This first-floor flat is very well illuminated through a generous three large windows giving views over the tranquil Sensa canal. Enjoy the sight of a few small boats puttering down the canal - your viewpoint is of a peaceful, laid-back (yet lived-in) area of Venice, perfect for relaxation.
The sitting room has two of these canal view windows. It is equipped with seating for five, including a comfortable high-quality sofabed. There is a dining table that can fold or expand to seat the five people for which the flat is kitted out.
We have three properties on this site. You can... find them by following links on my "owner" page, or just search for "Casa Tre Archi" and "Casa Battello" to see the other two. You will see that among Venice rentals we have some of the best reputations on this site for quality of fit-out and customer service. If you email us about dates at one property, and it is already booked, we will always let you know if either of the other two is available.
The kitchen is beautifully fitted and has oven, gas burner hob, microwave, fridge freezer and washing machine. It has a preparation table/breakfast bar to supplement the worktops running down two sides. It is equipped with a practical and extensive selection of cooking equipment so that you can make great use of the produce Venice and its region have to offer. And there is a dishwasher so that you don't have to wash up afterwards!
The flat has two comfortable bedrooms. One is equipped with a king-sized double bed. The other has twin beds that lock together as one king. Both are illuminated from the calle that runs alongside them. The calle is a dead end leading to a canal, therefore undisturbed at night. Your bedlinen and towels are included in the rental price.
The bathroom has a spacious shower, toilet and washbasin. Its window gives you a view of the spire of the nearby Madonna dell’Orto church.
Our properties were highlighted in the 2010 Rough Guide to Venice and the Veneto: "meticulously maintained ... remarkably good value ... and the owners could not be more helpful."
They were also recommended in the 2006 "Frommer's Italy" guide - "good value" and "wonderfully renovated". Other noteworthy mentions: "Insider's Guide to Venice" (Daily Telegraph, February 2011); "five best private rentals in Venice" (Condé Nast Traveller, September 2005); "Five best: Venetian rentals" (Independent, February 2006).
We have operated vacation rentals in Venice for 11 years and have learned all the little touches that equip a flat to make the holiday a success: wifi internet access, air conditioning, a phone line, iron and ironing board, users’ guide and local tips for shops and restaurants. We always supply five pairs of wellington boots to help you deal with the odd Venetian high tide. The flat has a tried and tested library of fascinating books that can satisfy your every curiosity about Venice — not just guidebooks, but books ranging from Venice’s history to its art, architecture, food, literary associations, novels about the city and even books covering the geography and fauna of the lagoon.
The flat, which measures about 70m2, is decorated in a pleasing contemporary Italian style — warm, rather than sterile or zany — and on the walls you will find a variety of prints and photos reflecting a "silk road" theme. (The local area around the flat is rich with associations of Venice's trading links to the far East.)
The flat is in the beautiful sestiere of Cannaregio. It is well located for shops, restaurants and not far from the main routes to all the tourist attractions of Venice - but you will find its location very peaceful and secluded.
Cleaning fee - if you stay four nights or fewer | $119 per stay
Fee to cover credit/debit card and currency transfer | $37 per stay
Tourist tax - we collect on behalf of the city of Venice | $15 per day
Additional notes from the owner
Our minimum rental from September 2014 onwards is seven nights; from now to September, two nights.
You can pay via Flipkey/TripAdvisor or via a highly secure credit card payment page on our own website.
If you stay for four nights or fewer, a cleaning/changeover fee of £70 is due, and we will request a single payment to keep current transfer and transaction costs low (this single payment will also be requested for all bookings where the total rental required is under $1000, even if they are for more than four nights). Your payment is protected by the Flipkey cancellation policy - see the terms for details.
If you pay via Flipkey/TripAdvisor, the £70 fee and the single payment are automatically built into the invoicing mechanism. If you are staying for five nights or longer / your total rental is more than $1000, I will re-issue the Flipkey invoice with the cleaning cost removed and the cost split into two payments.

The owners are incredibly helpful in all ways relating to booking the flat and the information on Venice. The flat is very well equipped for self catering, in a quiet area but with excellent restaurants and bars within easy walking distance. The whole experience could not be faulted

Received excellent service from the owners and appreciated the two sets of keys and the wellies. It is located in a beautiful area and we found access to bakeries, supermarkets and restaurants ideal. The kitchen was superbly equipped and the apartment clean and comfortable. Our son and his wife found the twins made up as double very comfortable although there was a shortage of pillows for those wanting two as 5 of us used the apartment the first half of the week. When our two sons arrived they found they couldn't use the wardrobe when the twins were made up so one slept in the lounge. Everything else worked fine for us. Read more
It's probably worth clarifying that the flat is equipped for five, including linen and towels, and there was a miscommunication/misunderstanding about the fact that your party was sleeping more than five people simultaneously in the flat later in the week. (We recommend that five is the maximum number of people who can comfortably stay in the flat, but visitors are welcome to take their own decisions about the odd night where there is an extra person.) Obviously these things will crop up and we do our best to help as soon as we are alerted to them; in this case we sent our local man round to supply the extra bed linen, before the extra visitors arrived.
We are very pleased that none of this detracted from your overall appreciation of the property - thank you for the kind comments

I think this our 5th winter visit chez Jonathan and alasdair, which says volumes, but the first time in this flat.Position is wonderful,on a dreamy sleepy canal.
My husband is a boat geek, he delighted in the small boatyard opposite,we had to watch small craft coming for repairs and being expertly winched in.Its all very local but only 5 mins from the bustle of the Strada Nova.Excellent local bakers, fish and veg markets for supplies at Guglie a 10 min walk.
The flat is has an excellent kitchen very well fitted, windows overlooking the canal, beds are super comfortable ,everything has been thought of,even to providing wellies just in case.
Its easly accessible from the airport via the vaporetto, the Madoona Del Orto first stop,it should take about 30 mins but this time, on returning Sunday morning, a very new boat driven by a "Montelbano"look alike you could mop up the testosterone! driven like a ferrari made it in 12 mins, quite made our holiday.I love venetian watching, to the dogessas in their expensive fur coats, the dogs very big and very small all fashionably coated, everybody does things with such style.
Favourite new place,a bar just up the street called Paradise Lost for us paradise found on Saturday night, full of young locals,a great long table full of venetian delights. My italian is basic I found a charming young man who told me it cost 10 euros for a big plate and a glass of local wine,he also said you had to "go outside the city to find such places" a good 10 mins walk I presume?
Yes, we will be back .
Casa della Sensa, a truly special flat that gave an added sparkl

We spent a week at Casa della Sensa over New Year with two of our teenage girls and couldn't have had a better start to 2014. The flat is superbly equipped with every home comfort from the heating that took the chill off January days to an extensive library of Venice themed guides and books, games and jigsaw puzzles, and lots of cupboard space and comfortable beds. Best of all was the lists of suggestions for where to eat, the best local and speciality shops, and the owners' top 10 things to do in Venice - we didn't find a dud recommendation and it led us into squares, shops and sights we would have struggled to find for ourselves.
The kitchen is extensively kitted out with all the equipment needed for all but the most ambitious of cooks. Based on one of alasdair and Jonathan's suggestions we visited the fabulous fish markets for provisions and cooked up a five course meal for New Year's Eve, before setting off for midnight in St Mark's Square.
Casa Della Sensa's location is unbeatable, you are minutes from one the main routes through Venice but you turn off the busy tourist thoroughfare and within seconds you are in a completely different world of quiet canals and friendly local shops, including a bakery that made breakfast foraging a treat each morning. There is a strong sense that you are part of a genuine neighbourhood, surrounded by Venetians going about daily life.
The windows in the sitting room and kitchen of the flat look straight onto the canal and I loved sitting with a cup of coffee in the morning and watching the canal come to life.
We had a celebratory birthday lunch with friends at Osteria L'Orto Dei Mori, one of the recommended restaurants, located about 1 mins walk from the flat, and it had to be one of the best lunches ever.
We left Venice, resolving to come back, a week just gave us time to scratch the surface, and when we do Casa Della Sensa will definitely be top of our list of places to stay.
Happy Christmas Family
A blissful Christmas in Venice thanks to Casa della Sensa!

Extremely satisfied with stay in Casa della Sensa this Christmas. We learned to know and love the quiet Cannaregio neighbourhood from the Ghetto to the west to the Strada Nuova/Rialto to the east ... plus made multiple forays into all Venice's other sestieres. You can shop at the excellent markets and shops the flat's owners recommend and cook fabulous meals in the wellequipped kitchen for a fraction of the cost of eating out.. We do also recommend spending your money on meals at Gam Gam restaurant in the Ghetto Nuovo though, plus at the Ca' Pessaro museum and its cafe, 10 mins' from the flat, after a short 2 Euro gondola ride! Christmas seems a particularly good time to come... tourists are fewer and the Nativity scenes in churches and even shop windows range from lavish to home-made and heartfelt. Unforgettable times.

We found that all that was advertised and more was found in this lovely spacious, fitted out and furnished to the highest specification. We wanted for nothing down to guide books and maps. What a pleasure to stay in such a spotless and well-maintained flat, easy to find with clear directions and well-situated in Canreggio.

Casa della Sensa lived well up to the expectations gleaned from the comprehensive and useful details provided in advance by Jonathan/Alasdair. Very well equipped and in an ideal location, enabling us to enjoy local shopping and bars and restaurants whilst using nearby vaporettos to access all the tourist venues we wanted to see. Were able to escape the crowds and return to a very privileged haven of peace in the flat in Cannaregio.

Casa della Sensa makes a great base. Canareggio is lovely, very liveable, and walking into the busier parts was easy: next time I come back to Venice I'll stay there again if I can. It's also a great location for boats out to the other islands and the airport. The flat's well-equipped and well looked after. Having the keys in advance is wonderful if you are arriving late and all the information provided beforehand is brilliantly clear. If only all rentals were this thoughtfully managed. Great and varied collection of books about Venice. Be aware it's not a big flat, and space may feel limited, especially if you end up using the sofa bed much. We were three adults and 2 children of 6 - and we were pushing its capacity a bit. That said, we managed fine and it functioned extremely well for us as a base for days out. Read more
Thank you Lucy. We are delighted you had such a good stay and would recommend to others. Just to clarify for other guests who may be wondering about the exact dimensions, the apartment is about 72 square metres or 775 square feet. We believe this is an average/decent size for a two-bedroom apartment; but we agree on the key point; we always say to visitors five is the maximum number the flat can sleep comfortably, especially with just the one bathroom. It's also worth noting the maggazzino downstairs is about 10 square metres or about 107 square feet. This isn't living space by any means, but it is somewhere you can store suitcases and dry washing during your stay, which eases the upstairs living space.

A great apartment - in a peaceful spot far enough away from the Venice crowds to relax but close to all amenities (restaurants, bakery, supermarket, etc). Alasdair and Jonathon are great hosts from the initial email contact through to even providing postage to return the keys!! Casa della Sensa has everything you could possibly need to enjoy your holiday in this wonderful city.

This is the a chance to see the gentler, less frenetic face of Venice. Take lazy strolls, follow the smell of baking bread, taste a few wines from tap at the little supermarket across the bridge and smile with the locals at the sound of children playing.
Follow Jonathan's instructions to find the fabulous eateries and if you get lost, you'll stumble across a few on your own. Truly an idyllic experience.
PS You might wonder where all the tourists have gone... I found them on my fourth day, crammed in St Mark's Square and fighting for elbow room.

We liked the location on a quiet canal and the view from the front windows. The area is quiet and peaceful, yet with plenty of more or less authentic restaurants. A vaporetto stop at the Canal Grande is at a 10 min. walk.
Bathroom and bedding are good, as are the kitchen, which we actally only used for breakfast, and the living room. With 31 Celsius outside the aC was welcome.
Owners manage the apartment from the UK and do so remarkably well. They prepared good, if a bit lengthy, documentation of the house, the area and Venice.
In short: excellent!

We stayed for 2 weeks at Casa Della Sensa, after traveling for a month. The apartment was a perfect stop for us as it was very clean and Johnathan and alisdair had put so much preperation into considering what we might need. The location is off the main tourist track so quiet at night and tranquil throughout the day, plus you get to watch people using the canal as they work. It is very easy to go anywhere either by walking or the vaperetto, and is very close to wonderful restaurants and bakeries and the like.
A real plus was communication. Any concerns we had prior were met with a very prompt email response. Receiving their map of how to eat in and out with the keys helped us feel prepared. The house guide book meant we could operate the dish and clothes washer with no problems.
Others have described the great kitchen. The bookcase was a complete treat for us, with everything Venetian from classics to cookbooks and unusual guidebooks. There are even children's books.
There were 4 of us, and the place never felt cramped, just light and comfortable. We highly recommend this apartment.

This is a great flat to stay in. Close enough to everything, but in a quiet area. Well set up and comfortable. I'll definitely go again.
The only downside is that you're expected to clean up and say what's needed (eg loo paper), for the next guests. This clearly doesn't always happen as we had to buy more loo paper. Read more
Thanks for the feedback Danny. A couple of guests have commented that our cleaning lady has been a bit frugal with the loo paper, so we will ask her to leave more out. This kind of information is very valuable to us as we are always seeking to improve what we do.
We really liked your pictures, thank you for posting these here and on Facebook.
Just to avoid any misunderstanding if other prospective guests are reading this, we don't ask guests to clean the flat. A full clean and change of bedlinen is of course included in the price you pay.
We do however ask guests, before they leave, to throw away rubbish and perishable food, put dirty plates in the dishwasher, and put any books they've read back in the bookcase. We believe this strikes a reasonable balance between the cleaner's responsibilities and those of the guests.

The Casa delle Sensa is located at a safe distance from the main (and very crowded) tourist thoroughfares of Venice, but still within easy walking or sailing distance of the centre. So the location is ideal, and the neighbourhood is alive since actual residents of Venice live here, and the surroundings are absolutely Venetian with canals, embankments, etc. Food shops and local restaurants nearby (see pamphlet in the flat for recommendations). The flat, including the kitchen, is very well equipped. And the organization by the owners (booking of the flat, directions as to finding it upon arrival, guide to local area shopping and restaurants, etc.) is very professional indeed. So highest marks and recommendations,

Excellent joining instructions and pages of notes about local shops, resaurants, essential places to visit and how to use the flat which is very well equipped and furnished. Although situated in a quiet, less touristy part of the city, it is close to useful shops, good restaurants, bars and vaporetto stops - one stop to the airport. We love Venice and now find it hard to decide whether we prefer Casa Tre archi or Casa della Sensa. What a dilemma!

Very easy to find, comfortable, well equipped and easy walking to everything in Venice. Great guide books and helpful advice provided for local amenities and restaurants. Very generous with free wifi, honour system for landline and no dragons at the door nor breakage deposit. Thoroughly enjoyable time though could have done without the plastic covered mattress.

My partner & I went for my 40th Birthday to Venice & we stayed at Casa della Sensa. The hardest part was to leave after the week. The excellent kitchen enable us to cook all kind of fantastic meals with the fabulous fresh product from the fish markets. Also as it was carnival week we were very glad that Casa della Sensa was in a quiet location so we could take part in the carnival but also could have some downtime.
I would stay there again!

I believe I was the second person to stay in Casa della Sensa after its complete renovation. Although in such situation one could expect minor inconveniences, my one-week stay was not affected by them. The kitchen was fully equipped (the dishwasher was installed during my stay without any disturbance), the broadband worked fine, the bathroom with a shower was nice and clean. The entire flat was clean and comfortable - exactly in accordance with the owners' description - with many other things I did not expect to find (including nice photos taken by Jonathan on his various trips to different countries, an entire library of guidebooks, books on Italian art, history, an Italian dictionary, cook books, a lot of plates, wine glasses, cutlery to try those recipes and enjoy them with a large group of friends!), and which made my holiday very special. Besides, staying in a flat other than in a hotel gave me a pleasant feeling of living like a real Venetian and I was sorry I couldn't stay longer. The flat owners, Jonathan and alasdair, are passionate travellers, very attentive to detail and concerned about their guests' comfort - they do everything to make you feel at home (and even better). Just make sure you read those instructions before you travel and while you are there, they are truly important!
feeling at home in Venice
Left on 10/10/2011 for a stay in October 2011 | Chris
We have enjoyed every trip to Venice over the years but there is no doubt that the sheer expense of eating and staying in the city can take the edge off the experience. Staying at Casa della Sensa feels like living just as you might at home as part of a friendly neighbourhood yet within easy reach of many of Venice's greatest sights, churches and museums.
We were the second party to stay here since the flat was fully refurbished. We found the owners could not have been more considerate of our wishes. Making the arrangements to stay via website and email could not have been easier.
The standard of furnishing and equipment, especially in the beautiful kitchen, is excellent. The owners' attention to detail means that there is advice on every aspect of the flat, from getting in through the front door to finding a source of fresh bread on a Sunday. The selection of books in the living room caters for the devoted shopper, the avid museum visitor and the urban historian alike.
Advice in the 'user's guide' on local restaurants, shops and markets provides a useful basis for exploration of the streets around, which in one direction take you past lead-nosed Signor Rioba to Tintoretto's workshop, offering art classes and work for sale, and in the other past a commercial boatyard busy servicing the hospital's ambulance launches. Bars are well used by local residents and more relaxed as well as cheaper than those closer to the Grand Canal.
If you are in Venice to see the Biennale then the quiet streets around the flat afford an effective and painless re-entry to normal life in an extraordinary city.

Casa della Sensa was very well located in a lovely quiet area of Venice, close both to the lagoon and a relatively short walk to Rialto. There are a variety of restaurants and food shops nearby.
The apartment was very comfortable, the kitchen well equipped. There was an inspiring 'Library' about Venice, ranging from cook books through to a variety of current guide books, and seminal works. The
British based owners were extremely helpful, and provided clear communication at all times. We look forward to returning.
