a photo to [---] in the taxi. When we arrived in front of the door of the apartment I gave you information about the counters of light and then I went upstairs to open the door and shutters, after that I also helped you with luggages, even if it was not part of my job and it is very clear on our website that the apartment is on the 4th floor without lift. When we are arrived in the apartment I explained you some rules that must be respected in Venice!! I wrote you also the address and I gave you all information about supermarket, waterbus stop nearest by the apartment. Regarding the equipment of the kitchen could contact us in time as the problem of hot water that has been told to our agency only the day of your departure.

The apartment called 'Panoramic' is aptly named. It's really above the rooftops of this beautiful city. Not only does one have a great view of the entire western part of the 'sestierei' Dorsoduro, San Polo and Santa Croce, but windows on each side of the apartment make it possible to see the rest of the city. The walk up the stairs is a bit of an effort, but worth it, once in the apartment. It's filled with light, and although minimally furnished, it is done with taste and comfort in mind.
It's a great place for cooking, as the kitchen is large and has a wonderful range. Supplied with sufficient pots and pans, it is easy to cook and eat at home. A small fridge is just fine, and although there is no dishwasher, it does have the convenient dish drain concealed in the cupboard above the sink. The location of the apartment makes it possible to shop at the nearby 'Punto' supermarket on the Piazza Santa Margherita, and bring back local specialties to enjoy at home.
The bedroom is lovely, and again, has lots of light, particularly welcome through the skylight above the bed. There is ample room for clothes, and the bed good, the lights thoughtful placed for reading. The bathroom is also nicely appointed. However, a note to those travelers used to or requiring lots of water pressure at home: the pressure is very limited because it's on the top floor. That makes for a very slow and thin shower, but for a week, one can adjust. It's an easy place to be, probably best for a couple or perhaps extended family members, who would use the fold-out bed in the living room.
All in all, our best memories of the apartment were of the deck, and the views from all the windows. From the kitchen one can glimpse the Campanile at San Marco, and of course all the other bell towers. The San Pantalon and Frari campanile towers dot the beautiful city scape, a reminder the view from this modern deck is special and recent, a view not possible when the city was constructed.
