      We had a positive experience here. With the possible exception of the person we turned down to attend a timeshare presentation, everyone we spoke with was helpful and friendly. The space was just right for our family of 5 including a 9, 7 and 2-year-old. They were even able to provide a highchair for us. The pool area was great for all ages. The arcade area was definitely aimed toward older kids, which was a bit of a disappointment. We did not take advantage of any other kids programs because we were busy seeing the sights. The mini golf looked fun though! It was a short drive to the Colonial Williamsburg visitor's center. It was also not far from a main drag with many restaurants and stores. Had good communication with Sun or Snow Vacation Rentals and a good deal. We would definitely stay again!

      What a pleasant experience!

      Upon arrival, we had a snafu, the receptionist didn't have our info for a reservation. After that was resolved, we were sent to a back corner unit. Beautiful surroundings where we were! Balcony faced the pond, trees along the bedroom windows- we were in a quiet part of the area. Clean and completely furnished (the kitchen was stocked with all essentials). It was so enjoyable for our family of 5. King bed in master and double in second room. We brought an air bed, which helped out. Great value when you compare to hotel rooms. Downsides- not much parking, so you were fighting for spaces. Garbage cans out front of unit were always overflowing with checkouts. The pool and arcade area- don't waste your time. There were tons of kids, unsupervised and uncontrolled screaming and running around the place. Dirty too. We avoided the area and thankfully our unit wasn't close to hear the noise at night (it closes at 10pm but at midnight, it was still full of unruly kids.) I would give it a 4 out of 5 stars. The units were a bit well worn, but it did not take away from our pleasant experience. Location was terrific! So close to everything- food, shopping, historic district, and other attractions. We will definitely be seeking out another time share for our future family vacations!

      Stayed here for a weekend soccer tournament (Thursday to Sunday) and could not have been happier.
      The unit was great- two bedroom lockoff attached to a one bedroom for my in-laws. More than enough room all the way around. I just wish it were nicer out and that we had more time to enjoy what this resort has to offer. Laura from Sun or Snow was great, too! Excellent communication and I will check with them again before renting anywhere else.

      We were very pleased with our experience renting a "timeshare" from Sun and Snow. Their website and booking process are easily understood and the company are very helpful. The rates they offer are certainly excellent compared to comparable hotels. We would use them again without hesitation.

      We cannot say the same for Kingsgate. For us the resort felt a little dated and our apartment was large but with poor use of space. for example, the fridge/freezer in the kitchen, though standard size, dominated the actually small kitchen. The cooking utensils were fine, the apartment clean, the bathrooms rather "70s" with those plastic all-in-one showers or bath/shower combinations, the beds excellent. The walls are also thin and parking was difficult at times, and despite having facilities onsite for all guests, there were few sidewalks and so we often came across people walking in the road in poorly lit areas.

      The facilities in the resort are as described though even in late august we found the pools and other recreation options overcrowded and felt that they suffered from weak supervision of children either by their parents or the resort staff. Yet, the computer room was impressive with 5 or 6 expensive iMac desktops and free printing (for those online Busch Garden or Water Country passes).

      In general this resort and the apartments are likely best suited for families with teenagers or large groups rather than a family with little children.

      We made a last minute decision to take a trip to Williamsburg, Va for Spring Break. Laura helped us to plan this trip in less than a week. Being a first time renter from Sun and Snow I was not sure what to expect and she answered every one of my questions immediately. The condo we stayed in at Wyndham Kingsgate was perfect. It was clean, there was plenty of room for us and our 20 month old daughter to spread out. The grounds were nice and the location was convenient to everything we wanted. We will definitely rent from Sun or Snow again and probably will be going back to Wyndham Kingsgate this summer. Thank you!!!

      We loved the condo. It was clean, spacious, private and well taken care of.
      The only issue we had was with the services provided at Wyndham. We felt that the outdoor pool was too small and too warm for the amount of vacationers utilizing it. We used it only on the first evening of arrival and decided that the it was too crowded and too hot to enjoy. The other issue was the movie theather. The children's movie was only played once a day and you had to reserve your space before hand. We felt that with the amount of children at the resort, the theatre should be playing the movie at least 3 to 4 times a day.

      For less than $150 a night (including fee), we got a very nice two bedroom / two bathroom suite. It was like staying in a very comfortable, and slightly upscale condo. We were offered but not pressured into a time share presentation, which we declined. Will definitely stay at this and other Wyndham rental again.

      As two adults traveling with two younger children, this resort offered plenty of activities to keep the kids entertained while the adults got an opportunity to relax. The game rooms are a huge hit as well as the indoor and outdoor pools and miniature golf.
      The only drawback was the fact that the movie was full since they took names prior to the start of the movie. The staff suggested that we come back in case someone cancelled. The uncertainty was not appealing. It seems as if it would be better if they just did admission to the movies on a first come, first served basis.
      Overall, the experience was enjoyable and we plan to return to this resort.

      Our daughter and son-in-law wanted to visit the Williamsburg/Virginia Beach area for a few days. After an extensive online search, we settled on Kingsgate. It was a convenient location and we were able to get a reasonable rate. Our stay was better than expected. We had a beautiful two-bedroom, two bath unit. The unit was clean and cheerful. The furnishings appeared to be quite new and comfortable. We cooked several meals in the kitchen, which was well equipped. There are several pools and a mini-golf course, which were all very nice. I would definitely recommend Kingsgate.

      Very Spacious Condo accommodations

      Wyndham Kingsgate is a short drive from Colonial Williamsburg and Busch Gardens. When traveling with kids, I prefer a condo for the full kitchen and washer/dryer. The rooms were spacious and comfortable, and the price was reasonable compared to the Williamsburg hotels. Downsides: 1. the bathroom fan in the condo below us was very loud, 2. the indoor pool heater was not working but we were able to drive to another Wyndham propery nearby to use that pool. 3. Although there is a restaurant on site, it was only open for "special events" so it was open one night but not the next when we wanted to eat there. 4. Since we were guests of time share owners, we were asked to attend an open house. We said no and were not asked again, but it's a little annoying because they tell you at registration that you need to pick up your parking pass at the concierge desk, then they pitch the open house with the offer of discounted tickets to Busch Gardens and Colonial Williamsburg.
      Regardless of the downsides would stay here again but would request a unit on the first floor since there aren't any elevators (we were on the third floor).

      We were very pleased with the time share unit. Rooms are large and kichens are fully stocked with cookware and utensils. Our unit was close to the pool and game rooms, so made use of these facilities very convenient. Down side for use was that a major east coast snow storm was predicted so we had to leave the time share a day early.

      Great place for larger families, plenty of things to do despite

      We chose a condo b/c we came with our largish family of school age kids and a toddler instead of our normal fare, a hotel suite. We were pleasantly surprised by the size of the condo. There is a spacious master bedroom that allowed a portacrib easily with plenty of space to move around. We found the bed comfortable (king size too). The master bathroom was a bit small, with one sink and a tiny shower that would be a tight fit for a larger sized person. I had some problems with keeping the shower hot while my oldest daughter was washing dishes, solved by using the hot water for one job at a time. The second bathroom had a full bathtub to accomodate families with young children. We used both bedrooms and the pullout sofa and had plenty of room... for a vacation condo. The amount of sound barrier b/w condos is lacking as reported by other reviewers. However, there are no elevators so we stuck with ground level b/c of baby gear and used white noise at night to drown out other families successfully. Washer/dryer were in the master bedroom, a bit noisy and of small condo size, but did their jobs adequately. The family room was a decent size for playing games or watching TV. Couch and love seat were comfortable, I liked the furnishings.

      There was a full kitchen with nice touches left by management like a pouch of microwave popcorn, salt/pepper, dishwasher detergent etc. The refrigerator/freezer were full size with an automatic icemaker. The amount of dishes, utensils available and size of mugs were lacking but standard fare for a vacation rental. Bring your own mug if you enjoy a nice cup of coffee in the morning.

      Check-in was easy although I found the young attendant a bit curt and perhaps suspicious? It could have been her natural response to my ragged appearance after being up for 36 hours driving to/fro DC in bad weather. Thankfully, this probably prevented me being approached about buying a time share. Regardless, we were able to check in about 4 hours early, which allowed me to nap the youngest and myself the first day. All other employees throughout the stay were quite pleasant.

      The amenities were a big surprise although I had read other reviews. Since it was frigid outside, we could not use the minigolf or other outdoor amenities but the free arcades were a huge hit. One room had mostly shooting games and pool, the second room had older games (pinball), foozball and driving type games; a perfect diversion during baby's nap. The arcade rooms were quite noisy and well used by all ages but there was plenty of games left to do. There was a place in the activity center to check out free board games and movies; the attendant there provided towels for the indoor pool. The kids even got a surprise visit from Santa at the activity center; they sat on his lap and chatted about their Christmas wishes while I took pictures. The fitness center looked promising which I didn't use. There was more equipment available (3 treadmills, other aerobic and wts) than hotels. If you wanted to run or bike a decent distance, it seemed like you could leave from the condo and hit the scenic highway (with a bike lane) within one mile.

      The condos are close to Colonial Williamsburg, right in the strip of hotels but down a side street so that you feel as if you are far away from them. The internet sales representative, Laura, was quite helpful and quickly responded to my specific questions and needs I had about my family.

      We only stayed two days and ate out, but I recommend these condos for families of all ages with various needs. We would easily rent again for a week and be able to make most meals there with some planning. We have stayed at the Holiday Inn Suites in the past (#1 for hotels on tripadvisor) and found it pleasant but it does not compare to the spaciousness of these condos nor the amenities available here for about the same price. Highly recommend.

We had all the comforts of home but with all the extra's, like the pool's, game room etc. The only thing I would have changed would of been moving to higher floor, we were on the 1st floor and the family above us was very loud but it did not ruin our trip.       The staff was very courteous & attentive. I called housekeeping for dishwasher detergent and they brought it right over.
      The kids enjoyed both the indoor & outdoor pools. When it's over 100 degrees out it's nice to get out of the sun for awhile yet still cool off in the pool.
      We really enjoyed the convenience of having a kitchen, we'll never stay in a regular hotel room again!

      This rental was worth it for us because we got a pretty good discount for a week's stay (for two adults and 3 kids). We didn't get much information before we got there other than what was listed on vrbo.com. The condo itself was great, lots of space, nice kitchen/dining room, deck outside, and nice sized bedrooms. The service was good while we were there, as the staff brought a high chair right to our door for our 6-month old, and called us periodically to see if we needed anything.

      What a great place for a family with young children. The room was clean and the kitchen well stocked. We had a problem with the dvd player and someone was there within 5 minutes to repair it. The only complaint was that it was very crowded but that was likely due to a heat wave on spring break. There was no supervision in the pool area and some kids were wild. The indoor pool could have been warmer and the outdoor pool was freezing - but then again, it was early April. However, overall our stay was great.

      We found the experience at Kingsgate Resort in Williamsburg, Va. to be fantastic. The kids loved the resort amenities and the adults loved the spacious and roomy accommodations. The on-site staff was great in every way. The room was perfect and extremely affordable. I did find the manager of Sun and Snow to be a bit inaccessible in emergency situations and as a new timeshare client, her patience seemed to be short when questions were asked, but overall, we received the answers we were seeking and are very happy with our timeshare selection. We look forward to using Sun or Snow Timeshare on our next vacation!

      I’ve looked through our correspondence and I’m a bit confused as to why she felt I was impatient with answering questions. I’m very sorry if the tone of any e-mails came across inaccurately, as I am always happy to answer questions. Regarding being inaccessible: my home number is always listed in large, bold numbers at the top of the guest certificates/confirmations, which is for emergency contact. I am always accessible to my clients, even with being a stay-at-home mom of a newborn and a 3-year-old and running this business entirely on my own. I did reply to her e-mail regarding a delay in her travels within 1.5 hours, which is quite fast for a Sunday.

      I’m glad she had a good stay and apologize if she felt my service fell below expectations. I believe in providing personal service, fast communication and excellent accommodations!
