Limin House overlooks, in my opinion, one of the best views on Tortola. The pool is delicious day or night, the facilities, bedrooms and baths are well thought out, beautifully appointed and so convenient. We enjoyed lots of family style meals, rest, relaxation and our jaunts over to other islands, snorkeling, swimming are all within easy reach by ferry or car. Truly a wonderful stay in a gorgeous

We had 8 people staying at Limin' House and all of us thoroughly enjoyed our visit to Tortola's West End. The house itself is beautiful made and appointed with the sort of high end touches that make it feel like home..outdoor showers off of 2 of the rooms, the gardens, the pool, ample space for yoga, hammocks, the margarita aka pain killer machine, robes, blankets, mosquito nets, a Viking stove, and gorgeous grill, nice furnishings, dish ware (glassware was the notable exception) and cookware. The manager, Debs was completely available to orient us and help when we had an question. The housekeeper, the pool service, the owner, Susan McDavit - all were wonderfully responsible and responsive. We all fell in love with Debs' new baby, Riley - that was a bonus of r our baby-loving group. The sound system is great with speakers on individual controls throughout the main floor and we loved Susan's CD collection especially "Mellow" and "Songs for strong women"... we had a great all girl dance party to that CD one evening.
There are a few things to know when you book this lovely house.
My 90 year old mother was with us and while we were able to put her into a first floor room to make it easy for her to move about house, the shower in that room has no grab bars or anything to hold onto...making the house not well matched to the the needs of a slightly wobbly 90 year old. I thought I had asked enough questions about this and described our special needs well enough but I must not have. We all pitched in and my mother loved the house but I would not describe this as a property particularly well suited to the needs of a person with mobility issues or a frail elderly person. Other than the first/main floor of the house, it is really not accessible.
The West End of Tortola, particularly the area round Soper's Hole which Limin' House overlooks, has an abundance of dogs, chickens and roosters. I imagine when you get accustomed to them, their various sounds fade into the background but several of our guests found their sleep interrupted by the ongoing cacophony in the area.
The at&T; customers in the group even had non roaming at&T; service and free wifi at the house!
The 4 bedrooms are all very nicely appointed and each has their own charm but the Master and the guest wing are clearly the deluxe suites.
We had one incident involving a small plumbing disaster in the garden suite - Debs and the plumber were quick to address it but as it goes in the islands and even at home, even when you make your best effort, the repair process can take a day or two. It did and to my astonishment the inconvenienced guests were offered and incredibly generous refund on their payment. We didn't even complain very loudly and we all found this an impressive level of responsiveness.
You will certainly want a car and we had a great experience with Jerry's Car Rental - recommended by Susan. Nice car at a very reasonable rate. We took a day sail on Kuralu and went snorkeling off of Norman Island...that too was a good recommendation from Susan (the owner). There is only one restaurant on Soper's Hole right now...Pusser's but there are lots of other places to drive to where you can get a great meal. The Smith Ferry line that serves the West End & Charlotte amalie without notice changed their ferry schedule causing one of our departing guests to have to rebook her flight since the next ferry would get her there too late. I thought that once up the front stairs, which I described, that all would be accessible for her,with just the one small step down to the dining patio. With that said, I will say it is not handicap accessible.

Ah, the roosters, etc...not much to be done with them...for me, they have become synonymous to "I am back in Tortola!" ..a down home charm hard to find in the U.S. anymore! With the bedroom windows and doors closed and the AC on, I don't believe you can hear them, except if you have supersonic ears..so that would be my suggestion to those who are sensitive to sounds. Although, I love hearing the tree frogs, crickets, etc. at night ...but we are all different!
New glasses are on the way. It is so hard to purchase quality on Tortola and shipping takes forever, but we do try to keep on top of our supplies! There is also the Clubhouse Restaurant on Frenchman's Cay, I hope! Still there? THE place to go for Sunday brunch. You go left over the bridge, instead of right to Pussers. You can’t go wrong with the Limin house! We recently rented the house for a week for our extended family vacation – 6 adults, 4 children. We have vacationed together around the world and we all agreed that the Limin house is the best house we have ever rented. It is a very open, spacious floor plan, which allows for privacy when you want it, but a great open living area. The house is stocked with everything you could possibly need. The pool and the view are the absolute best. The location on Tortola is perfect as well. Lastly, the staff supporting the house were delightful to work with – whenever we had a question or a request, we had immediate attention and action. Book a vacation to the Limin house – you won’t be disappointed!

The LiminHouse is about 150 to 200 meters above the harbor and overlooks the West End ferry dock, Sophers Hole, and St. John. This location provides for stunning morning panoramas that continue until the sun sets, replaced by the gentle sights and sounds of night and the highly visible Milky Way above. The sounds of the harbor and the ferries, the silent movement of sailboats, the flickering of the sun off the waves and the gentle rain squalls provide the visuals and the melodies that define a Caribbean paradise.
The house's location, design, landscaping and overall ambiance is simply unmatchable in how it takes advantage of the vistas and nature, yet remains unobtrusive. One can sit on the veranda for hours and simply observe. My wife preferred the pool to simply float away the hours. A great beach is but a short drive away, while others are only 20 minutes' drive. Restaurants abound, far different than our first trip to Tortola 26 years ago.
Susan, the owner, has provided for all guest needs including the niceties one expects or at least hopes for: beach towels, bath robes, soaps, laundry, CDs and Dvds to play, gas grill, flotation devices for the pool, and many others. Her suggestions to make your stay better, where to rent your car and where to eat should be followed. The bar was well stocked and we left bottles to cover what we had consumed.
Debra the manager of LiminHouse was a great help in getting us situated. Indie the housekeeper had the house in perfect order when we arrived and cleaned up our messes when she came to clean. Steve the gardener, is quiet and unassuming, but a wealth of knowledge. Jerry of the car rental agency is a patient and kind man, as are his employees.
At the end of our time at LiminHouse, we asked our son for his perspective on the trip. He said, "The perfect vacation."

Wow. What can we say, except this villa exceeded our expectations in every area. Beautiful open floorplan with expansive views of Soper's Hole and surrounding islands. Sunsets are spectacular.
The home has high end finishes, yet feels very homey and comfortable. There are 4 private bedrooms with ceiling fans and air conditioning and each bedroom has its own bath and balcony or patio. Additionally there are 2 outdoor showers, a beautiful pool on the cliff, a pool bar equipped with blender, icemaker and refrigerator, 2 living areas, well appointed kitchen and washer/dryer.
The floorplan of the house would make it an excellent place for family vacations, several couples, or even a small wedding!
Prior to our arrival, we were provided with a helpful packet of information including directions on how to get to the villas as well as things to do and see on Tortola.

Our stay here was amazing! We had 3 couples staying there and everyone had plenty of room. The open kitchen is fully equipped and the outdoor grill is great too. The private pool looks over a steep hillside and down to the beautiful water below and I could have spent my entire time just sitting by the pool enjoying the view. This would be a wonderful location for a big family or several couples to enjoy together.

The Limin' House is where my wife and I spent our honeymoon - and we could not have had a more romantic venue! This place is truly spectacular. Every detail is top notch. From the time you walk into the gated grounds, you notice the immaculate landscaping, discerning décor, gourmet kitchen and how the open living area flows into the pool deck with a cabana bar and panoramic views of the British Virgin Islands. There is a sound system with speakers throughout the villa we hooked an iPod to and jammed as we began making memories that will last a lifetime. We actually look forward to returning with a few couples because it is more of a compound than a villa/house. The layout provides areas for privacy around common areas where a group can mingle in casual elegance. Short walk or ride to very nice shops, restaurants and the ferry. Book it while you can - you will be amazed!

Even more beautiful than the pictures shown! Despite the number of places to visit and things to do nearby, we found that we were just happy to sit by or in the beautiful infinty pool and gaze at the gorgeous views overlooking Sopher's Hole, the bay and beyond. Rest assured though the nearby beaches (Smugglers Cove) and shopping if that is your wish are absolutely worth the time as well. If you rent a car remember driving is the British convention of stay to the left! British customs give this island its spectacular charm so at the risk of sounding provincial, I guess we can forgive them for the little bit of confusion that may contribute to americans such as ourselves! (actually we got used to it very quickly..) Most definitely worth a return visit!

I had heard so many wonderful thing about Limin'House but words alone could not describe what I felt when I first walked into the villa. The gorgeous decor and views literally took my breath away. Vacationing at Limin' House is like staying at a luxury hotel with the privacy of having your own home. The villa boasts a gourmet kitchen with a built in grill and rotisserie, outdoor bar, pool, sound system and each room has a private balcony with beautiful outdoor showers built into the mountain. We enjoyed many of the fabulous restaurants on the island but my favorite night was when we hired a private chef to cook for us at the house.I could go on and on but as I said, words alone can't describe Utopia. I promise you that Limin' House will not disappoint!

If you want a place to run away and relax, this is it. The house is wonderfully laid out, has all your needs. A great place to go with a group or just a romantic place for two. You can come and stay for a week and never leave the house with all of its amenities or just take a short stroll to the marina and night life below. We dream of our next visit back!

I have nothing but great things to say about Limin House and Tortola!
Our group visited many of the stunning beaches including Smugglers Cove and Trellis bay. We boated to the nearby Bvis during the day. But most of our time was spent relaxing at Limin House. The infinity pool and the adjacent covered "Great Room" became our hang out areas. The 180 degree views of the surrounding islands are spectacular!

The Villa is fully appointed with a wonderful island feel that makes you relax the moment you arrive. I have been to many similar places, but this experience is one I will never forget. Limin House is an amazing place - elegant yet incredibly relaxing. A great spot for a honeymoon, couples or extended family, or a fantastic way to cap off a week of sailing. The views from the pool are the best in Carribbean. Outdoor living at its finest. Tortola is a wonderful island: great beaches - Smugglers, just over the hill from Limin House, is a local favorite and an undiscovered paradise - great food and some of the world's best sailing. We have been to many homes and resorts throughout the Carribbean, and Limin House is the best by miles. Can't wait to go back next year.

We went with family to celebrate and this place was beyond our dreams. We saw the house as we came in on the West End ferry. Beautifully furnished and equipped. You can't help but relax in the views of St.John, the islands, the harbor. We hired a local chef and had our groceries delivered upon arrival. Great Kitchen. There were caretakers and the owners were great. We dream about coming back. Great location and walking distance to beach. The outdoor showers were awesome.

Our family & friends stayed at Limin' House a couple of years ago and are planning to return within the year! It was such a wonderful vacation in one of the most beautiful spots in the world. The views from everywhere on the property (inside and out) are spectacular! The pool is great for when you don't want to drive to the beach, but the best beaches are just minutes away! We alternated between dining out and eating in and I'm still not sure which I preferred more - the local markets are an adventure and the restaurants are great! And you must try the island specialty - a Pain Killer! :-) As for the house itself, it is beautiful! There are so many places to gather as a group or sneak away for some peace and quiet and every ammenity you might need is at your fingertips. If it weren't so far from home (southern Ca) we'd go back more often!

Love love Love this house and location. Plenty of privacy as you coud imagine from the title. Great for sharing w a few couples, being alone with your mate for romance, or a wonderful family living set up as well. I've been a few times and think about going back often... its just a matter of time. The island is relaxed and low key. The people are very friendly. The view is sublime. There are tons of great places to take day trips to as well. Make sure you get the lay of the land and find out all the great places to scoot off to for the day as well.

We atayed at limin house a few years ago for a corportate retreat. This was the perfect setting to mix a little bit of business with alot of pleasure. Our group was most comfortable there. The home itself is breathtaking with beautiful views. The infinity edge pool is definitely a highlight. The bedrooms are spacious,each special in its own way. My room had an outdoor shower. The kitchen was very well appointed. It was quite simple to arrange for taxis to town and for a fantastic day long catamaran cruise. I'd love to go back.

Limin' House is still the most relaxing spot I have stayed after traveling around the world. The watch comes off and the senses take over as time no longer matters. Eat when your hungry, drink when your thirsty and sleep when your tired...time doesn't matter. Incredible views take your breath away and you find yourself staring at the other islands and beautiful turquoise water. When you venture, enjoy diving,snorkling,surfing,fishing, great restaurants, incredible island bars and life itself!!!

Limin' House is the most wonderful place I have ever had the good fortune to visit and spend time while on vacation!!! The house is spectacular with comfortable furnishings and breath-taking views. Times spent there have left me with many fabulous memories of the Carribean and friends who helped create them. Many days of swimming in the pool, visiting the beaches, day trips to surrounding islands, cooking island meals in an open air kitchen, attempts to capture it all with a camera, sailing, snorkeling, getting stuck in the hammocks...The absoulute best part of Limin' House is the soul soothing rejuvenation it exudes!!! The best cillaxin can be accomplished here...Fantastic!!! The worst thing about Limin' House is leaving. Definitely a destination to return to again and again and again...

just the thought of the 'limin' house' relaxes me as i type this review! my husband & i went to the 'limin' house' for our honeymoon & it was paradise! the views were spectacular, the house gorgeous, the amenities perfect! we loved shopping in the local market & cooking in the outdoor kitchen by the moonlit pool! and when we didn't feel like cooking, we loved the local eateries - esp pusser's! best portabello mushroom cheeseburger ever! we also enjoyed the beautiful beaches & especially visiting 'the bathes' in virgin gorda! between the people of tortola, the beautiful scenary & the comfort & privacy of the gorgeous 'limin' house' - it truly was paradise!

I have had the pleasure of staying at Limin' House on several occasions and I can honestly say its never enough; I continually look ahead to my next visit.
I have traveled the Caribbean on many occasions, including via multiple cruise ships and Bare Boat chartered trips. Limin' House is by far and away the best experience I've had in the region - and well worth the trip. Besides the many amenities, beautiful design, colors, location, and so on (as mentioned in other reviews here) the owners have terrific connections with first rate services - should you choose to extend your experience via in-house massage, or chartering a boat, or access to sporting equipment like sailboards and the like. What's really compelling is that you can choose to have the most relaxing time of your life - doing nothing but Limin' : ) and literally never have to leave the compound, or you can adapt your stay to your preferences to pursue additional activity with no fuss... And each time has been immensely enjoyable with the services used also being first rate.
For me, traveling to Limin' House Its has been positively life-altering and has changed my perspective! What more can one say about any travel or vacation experience?

Limin' House is the most amazing, serene place that I have ever been to in my entire life. The atmosphere is unlike any other and all the words I can use to describe it will not do it justice. I have been to Limin' House five different times and each time it gets harder and harder to leave. If I have to have a negative, it would be the fact that I do not live here. You haven't lived until you've spent your vacation on Tortola in Limin' House!

There is nothing like Limin'House! From the stunning views to the refreshing pool to the incredible beaches, we were in love from start to finish. This was the perfect place for us to be on our honeymoon. I can't think of a better place to be with people you love. We relaxed in the huge master bedroom, drank beer while we floated in the pool...we snorkeled, went on a catamaran, had great food, listened to local musicians playing the steel drums. So many great memories. Do not miss the opportunity to stay at this unforgettable dream come true.

Love, love Limin House. I went there with my mother, brothers, sister in law and niece. So from age 16 to 82 we all had a fabulous time. You can just relax and enjoy the pool and view, or you can go to nearby beaches, restaurants or marina for sailing and snorkling. We sailed on the Keralu which I highly recommend. We went to two snorkling places before going to lunch at the Soggy Dollar bar. Limin House has a beautiful pool, which we were in before breakfast. It has two private stone outdoor showers and an indoor and outdoor kitchen if you want to cook at home. I could go on and on. Limin House is my new annual vacation home.

What can I say about Limin House... It's hard to put a feeling or state of mind into words, but I'll try. I've stayed at Limin House probably 20-30 times throughout my life with family and occasionally just friends. First off, the views are second to none. You can see the entire harbor (Sopers Hole) and multiple islands in the distance including St. John, St. Thomas, Little Thatch, Norman Island, Peter Island, The Indians, Copper and a few others I'm sure I'm leaving out. These incredible views can be seen from not only every room and balcony in the house (including the kitchen which is awesome when your whipping up some great food), but also in the outdoor stone showers which I could stay in all trip. It's complete serenity. Essentially as soon as I arrive at Limin House, I have a stupid grin on my face for the duration. For me, it's complete relaxation. The house itself is gorgeous. Very cool furnishings that really give that authentic Caribbean feel coupled with the vibrant colors of the villa itself.
Over the years I have developed a few favorite spots. These are essentially the areas that I instantly fall asleep and drift away into my own Caribbean dreamland. Any of the balconies with a hammock, the stone lounge chairs on the veranda, and of course, the ledge of the pool where I have my coffee in the morning and cocktails in the afternoon. Honestly, I have yet to find an area of the home or property that doesn't make me want to stay forever.
I've traveled extensively throughout the world and Caribbean and my favorite beach is just on the other side of the hill, Smugglers Cove. It's the quintessential Caribbean beach with almost no development, a perfect crescent shaped beach, phenomenal sand, and a few local vendors that can whip up some food and the famous Painkiller which is a delicious rum concoction that goes perfectly with floating on a raft in the calm water.
Well I'm running out of room. 110% Satisfied, every time! "Limin"

I have stayed at Limin' House several times. Once with friends, another time with my family and it was the most beautiful house on the whole island. It has everything that you need plus the location is great.

A group of us stayed at the Liminhouse and had the time of our lives! Beautifully appointed, luxurious, awesome view of the West End marina, also known as Pusser's cove.
Perfect hillside location for up to four couples. Relaxing swimming pool overlooking the bay. Sunsets to die for. Great sound system and a gourmet kitchen. Each Bedroom has it's shower outside, but still private, so you can shampoo your hair and look out at the view. A really special place! -

My boyfriend at the time took us here to propose marriage! Needless to say, the island of Tortola and Limin' House has a very special spot in my heart.
enough about me though ...
This house is classified as a luxury home (and it is) yet, it's comfortable enough to call home.
All the comforts of home are provided- pots, pans, all types of cooking utensils, towels, etc. I think you get the picture :)
I loved the kitchen and the grill. We made some excellent meals when we stayed 'home'.
The pool area is my favorite though. It's all open air and you almost get the feeling that you are on the edge of a cliff- too cool.
In fact, the whole house (except for the bedrooms and bathrooms) is open air.
I really felt 'at one' with nature.
How many places can you be relaxing in the pool and watch a hummingbird zip to and fro?!?
The bedrooms were large, inviting and had nice linens and soft beds. One of the neatest things about this home is the master shower. I don't want to go into details for I don't want to ruin the surprise!
I can't wait to go back to this magical house and island! -

I visited Limin House in april of 1994. I have never been able to get back but some day I hope to. Meanwhile I have judged everywhere else in the Caribbean that I have gone by this piece of paradise -- so everything else falls short. The colors, the views (I stood in the pool and stared at boats a lot), the water, did I mention the water, the house and furniture, the general feeling of chill out and surrender. Can't find a better place to renew and recharge. What I liked best -- everything. What I liked least -- when they dragged me, kicking, to the dock to get the boat for home.
