RECEPTIVE STRUCTURE. Villa Fossombroni stands on the top of a gentle slope, lulled by the embrace of a dream landscape where wooded thickets alternate with vineyards and olive groves. Part of a large farm estate, where the fertile land produces a high-quality extra virgin olive oil and select nectar like Caldese and Carmignano, the villa is away from prying eyes, although just a few kilometres from the town centre of Arezzo. It was built over a Lombard fort and has belonged, since the 17th century, to the noble Arezzo family, Fossombroni. After subsequent extension and restoration work, maintaining the original structure, the villa is now a splendid and comfortable country house with every element, both structural and decorative, in keeping with the traditional style of the area: floors in wood and terracotta, ceilings with exposed beams, decorated doors and antique furniture, warm colours distinguishing the rooms and blending harmoniously with the material of the bed heads and the curtains caressing the windows. Villa Fossombroni is an excellent starting point for visiting the main towns of Tuscany and Umbria such as Siena, Florence and Perugia, with their impressive artistic patrimony. And, finally, daily excursions will take you to beautiful nearby towns like Gaiole and Radda, along the Chianti Road, or Cortona and Sansepolcro, in the immediate vicinity. The house adjoins a wing of the complex occupied by the owners, who could be a useful point of reference for the guests to whom, however, complete privacy is guaranteed.
Spread over three floors on sloping ground that allows access to the house from both the ground floor and the first floor. The main entrance is located on the ground floor with the living area consisting of a spacious sitting room, a billiard room, a typical Tuscan kitchen and dining room: these last two have direct access to the outside with the gazebo-outdoor dining area. The ground floor is completed by a laundry and a bathroom with shower. On the first floor is another dining room with open plan kitchen with direct access to a terrace with table and chairs and wood oven; from here a flight of stairs leads up to a cosy sitting room with a large fireplace and satellite TV and, finally, to a double bedroom with adjoining bathroom. The sleeping area on the second floor consists of a double bedroom with a large area used as a dressing room and an ensuite bathroom with shower and sauna, of a twin bedroom (with joinable beds) and a double bedroom (with divisible bed) which share a bathroom with Jacuzzi tub.
The estate covers an area of 60 hectares, distributed among wooded areas and hilly landscape planted with vineyards and olive groves. An hour-long hiking trail leads from the villa through the woods where guests can immerse themselves in pure and tranquil nature. Surrounding the house is a beautiful garden embellished with mulberry trees, cedars and fruit trees such as pomegranates, persimmons, figs and lemons. Framing the internal paths of the property is a valuable collection of 19th century antique roses and scented lavender bushes. Guests can admire the wonderful bright colours from the large panoramic terrace equipped with tables, chairs and umbrellas where they can also dine in the outdoor dining area, in front of the kitchen on the ground floor.
The pool, south-facing and bathed by the sun throughout the day, is located just a few paces from the villa. The rectangular-shaped pool is lined in PVC, measures 6 x 14 m with a depth varying from 1.20 to 2 m and has Roman steps for access to the water. It has chlorine purification and is equipped with both internal and external lighting. The border of the pool is in marble while the solarium area is paved in teak and surrounded by a large lawn dotted with olive trees; it is provided with tables, chairs and umbrellas where guest can relax and enjoy the beautiful hilly landscape. There is a cold-water shower and a changing room. The pool is open from the last Saturday in April until the first Saturday in October.

The property, located less than 5 km from the centre of Arezzo, in Tuscany, is in the ideal location for visiting a typical city of Etruscan origin, rich in churches, churches and museums.
