Eastern Market Suites is a newly renovated 1890 Victorian guest house located less than 1/2 block from the Eastern Market Metro station, in the heart of Capitol Hill in Washington, DC, featuring a spacious suite occupying our garden level, w/two private bedrooms, separate living room/kitchen w/wireless internet & wide screen cable HDTV, laundry and other modern amenities. The proprietor, Kirk Beatley, is a 5th generation Washingtonian who lives on Capitol Hill with his wife and two children. He purchased the house from relatives in 2008, which he and is family then meticulously restored and renovated. This lovely Victorian house has been in the family since 1905 when his great-grandmother and her daughter purchased the house so that the daughter would be encouraged to raise her own family nearby. *Rates are based on occupancy of four and include all utilities and cable. Complimentary internet access and FREE PARKING permits are also provided. We charge $20/person per night for more than four guests in our garden suite.

**You may reserve your suite with a deposit equal to one night's stay which includes a $100 registration fee. The deposit, including the registration fee, will be applied to your first night's stay. The balance of your reservation charges are due four weeks prior to arrival.

Cancellation Policy: Once you receive final confirmation of your reservation, should you later have need to cancel, please notify us as soon as possible. You may cancel your reservation with four week's advance notice prior to your arrival date and we will provide a refund of your full deposit minus the $100 registration fee. Cancellations requested within the four week time period prior to your arrival date should be made as soon as possible, which may allow us the possibility to rebook your reservation and provide a refund.

*During the periods of September to February and when special events are not occurring, we may be able to offer you this two bedroom garden suite configured as a one bedroom suite. Prices would be the same as our other one bedroom suites.. Please inquire for specific details.

*Please note that special rates apply for Inauguration Week 2013. From night of January 17, 2013 to night ofJanuary 23, 2013, base rates for the two bedroom Garden Suite are $350.00/night.

  On a lovely old, tree-lined street, this newly redone garden level apt. was our choice for our 4 night/3 day trip last Nov. for our granddaughter's 13th birthday trip. It was ideal for the three of us - so handsomely furnished and appointed, with a terrific new bathroom and wonderful kitchen, plus nice living area. The bedrooms were comfortable & quiet, the beds great. Just a block from the Metro, and within walking distance of several interesting restaurants - of which we tried two, as recommended by Kirk Beatley, the owner. It was a great location for seeing the sights, whether by foot or public transportation or cab. Kirk took extraordinarily good care of us, which just made our stay all the better. A very definite thumbs-up.
