- Damage deposit - $250 - Security Deposit
- TRASH REMOVAL - $40 / stay - Fee - Tenants are responsible for removal of trash. A sticker is paid for and provided by landlord for tenants use. The transfer staion is open on Wednesdays & Saturdays from 10 am - 2 pm and on Sundays from 10 am - 4 pm It is located on Bullfrog Hollow Road in Wells, Vermont The number is 802-645-0486 & it is approximately four miles from your location.
- Damage deposit - $250 / week - Security Deposit - The security/damage deposit is no less then $250-400. but could increase up to $475 due to pet fees. It is Refundable if the cottage is in the same GOOD condition when you depart as it was when you arrived.
- Sanitation fee - $0 / stay - Other - NON REFUNDABLE

When we arrived at the place it was very dirty, dust everywhere, broken doors.
The coaches were very old and uncomfortable. The owner met us at the cottage requesting the payment in full incuding the deposit $250.00 plus cleaning fee $75.00
He also told us that we have to take our garbage to the garbage station and dump it at the end of our stay , otherwise he would charge us $50.00 fee.
The oars for the boat were broken and we had to buy and fix the oars for the boat.
At the end of our stay we took the garbage out to the station which was like 4 miles away and dump it there.
We left 1 day early on Sunday due to garbage days were only Wednesdays and Sundays, cause if we would have to leave on Monday we would have to carry our garbage in our car.
Since then we never received our $250.00 deposit back. The owner never answered our email, text and phone calls we made him!!!
We were very Dissapointed that we rented his cottage!!!
By the way , he had a sign in the bathroom: please use one ply of toilet paper only for septic purposes!!Response from PAUL COFFINGER - 11/16/2012

My intentions for responding to this unfortunate review written by David from Queens Village , New York is to explain the circumstances as they really happened and to clear up any confusion. We as property owners aim to always please our guests and never intend to disappoint anyone. In eight years of renting this is the first complaint in regards to our Cottage.As for David claiming the place was very dirty when they arrived is simply not the truth. Our other guests have spoke of how it is one of the cleanest places they have ever stayed in. The truth is that after David stayed with his family we had to pay extra for the cleaning. We are very blessed to have had a family member go and check on the place after David's stay there , to find it in such an unfortunate condition from what we are used to from other guests , that pictures were taken of damages, etc. We were extremely disappointed to find our Row boat left in the water and not put back where it belonged leaving it to fill up with water as it had rained. We were also nice enough to allow David the use of our Kayak which is something we have never done for people we don't know, and that was also left out to fill up with water. Our furniture was moved all around inside and out on our porch , leaving cushions out to get wet. We may not have the newest furniture to suit some peoples lifestyle but it is kept clean and is comfortable enough to meet the needs of our guests. We also have always received a security deposit and contract in advance , but we made the mistake of trusting David to arrive with cash (per his request) and met him there to collect his rent and contract. Also we usually rent from Saturday to Saturday but because of David's persistence of the days he requested we agreed.
The dates were August 26 - September 3,2012 . David paid the same amount as anyone else and was charged $50.00 for a cleaning fee not $75. The oars to the rowboat were not broke upon their arrival, actually David called to let us know that they had broke them and went to a boat marina to buy the parts to fix them.It was unfortunate to hear of David leaving a day early as we had already turned people away that wanted to rent the Cottage for Labor Day from September 1- September 8 , 2012 . If David needed to leave a days worth of garbage there instead of that being the reason for cutting his trip short , we would have had no problem taking care of that for him, (a bag of garbage would have not been an issue). We have returned a security deposit to David that he agreed was fair and have answered emails and text messages since his visit to Vermont. I also would like to clear up that we do not tell people to use one ply(which he thought , meaning one piece of toilet paper , we ask that one ply toilet paper is used opposed to two ply for septic purposes only, just as people have to do when they live in an lake community. It is very unfortunate that David has misunderstood and I wish he had gone through his emails and read the contract again before writing such a negative review. There is a lot more detail that I could write about as to the condition of our Cottage after David's stay but I think enough has been said. -

We just returned last weekend from a week at the cottage. This was our 8th stay at the cottage. There is a large kitchen, large living room, 3 bedrooms with double beds, a 4th bedroom with 2 twin sized beds for kids. There is a full lakefront screened in porch. This is our favorite place in the cottage. Although there a nice TV with cable and many videos available to watch we never seem to turn it on here. Just sitting out on the porch and enjoying the view is so relaxing. We have breakfast, lunch and dinner on the porch as it includes a large table. Out by the lake there is a picnic table and a gas grill. We cook out on the grill every night. There is also a row boat. We go out kayaking several times a day. The is a nice channel to slowly float down and observe the wildlife. Ducks, geese, turtles many birds and this past week we actually saw a young otter.
In the evening you can watch the rock ledge across the lake change colors from gray to red.
The next door neighbors are friends and we always have a night to have dinner together and catch up.
Our two labradors are our children and have been with us each year. They love the lake and swim and dive off the dock. They love to chase the ducks off from the docks.
We went to Maine to the beach for many years. It was fun but we would rather be here at our home away from home.
When the week is over we are always refreshed and thankful for the time we spent there and the memories we have made.
We highly recommend this cottage!

Recently enjoyed a stress free weekend. Was pleasantly surprised at the space in this quaint cottage. Fish in the morning, boat during the day, fish in evening and fire with neighbors at night. Kitchen was very easy to work in. Great place for family getaway. If you are looking for the latest and greatest in accomodations this is not for you. If you are looking for clean, comfortable and easy living, then check this place out.

Wow , being able to listen to fish jumping , birds chirping , & the breeze blow through my hair was so relaxing and the view is just breathtaking ! I would live there if I could ! Definately going again !
