We arrived at the agreed time, there was no one to greet us, we could not contact them by phone. When the person arrived an hour late and let us in we had to leave as the place was not ready (this was at 4:30 pm). There were dead flies and many live mosquitoes throughout. The furniture was falling apart; one person caught the leg of her pant on a nail sticking out from one of the "valuable antiques". If there was air conditioning I did not see it. Neither did I see the safe. The garden was a small space but the vegetation seemed to be entirely weeds.
The only good thing I can say about it is that it was quiet and in a good location.

Dear mr. Stone, Thanks for your feedback. However, we disagree with the scoring you give to your stay. We have reviewed in detail your comments with our service lady, and here is our input. 1. Our service lady tells us you arrived one hour earlier than expected. It is therefore understandable that the house was not perfectly ready. 2. Air conditioning. There are three a/c splits across the apartment, all with remote controls. We are sorry if you did not see them. 2. The safe is obviously hidden. Had you requested, the service lady would have shown you its location and use. 3. Flies and mosquitoes are unfortunately part of venice especially in this season. We do our best to keep the house extremely clean and all rooms are equipped with anti mosquito devices. 4. Our family furniture is dating back to the 18th century and is fragile and needs special attention. This is clearly indicated in our website. Fyi, We have fixed the unfortunate nail back into the furniture. Speaking about furniture, it seems like you broke a wooden piece of the bed, and you did not report this at check out. 5. The size of the garden is clearly visible from the photos on the website. Our apartment is a true venitian house, part of our family heritage and has pleased many Guests who greatly appreciate it, especially for this. We are sorry that you did not fit this profile. Our family of six adults enjoyed this apartment during our week's stay. Warmly and efficiently greeted upon our early morning arrival from the U.S., we found transportation from the airport easy by water taxi, which dropped us off just steps from the apartment. The vaporetto stop is also close by.
The location is perfect. It is away from the tourist bustle, yet a comfortable walk to St. Mark's square and all the tourist sites. The vaporetto is also convenient to tourist highlights, although we most often chose to walk to them in order to discover Venice's often hidden magic.
The apartment itself is beautifully furnished, the kitchen is modern and well equipped, and the bathrooms modern and stocked with amenities. Beds are comfortable. The small garden at the entrance and the other small and private garden add to the apartment's charm. The desk is stocked with helpful tour guides and written suggestions from the owner.
There is a supermarket nearby, but most often we chose to take the vaporetto to the old fish market, which also has stalls for fruit, vegetables, meat, and chicken, etc. It is delightfully colorful and the quality is high. There is also a farmer's market and small food shops in nearby Campo Margherita. -

We truly enjoyed every minute of our stay in this wonderful apartment in Venice. The apartment is very well equipped, elegantly furnished in a perfect location with quiet and picturesque surroundings. The garden was a delightful addition to an already perfect stay.

The location of the flat was ideal & generally well equipped.
It was spacious enough for our group (6 adults) to be very comfortable. (The extra 3 would have to be small - ish children.) The garden was a particular pleasure.
The only minor problems were sorted out.
Only criticism is that as it was so hot we should have had good electric fans supplied or full air conditioning. Also mosquito mesh on all windows as bugs were a problem so we could not keep windows open. -

6 personnes: 4 jeunes, et 2 adultes, avec au programme l'exploration de la ville (chacun son rythme), des désirs et des expériences différentes, quelques rendez-vous et sorties "en groupe" et donc le plaisir d'être «à la maison» à raconter sa journée autour du dîner, au frais, dans le jardin avant de ressortir déguster une dernière Gelati ... D'autant que la maison correspondait à toutes nos attentes: spacieuse, bien décorée, bien équipée et climatisée!
