The villa is located between Volterra and San Gimignano, on a small hill from which guests can admire the lovely unique view over the Tuscan countryside, with Volterra’s belfries and towers of on the horizon, while relaxing comfortably on lounge chairs at the edge of the large pool (14 x 7 meters).

This characteristic villa from the 1800s has been entirely restored, keeping the former structure’s terracotta floors and roofs with wooden beams.

The villa is ideal for groups of friends or families and has 11 sleeping rooms ( 5 with air conditioning) , fully equipped kitchen, dining room and... an annex with big living room.

Villa Montaperti began as a country residence of the noble Leonori family. It shows its origins in a small mausoleum in the lovely little 18th century church, still consecrated and adjacent to the villa.

In front of the villa, you will have complete access to the gravel terrace, the large olive grove garden ( more than 10.000 square meters ) and the gazebo where you can comfortably enjoy the splendid panorama while tasting a good wine or savoring Tuscan cuisine.

The villa enjoys an original and peaceful position in a tiny, ancient country village, a production center for wine, olive oil, and jam.

Villa Montaperti is situated between Volterra and San Gimignano on a hilltop surrounded by a large, private park of more than 10.000 square meters with olive trees , ancient cypresses and a beautiful flowered garden with a splendid view over Volterra and the Florentine and Sienese countryside.

Volterra center with its beatiful buildings, shops, restaurants, Etruscan museum, Roman Theatre is reachable in 10 minutes drive.

Villa Montaperti is the ideal strategic site for visiting the most attractive locations in Tuscany, including San Gimignano, Siena, Pisa, Florence, and the coasts within convenient driving distance.

Rent includes the exclusive use of the villa, pool and surrounding park.

The rates are understood as weekly rental with Saturday arrival and departure for 22 guests; (the discounted rates up to 12 guests are available exclusively in the periods indicated above in the medium and low season).

The rates include:
Use of water, electricity and gas
Initial linens for bed and bath.
USB connection for internet access (pc not provided)
1 Mid-week cleaning

Use of air conditioning and heat
Use of water above 10 M3, use of electricity above 300 kw per week and gpl for cooking above 10 liters.

These rates do not include the use of the villa for events and weddings; for wedding and event there will be an extra charge of 20% on the weekly rate.

  Accueil charmant, environnement typique et paysage magnifique ..mais
  Intérieur très sombre, pas vraiment d'espace de vie sauf annexe de la maison (la salle à manger figurant sur le site internet n'était pas accessible, réservé aux mariages).
  A plus de 6500€/sem même en juillet, le rapport qualité prix se discute - Mais nous avons payé 160€ d'électricité en fin de séjour en raison d'une utilisation "excessive ??" de la climatisation (seules 5/12 chambres ont la clim) qui n'a tourné que la nuit ... mesquin ! Par ailleurs, impossible de dormir la fenêtre ouverte, les voisins en contrebas ont probablement 5 ou 6 chiens qui font entendre leur voix à intervalle régulier..L'éclairage de la tonnelle près de la piscine est inexistant. (économie ?)

  La ringraziamo per averci inviato le sue impressioni sul soggiorno a Villa Montaperti.
  
  Riteniamo che le recensioni, possano aiutarci a migliorare il servizio e capire se stiamo facendo bene il nostro lavoro.
  
  Siamo contenti che abbia apprezzato la nostra accoglienza e ritenga che il panorama sia bellissimo.
  
  Relativamente ai suoi commenti sulle sale comuni ci teniamo a puntualizzare quanto segue:
  
  All’interno della villa c’è un’ampia sala da pranzo che ospita comodamente 22/25 ospiti; all’esterno della cucina ci sono tavoli e sedie che possono far accomodare tutti gli ospiti presenti in villa.
  
  A 10 metri dall’edificio principale c’è un ampio salotto con camino con tavoli, divani, che può accogliere tutti gli ospiti presenti in villa.
  
  Relativamente all’aria condizionata, le faccio presente che sul contratto relativo al suo soggiorno era specificato che l’aria condizionata non era inclusa nella tariffa.
  
  Inoltre in data il 27 Marzo, abbiamo risposto alla sua domanda relativa ai costi extra dell’aria condizionata; le riporto di seguito la mail inviata:
  
  “L'aria condizionata ha dei propri contatori di energia elettrica, in pratica paga esclusivamente il consumo; al momento non è possibile quantificarlo con esattezza, poichè le tariffe italiane e le relative tasse sono in continuo aggiornamento"
  
  "Le faccio presente che le stanze con l'aria condizionata sono 5 e tutte al 2° piano."
  
  "Tutte le camere hanno i ventilatori e le ricordo che le mura della villa sono molto ampie e specialmente la camera al piano terra e le camere al primo piano sono generalmente "fresche". La villa è situata a circa 350 metri sul livello del mare le temperature ,specialmente pomeriggio e sera sono piacevoli.”

  Dopo questa ulteriore specifica, siamo rimasti sorpresi relativamente al fatto che non era a conoscenza dei costi extra che sono esclusivamente i reali costi del consumo di energia elettrica dei condizionatori.
  
  I costo relativi ai consumi di gas, luce elettrica ( esclusi i condizionatori) ed acqua sono inclusi nella tariffa settimanale.
  
  Per quanto riguarda i rumori, ci troviamo in campagna ed è possibile sentire un cane che abbaia, oppure una rana che gracida oppure dei grilli che cantano.
  
  Ci impegneremo per far sì di aumentare l’illuminazione a bordo piscina e sotto il gazebo.

  Once you get there, you would like to forget the verb "to leave".
