The apartment is a great location. San Marco was pretty busy when we were there so it was nice to step out of the really busy street into a quiet courtyard and apartment. Veronica was lovely and helpful. She even let us know of nice restaurants to eat at. This apartment was comfortable and had air con, we were happy!

Veronica made getting to Venice and checking in a breeze. She met us right as we got off of the boat and took us straight to the apartment. That was really nice because getting lost in Venice is very easy and not fun when you have your luggage. The place was pretty nice with a decent kitchen and living space. The bed is very firm and if you like that you'll be pleased. The bathroom was luxurious. All in all I'm very happy we decided to use airBnB for our stay. Veronica's place was a perfect location and good quality all around. We highly recommend it over a cheep hotel room any day.

Wow, what a great apartment in a great location! Our first visit to Venice was made even better by our stay here - the apartment's central location and its air conditioning were fantastic. We were very comfortable and so glad that we stayed here. Veronica's recommendations were super helpful and right on the mark. We would definitely stay here again -- can't wait!

We loved the great location of the apartment. It is sooo close to the major sights - San Marco, Rialto, Academia, Guggenheim Museum, Fenice Theater, shopping with major designers stores - walking to them is a breeze! The apartment is very clean, spacious and has a wonderful view of the ground floor courtyard and the neighboring buildings and rooftops - sooo beautiful. The sofa and chairs are very comfortable, and the circular dining table with five chairs can definitely take care of your dining after you cook in the roomy, clean, modern kitchen. I really loved the bathroom - beautiful gray tiles and mirrors - comfortable and very clean. Hot and cold shower with good water pressure? This apartment has it. Veronica was very professional, warm and friendly. She provided tips on what to do in the city. Our text messages were responded in a heartbeat; our phone calls were always answered. That reliability counts a lot when touring a city that is so unfamiliar to a tourist. I would highly recommend this apartment to anyone wanting a clean and beautiful apartment in a very desirable neighborhood of Venice. Go ahead, book the apartment, you won't regret. We did not!!!

Great place to stay in Venice, easy to get to from the train station (w/ water taxi). The place was clean and well maintained. I had some difficulty with the host although it was more of my fault as I did not have a phone or Internet connection while traveling in Europe prior to my arrival. Veronica made arrangements so that I could arrive late. Overall, it is a great place to stay while in Venice.

If you want to be near the heart of San Marco, this is the perfect place! The apt is very clean as well as the bathroom. Although it is very close to all of the city action, we were pleasantly surpised by how quiet the neighborhood was. Veronica was great in getting us situated, addressing any questions/issues and even personally met us at our arrival location. A lovely stay and would consider again in the future!

It is realy a great place to stay in Venice. The apartment is exaclty like you see on the picture, very comfortable, well equiped and very clean. The location is incridible, with The Fenice Theater just around the corner (take your ticket for a concert there, you won't regret the experierce), 5 minutes to San Marco Piazza. Veronica also gived us service more than we expected. She stay in touch and answer prontly to our request and she came to meet us at the vaporeto point to guide us to the apartment. We apreciated our stay so much and we will certainly recommand this place to every one.

Fantastic location. We stayed for six nights and always enjoyed coming home at night or stopping off during the day. A very quiet building and extremely private. The apartment is charming. Vey comfortable and well looked after. We did not in any feel like it was a rental, nor that it had been "over rented" A mix of modern and period furniture that works very well with the design and decor that is tasteful and zippy. Spacious and comfortable. Our host, Veronica met us at the water bus stop and accompanied us on the five minute walk to the Phoenix Suite. The do's and don'ts were well communicated after we arrived. We were very satisfied and would highly recommend this "gem"

We traveled from the west coast of the us, so the journey was a long one, and we were very grateful to Veronica for meeting us in the early morning upon our arrival to get us settled in the apartment so we could go to sleep after 20 hours of travel! The apartment is exactly as it looks online, a very well-designed little jewel box of a place. I am a very frequent traveller and pretty picky about lodgings, and this apartment is easily one of the most beautiful and comfortable places I've stayed in Europe. It's very clean, with a futon-style bed that is quite comfortable, if firm. The pillows were excellent, there were plenty of cooking utensils in the kitchen, and the bathroom is luxurious with an excellent shower. Veronica gave a very efficient overview of the apartment so that we knew how to work the thermostat, the stove, etc. It was very nice to be able to cook breakfast, make coffee, and the occasional meal when we were in the grip of jetlag. The apartment has several excellent guides to Venice. Most of all, the location cannot be beat; navigating Venice is notoriously mysterious, but the location directly across from La Fenice makes the apartment quite easy to find. We could walk to the fish market, the Rialto area, St. Mark's and the accademia in just a few minutes, yet we felt removed from the tourist hustle. We visited in mid-December, deep winter, and it was quite cold, but lovely to have Venice to ourselves, and the apartment gave us a home base to warm up and get oriented. Veronica is a lovely host, and very professional, and I can't recommend a stay at this apartment highly enough.

Veronica is amazing. Our train was 2 hours late and she rearranged her schedule and met us a the Vaporetto stop, helping us carry our excess baggage. It wasn't far as the apartment is a 5 minute walk from either of two major Vaporetto stops (San angelo and San Marco). I don't think there could be a better location in Venice. The flat was exquisite, immaculate, perfect. Air conditioning control is precise. There is an outback landing for boats and it is a private spot to watch singing gondoliers! Fantastic stay, great host, no problems.

Our experience at Ca 'ZEN Morosini - phoenix couldn't have been better! It was so easy to communicate with Veronica--she always responded promptly to all emails. She gave us suggestions on the easiest ways to get from the airport to the apartment, including the correct schedule for the alilaguna water taxi. As we arrived after 9pm, she even met us at the closest stop & guided us through the maze of Venetian streets to the apartment! It was so nice to be met by a local--it took away a little of the culture shock of arriving somewhere new in the dark!! The apartment was exactly as she described--very clean, and incredibally comfortable. The place really felt like a home--there were so many nice touches that we hadn't found at other rental apartments in Italy. The kitchen was fully stocked, and she even thought to provide coffee! The apartment is in an amazing location--close to everything, with the landmark of the Fenice theater around the corner so we could always find our way back easily. The apartment is very quiet & bright, and we can't wait to return to Venice to stay there again! Thanks, Veronica!

We stayed in the Ca' Zen Morosini flat for two nights in November 2012. The host, Veronica, was very professional and provided us with all the information we needed or requested. She offered to pick us up from the vaporetto stop and was flexible with checking in and out Communication was always quick and reliable. The flat itself is quite comfortable and close to a number of sights, next to the Teatro la Fenice and only a few steps from piazza San Marco. It's an extensively decorated property, featuring several mirrored panels. We are thankful and would be happy to stay again.

The apartment we stayed at was very nice and conveniently located. Veronica, our host, was gracious enough to meet us at the Rialto stop and walk us to the apartment. Our recent, too short a stay at Ca ' Zen Morosini - Fenice suite was delightful. The apartment is very nicely decorated, comfortable and spacious. Interesting art and the use of mirrors creates a modern feel. The beautifully tiled and mirrored bathroom with tub and shower exceeded our expectations. While the kitchen is compact, it is very workable and is well stocked with the necessary implements. A comfy king bed left us well rested each morning. The best feature is of course, the location in the San Marco area. So central but quietly tucked away near La Fenice Theatre. Veronica is delightful and easy to work with. All in all this was a very good rental experience, one that we would be happy to return to.

Veronica's apartment is very stylish, spacious and well-appointed. It's in a great central location as well, within easy reach of San Marco, Rialto and accademia. Very quiet as well, being off a small square. And very safe and secure for the same reason. It really is a great base for a Venetian holiday.

Honestly, how much of a local do you want to feel like? You walk through a little squeaky gate right off one of the many walking alley ways of Venice through another very heavy door. Then up some steps and you're home overlooking a little courtyard and a quaint Venice skyline...just like you would do if you were actually living there!!
Small, affordable, close to everything (obviously). I heartily stamp this apartment with my approval. Cheers! -
