Stayed here with the family in early March. Can't say enough about this place! Roomy, great ocean view, large lanai with gas grill and perfect kitchen. We traveled throughout the island and this is definitely the best location. Close to everything and the best beaches on the island. Had one issue with an appliance and it was taken care of immediately by the property management. Will definately be back.. And oh, must eat at Lava Lava, just down the beach from this Villa.

Our family of 4 (2 adults, a 10 and 13 year old) fell in love with condo 9M. We had a beautiful view of the ocean and the pristine grounds. We were steps away from the pool and beach area. The location was perfect! Our favorite part was opening up the sliding door and sitting on the lanai. Having our own designated parking spot was a plus. We were very sad to leave and hope to be back someday.

Just do us a favor and don't stay there so we can. We have done big major resports from Maui Westin, Big Island Four Seasons however this return trip we did the condo and this place was awesome. You just cant say anything bad about it, well we can't!

My family and I spent our Easter holiday in Waikoloa at Kolea. We actually spent a week, earlier in the year and also the prior year at the Marriot property next to Kolea and had wondered what it would be like to stay in a condo. I'm glad we booked this place. It's so much nicer than hotel lodging and shares the same amazing beach as the Marriot. It was spacious, clean, and extremely comfortable to stay there. At the end of our easter holiday, we checked out of Kolea to spend a few nights at the Marriot (per my daughter's wish) and it was not comfortable at all. Very crowded and small room compared to the spacious and elegant decor of Kolea.

This facility is well managed, very clean, well furnished, all in a magnificent location. The beach, the swimming pool , the decks are magnificent. The kitchen and bedrooms are great. The only negative was that no beach toys or recereational equipment were provided. Given that most people fly to Hawaii and have limited luggage space available, some such equipment would have been appreciated.

This was a great place to stay! My husband and I took our 3 children. 2 kids slept in the room with the twin beds, and one slept on the sofa bed. The view was beautiful, and it was a short walk to the pool and the beach. We loved the wall that recessed to open up the den to outside. It was very nice having a washer and dryer in the unit... we went home with clean clothes! We only had 2 issues-- it was hard to find the unit in the dark (our plane didn't land until night time); the buildings are not very clearly marked. Also, check out is at 11:00, and most planes don't leave until 9:00pm. It was a long day with no where to rest or shower. Other than that, the vacation was great! This is in a super location! Highly recommend!

This was our fifth year staying in Kolea and the first time in 9M. We spent 15 days and loved it...very comfortable. There's a few things that were not available in the kitchen that would have been nice, but other than that it's a beautiful condo. We'd like to have had a salad spinner, an ice cream scoop, and a knife sharpener (the knives need sharpening). It would also be nice to have an electric broom for those who stay longer than a week. It's an easy condo to keep clean except the floors...with all the coming and going & open doors. Also, as with all of the units in Kolea, the carpets look clean when you arrive, but the stains reappear as your stay progresses. We never take food or beverages into the bedroom/bathroom but by the time we left, it looked like we were spilling daily! Unnerving. So, we loved the fact that the living room has a tile floor, but it would be nice if the bedroom carpet were replaced with tile too. None of the above made any difference in our feeling about our stay...just would be nice additions. We will come again next year and stay in 9M...our choice after 5 years in Kolea.

Condo was great because of all the room. I liked how the two bedrooms were so far apart. The beach was not that nice because of the tsunami. Snorkeling was bad and the beach did not look that good because of the big sand bag put there in an attempt to restore the beach. Other nice beaches were just a short drive away though.

The condo unit 9M was in excellent condition; it is obviously well maintained. The appliances are high end (Viking) and the bathrooms are spacious and clean (no complaints).
We thought the bed in the master bedroom was comfortable (we both suffer from back issues) and didn't wake up with bad backs as we have elsewhere.
The unit is maybe a 5-minute walk to the beach and is across the street from the pool.
The pool at Kolea was well maintained and clean as well.
I hesitate to tell anyone about this unit because is really was wonderful. We would go back and go out of our way to stay here again. -

Although we have been to the Big Island a number of times this was our first with our two children (16 and 12). The condo is really very lovely. High quality finishes and very clean. It exceeded my expectations. The location is also very nice being just a short walk to the beach. Also, the unit had a great view from the terrace. If you rent here I am sure you will not be disappointed with the unit itself. Bear in mind that the pool area, while very clean and pleasant, is quite small so most of the action is at the beach which is one of the island's nicest.

Acres of space and furnished to a very high standard. Both of the bathrooms as well as the kitchen were all quite large and luxurious. Laundry has full-sized washer and dryer (not the little European toys they sometimes put in condos). Grounds beautifully landscaped and well maintained, seemed peaceful and quiet. Everything was at least as good as portrayed on the website.
No maid service. There was a good starter supply of most kinds of soap and paper products, but no shampoo and no coffee filters.
Easy walk to shopping and dining at two shopping centers. Overall: great location, excellent quality, and good value. -

We enjoyed our stay in 9M Kolea very much. We loved its very close proximity to the pool and beach. Staff at the pool house were very helpful. Being able to get ice there was wonderful. We enjoyed meeting many of the owners who were staying in their units. We wished the tiki torches were lit more than F, S, and Sun nights. At night, it's very dark by the pool without them and it definitely changes the ambiance.
The interior decoration of the condo is quite tasteful. We had a little trouble figuring out how to work the stove top, Perhaps a note nearby would have helped. We were surprised there wasn't even any salt and pepper left in the unit by former tenants.
Our only frustration with abbey Rentals was being told after we booked the condo that we would be charged an additional $50 to have twin beds in the second bedroom moved together to make a king bed. After paying more for our unit than any other of the nearby properties we felt that was an unnecessary charge.
We did find the beds a bit too firm to our liking. The starter kit, until you get to the store, is minimal at best. Remember to buy a sponge as one won't be provided for you.
We would stay there again for the view, location to pool and beach, and the well furnished unit.

P.S. I hope the Beach Club fixes the steps near the restrooms... with wet feet the worn steps are as slick as glass and after two weeks I still have the bruise on my hip to prove it. -

This was the nicest condo we have stayed in on the hi islands. Very spacious and clean. The kids had a bedroom and bathroom and entry area off the hall that made it seem like they had their own "suite." View was good, and condo is very short walk to pool area and beach. The unit needs more regular dishes. We had to run the dishwasher after almost every meal, which felt wasteful regarding water and power.

This is an outstanding 2 Bedroom Unit! We enjoyed it so much will definately select it for our visit next year! The views of the ocean on the patio and from the Master Bedroom are heavenly. We didnt want to leave! The second bedroom really is a suite in itself with a Master size bathroom, room size and wetbar area made our family using that room feel that it was their own private suite! If your going to Hawaii, and love the Big Island like we do, this is the way to go. We have stayed at the Marriott next door many times as well as Royal Kona, and will never stay at a Hotel in Hawaii again! As soon as you walk in and see the view of A Bay, and the Turtles on the wall, we felt like we were at HOME! The cleanliness of the unit and friendliness of Abbey Rentals staff is beyond description. They are a 6 Star organization and will definately work with them in the future. Only minor negative, be sure to bring shampoo, conditioner and soap as they arent provided. The discount card they provide to get food in Kona is great and saved a lot of money too! If you want to see the ocean, this is the unit to be in!! We cant wait to come back next year!!

This condo was all that we had hoped it would be. The view between the front buildings is as represented in the photo, and we enjoyed our meals on the deck while looking at the emerald green trees, black lava rocks and blue, blue water. The wood and glass doors that open an entire wall of the living room to the outdoors is fabulous. There is easy access to the pool and beach - just yards away. Shopping and restaurants are within walking distance. We would definitely return to this spacious and well-appointed unit.

We had a lovely vacation at Kolea 9M. The furnishings were comfortable, the location was super convenient - especially with the beach, pool and Queens shops so nearby(walking distance). The unit was clean and the bathrooms were spacious and luxuriant. The sunsets were consistently colorful and visible from the lanai. We had a question regarding appliances and Abbey Vacation Rentals was responsive and diagnosed the problem over the telephone - easily fixed as well so there wasn't any hiccup in our vacation. Our 2 kids (9 and 3) loved the unit too.

Our family (2 adults, 3 children ages 12, 10, 5) stayed in Kolea 9M for one week in June 2009. What a beautiful, relaxing, pampering space! As soon as we opened the front door to the condo, my children ran into all the rooms, looked at me and said "Are we really staying here?" We usually stay at upscale hotels, but this place truly raised the bar! The open living/dining/kitchen area with vaulted ceiling and open lanai really was perfect for the family to relax and enjoy the setting. The kid's bedroom was nicely set up and they loved having their own large bathroom. The master bedroom was impeccably appointed, as was the attached bath. Furniture was comfortable, linens were high quality, towels were plush, water pressure and bath fixures excellent, and the kitchen was fully equipped. The grounds were beautifully maintained and a pleasure to walk around. The pool complex was just right -- intimate in size but not overcrowded. With all the beautiful beaches around, my kids always wanted to go to the pool instead! The kids pool with sandy bottom occupied my 5-year-old for hours at a time. And the beautiful beach at A-bay was right off the pool area. Pretty walk along the coast to the Hilton Waikoloa Village is worth doing, but wear comfortable shoes as you will walk on a rocky path. And the Waikoloa Resort is a great setting with lots of shopping to occupy downtime between events. Overall, one of the best places we have stayed -- much more comfortable than even a 5-star hotel due to the abundance of space and ability to spread out! We will definitely stay here again when we return to the Big Island. Abbey Vacation Rentals was wonderful to deal with and very responsive. I would highly recommend!

We can't think of anything negative to report about the Kolea property. Our unit was spotless and beautifully furnished. High-end kitchen. All the comforts of home, plus some. The barbeque/refrigerator on the lanai was perfect for us, as we cooked most nights. It was a short walk to the swimming pool, which again was perfect and immaculately kept. Another short walk to the beach. In addition, you are easy walking distance to shops and other restaurants, which is unusual when you get away from the busier Kailua-Kona area. This is a gated community, so everything was quiet and peaceful. We will definitely stay in 9M on our next visit to the Big Island.

Our family of 10 stayed in 2 units at Kolea, 9M and 8F. Both condos
were very well equipped for everyday living and cooking. We were just
steps from the beach and the pool and loved the big open air decks off
the living area with modern grills. We liked having some beach
amenities like coolers available as well as beach towels. Only problem
was the washer and dryer in 9M was very inefficient and took way too
long to run a cycle. This was one of the best places my husband and I
stayed during our 3.5 week vacation on 4 Islands. We would definitely
return! -

We are return visitors to the Big Island and Kolea. We believe it is the best condo community in all of the islands. Great location, friendly staff, pristine grounds and pool area and close to the beach and golf.
The condo unit was comfortable and well appointed with many of the comforts and conveniences of home. It's easy to "make yourself at home" but very hard to say goodbye. We definitely will be back.

This rental far exceeded our expectations. The conveniently-located gated condo community is in a beautiful setting. The beach is gorgeous with great snorkeling, and the pool and grounds are very well maintained. The condo itself is very spacious and has many amenities, including wireless internet. It is very luxuriously furnished and featured a modern, well-appointed kitchen, and always felt relaxed and comfortable to spend time in.
