This is the apartment that my wife chose and is our home for three months of the year. It is on the 9th floor of the uniquely* located Rimping Condominium overlooking the Ping River and opposite the US Consulate. The balcony is a major bonus and great for dining and an evening sun-downer. The condominium is also close to most of the places we want to go. Across the Nankornping Bridge are the major markets and a bit further is the Night Bazaar and dozens of places to eat. The Old City is under a mile but if that is too far to walk it is an easy ride in a tuk-tuk or songthaew.
* It was constructed in a prime location and caused such controversy that all subsequent high rise buildings were subjected to greater regulation and are significantly further out.
Please note that the minimum stay is four weeks and the rent is US$1090. This includes cable television, high speed internet, your Electricity and water consumption; 24/7 Security and access to the swimming pool and exercise room. There are no extra fees. Also note the apartment is on the 9th Floor and not safe for young children; access to the second bedroom is via the balcony.
The apartment is a 100 metre square (1100 square feet) which has been completely renovated, restored, refurbished and furnished which we use twice a year for holidays. (Please see the photographs) It is an ideal base for someone wishing to spend a few weeks or months in one of Asia's favourite tourist destinations; Chiang Mai gets nearly two million overseas visitors a year. One of the difficulties in Chiang Mai is finding a fully furnished apartment with a kitchen that are available for a month because most apartment landlords want rental agreements for a year. We hope that by offering a minimum of a month this will make things just a little bit easier.
The apartment is fully equipped and has all the amenities of a four star hotel but at one third of the cost. It has a fully equipped western style kitchen including an oven (a rarity in Thailand) but if you don't wish to cook there is a very good restaurant and coffee shop downstairs; present your Rimping card key for a discount. Further along Charoenrat Road there are several good eating places and in the Night Bazaar and Market there are dozens more.
Just across the Nankornping Bridge is the Chiang Mai flower market; an abundance of tropical and temperate flowers that will astonish you. A big spray of orchids might cost you three dollars and will last a fortnight. Next to that is the main Chiang Mai market with an abundance of fruit and vegetables that are all fresh.......... Thais like their food fresh and shop every day rather than use a refrigerator. This market contains a great deal more. I have bought material for a shirt, gone to the sewing ladies with an old shirt and they have produced a new one. Of course there are also a number of specialist tailors close by.
Just along from there, on the other side of the US Consulate, is the main wholesale market where you can buy absolutely fresh chicken and pork (killed that morning) and prawns and fish. The fish are swimming in the tank........ pick your fish and they will catch, despatch and gut it while you wait. Walk back across the bridge, ascend the lift and cook........ marvellous.
For more packaged and western foods the Rimping Supermarket is about a mile along Charoenrat Road. This is an upmarket supermarket by anyone's standards and the produce is superb. Be warned; imported overseas goods, French cheese, Australian Vegemite and wines of all types are much more expensive than they are at home ( spirits are very cheap $12 a bottle) but there is very little that you cannot get.... and their bakery produces good bread.
To try and tell you of the various attractions in Chiang Mai would be redundant there are dozens of web-sites for pandas, tigers and elephants; botanical gardens, museums, temples galore, a zoo, bungee jumping and white river rafting. They are so widely advertised they need no help from me. Less predictable and more fun is to go to the bus station and jump on a local bus and see where it takes you. Stop where you want to get off, walk around, have a coffee and get the bus back. Total cost of your outing about $10 for two and you have seen what the locals have seen and learned something away from the more touristy places.
That's enough from me. We love the place which is why we bought our apartment....... and I am sure that you will love it too. If you have read this far and are old and retired as we are............ and you are thinking "But this is Asia", please think again; my wife thinks this is the safest place she has ever been in and we have lived all over the world. The Thais are Buddhist, they abhor violence and respect the old............ what more do you need?.
Wherever you go, wherever you stay, may your God go with you.
Keep safe, keep well,
Thank you for your interest. If you wish to make a booking please check the availability dates and the rates and contact me via the web site with your dates. I shall respond with a quote/payment request and at the same time hold your dates for 48 hours. If, in that time, you have paid the deposit those dates are secured for you. If a deposit is not paid in 48 hours the dates will be made available again. To keep matters simple your rental includes your electricity and water charges; we don't like unpleasant surprises any more than you do.
In order to comply with the agreement we have with our condominium management the minimum stay is 4 weeks. It will also be necessary for you to supply the names of the travellers in your party so their occupancy can be authorised.
Wherever you stay I wish you a happy holiday, Chiang Mai is a magical place.
River Ping Balcony Condo 2brm/2bthrm US$1090/mth Chiang Mai, Chiang Mai Province, Thailand
Additional Location Information
Chiang Mai is a favourite traveller destination with a fascinating history going back to 1296. The old walled and moated city is full of interest and more than 100 Buddhist temples. The people, the shops and the eating places are a delight with dinner from $2.50 on the street to as much as you would like to pay in a grand hotel...... and the cost of living is low enough for a western traveller to recover their air-fare ! A great place to explore Northern Thailand and to visit Vientiane and Myanmar.

We were fortune to be able to book the condo for the month of November, 2013. This was our 4th time to visit Chiang Mai and we wanted to have enough time to really explore the city and surrounding areas this time. We were traveling with another couple this time and it was their first trip to Thailand.
Communicating with Charles prior to our trip was super. He answered every email within hours of my sending them. Once we arrived he immediately emailed to make sure everything had gone smooth with our arrival. There was one small issue and he instantly took care of it.
The condo was perfect for the 4 of us. Each couple had their own bedroom and bathroom, plus a nice size front room for us to visit and plan our adventures for the next day.
We were in the condo over Loi Krathong and it was the ideal location for all the festivities. The condo is on the 9th floor with a beautiful view of the river. The balcony has a small table and chairs which we used most evenings and mornings while watching the activity on and across the river.
The condo's location puts you close to more restaurants than you could ever possibly eat at and many of them are excellent. It's an easy walk to the day market, night market and Tha Phae Gate.
Knowing that there was 24 hour security on site was an added plus. We felt comfortable leaving our luggage at the condo when we took a 5 night trip to Mae Hong Son. After staying in small bungalows for 5 nights it felt like we were coming home when we arrived back at the condo.
Having a 1100 sq. ft. condo made our trip so much nicer than staying in a hotel or guest house every could have. It was like having a home away from home.
I can't say enough about how easy it was to communicate and work with Charles. It was obvious that he really wanted our trip and our accommodations to be perfect...which they were!
"Perfect place to plan some holidays in Chiang Mai"

Charles and Carol made sure that I would feel right at home when I arrived. They prepared a nice guide to let you know how everything works, and how to get around. Very nice!
The condo has two comfortable rooms which are at opposite ends of the unit, and one is only accessible from the main balcony: Ideal for two couples who want to plan a holiday together but still need some level of privacy. Everything in the unit worked as expected during my stay, but when the a/C Unit failed, Charles was easy to reach and made sure everything would be fixed asap. It was reassuring that any issue that would arise would be fixed following a quick email or phone call.
The building staff was very welcoming and accommodating, and there are security guards 24/7. The unit is conveniently located near the Warorot Market, and is a 15-20 minutes walk away from Loi Kroh Road and the old city gates, for people who want to have a taste of the Night Life. If you feel lazy, almost everywhere you might want to go is probably a 5 minutes, 20/40 Baht Songthaew (red pick-up public taxi) ride away, depending on how far you want to go.
The view from the condo is gorgeous, and you will certainly enjoy the riverview and the many excellent restaurants along the Charoenrat Road. There is a small gym and a large swimming pool and sauna in the building, which I had to myself every evening.
Kitchen was fully functional, and I really appreciated the Dishwasher, as I was perfecting my thai cooking skills...!
Just 2 minor things to report: If you are sensitive to light, bring an eye mask as there are no curtains in the bedrooms (Not a privacy issue though, nobody can see at any angle). Also, some mornings tended to be a little noisy (traffic, roosters?). Nothing out of the ordinary (city noise), but if you are a light sleeper, some earplugs might help.
I will definitely rent this unit again if I have the opportunity. Books and Dvds were a nice extra!
Merci Beacoup Monsieur Tommy; and you were a delightful and responsive guest. The curtains will be fitted on our next trip in January ready for your next visit. Take care. Charles.

"Far exceeded my expectations."

I expected a good unit as the reviews were good, but, this two bedroom condo far exceeded my expectations. On level 9 facing the river the views are great. Just a short walk across the bridge for fresh markets. Turn left off the bridge brings you to flower markets and general markets. The night markets are a 15" walk away. So this place is so central. The fit out is to a standard of an australian kitchen and bathroom. Read more
Thank you Bus, am glad you were pleased................ and thank you for resolving the problem with the lock. Charles

This 2 bedroom condo is in the perfect location, all the taxis etc know where it is, it's close to 2 markets that never seem to close, fresh fruit, vegies and fish.
You sit in comfy chairs on the balcony and watch it all happen.
A top restaurant down stairs, and an even better one 2 doors up, at prices you can only dream of, then walk or ride less than 1klm and there is more, all this without leaving the street.
For the likes of us oldies no steps and all easy to navigate; only draw back is the step into the bath for a shower but even that can be turned into fun?
The owner Charles is so helpful in all aspects, so with email and phones it just all works.
All the staff are friendly and helpful, and the laundry lady is a sweetie.
One complaint! The swimming pool is on a mezzanine floor (6th) so the sun does not shine on the water, first dive it's like a Norwegian lake, wonderful!
If I was younger I would move back and refuse to leave.
For all your information etc we say, Thanks Charles Read more

We were lucky enough to stay at this modern condo during our stay in Chaing Mai, Thailand. It is a wonderful and secure place, near markets, Night Bazaar, and many eateries. The building also has swimming pool, gym and laundry facilities. It certainly is nice to tour the town and see the sites during the day and then return to a comfortable, modern and clean space. Definately tell everyone you know that this is the place to stay! Home away from home.

I stayed at this exact unit for nearly half a year, while in Chiang Mai, Thailand. You would not believe the view! It's absolutely breathtaking. Plus, you can simply wander downstairs, and you're just a few minutes' walk to get all the fresh produce (fruits and veggies) you need; at the local outdoor market. A great place to eat healthy, and cheap! There are plenty of good restaurants as well, within close walking distance, to enjoy afternoon or evenings. And, you're very close to the city center, with all it has to offer.
The unit itself? You could not ask for more. Two full bedrooms, two baths, two spacious balconies overlooking the city, a huge kitchen and 'great room,' with a TV/DVD player.
Ah yes: And lest I forget... Two of the best owners/landlords I've ever met! Easy going, friendly - great people :-).
If you stay at Charles and Carol's place here - everything gets easier, more efficient, and more fun, in Chiang Mai.
