First I want to tell you we had a wonderful time in Italy. We all loved the layout of the villa. For our group of 12 it was perfect. We had privacy and yet there was a room to gather. The size of each of the rooms and bathrooms was quite roomy so all of us were relieved. The pool was very nice and cleaned each morning. The women that cooked were wonderful. They were pleasant and great cooks. We had 2 meals at the villa.
We wished that the towels could have been changed every other day, rather than just mid-week. Also, the refrigerator wasn't as cold as it should have been. None of the windows had screens, so it was buggy, but I understand that the Italians don't have screens. The phone was a little tempermental.
Under different circumstances the location might have been a problem. It was rather isolated and not close to a town. We, however, had a driver and a guide at our disposal for 12 hours each day, so all we had to do was to decide where we wanted to go and they took us. We toured all over, We went to 11 hill towns, including Florence and Siena and loved it all. -

The property was clean, well maintained, well equipped and in a great location.
The privacy, and peacefulness of the property made for a great vacation. Easy day trips to many great places in Tuscany. Close to train station with great service to Florence and Rome.
We understood why there was no phone, but using the cell phone was a challenge for us. Also, windows could use screens.
Beautiful, peaceful, full of history and culture, great local people and great wine. -

Beautiful relaxing countryside, nice clean accomodations, good large kitchen/dining area for visiting with our friends. We were four couples; with six or seven couples it would have been a little crouwded.
Seclusion. Open space vistas. Good walks.

Good sightseeing and restaurants within 30 to 45 minutes in any directoin. -

They had things we didn't expect. There was food in the refrigerator, lovely linens, and the property itself is amazing.
The location was out in the middle of nowhere, and only a dozen or so lights are visible at night. It is wonderfully secluded. The hosts were extremely hospitable. Have diiner with them if not just to see the rest of the property! They offer the option and it's worth it.
The pig farm was up wind. It was barely noticable, but worth mentioning. Unfortunatly there's nothing they can do about it as the lease for the pig farm isn't up for 20 years.
We enjoyed that there are not as many tourists as other areas.
