What a great holiday villa in Tuscany this is for a group of friends who love scenic walks and the ability to walk right into the town of Cortona! When you and your large group of family and friends want a firsthand look at Tuscany, try taking a leisurely stroll away from this villa through the nearby olive groves - simply stunning! And perhaps best of all, this self-catering accommodation is also only 500 meters from Cortona, meaning this hilltop town is just a pleasant walk away!
Located amidst a large garden, this villa (with an attached annex) is bordered by landscaped lawns with flowers, trees, and views of the Valdichiana and the hills of Siena. There are also various paths leading through olive groves. There is a private swimming pool (4m x 8m) surrounded by sun lounges, umbrellas, and outstanding views. Please be aware that the owners live in an apartment connected to the villa (with their own entrance) on the first floor but complete privacy is guaranteed at all times. Parking is available within the property grounds.
Ground Floor: The entrance opens to a reading room and onto a combined living and dining room. This room has a couch, chairs, fireplace, and a table with chairs. The kitchen is equipped with a cook-top, oven, microwave, American coffee maker and dishwasher, as well as another dining table with chairs and access to the garden. There is also a guest bathroom with a toilet on this floor.
First Floor: A staircase leads up to a second living room with a fireplace and couch and four bedrooms. The first and second bedrooms each have a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, and shower. The third and fourth bedrooms each have a 160 cm queen-sized bed. There is a third bathroom with a sink, toilet, shower, and tub.
Ground Floor: There is a combined living and dining room with chairs, a fireplace, and a table with chairs. The kitchen is equipped with a cook-top, oven, microwave, coffee maker, and dishwasher. There are two bedrooms. The first bedroom has a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, and shower. The second bedroom has a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, shower, and tub.

We stayed in the second floor bedroom of the main villa. The location, atmosphere, and surroundings exceeded our expectations. The interior of the villa was clean, as well as the linens. The bed was nice, too, and our overall experience was very good!
The location. It's just a few minutes walk to town. The views,
terrain, and land full of olive trees and apples and other trees. The hill above and the Santa Maria Nuova church that
seemed to be watching over the villa.
The kitchen is a little dated and could be improved, including some appliances.
The views, walks to Cortona, the cimetero, and the wooded areas and the sense of history.

the owner was there all the time, we killed three scorpions in the house, one in the bathroom , one in the kitchen and one in the living room. The house was dark and the furniture musty. The plumbing we were told was up dated but was very poor relative to the other places we have stayed in Italy, particularily the plumbing in the top bathroom. The towels were not replaced all week so we had to use the same towels for the whole week much to the displeasure of the women, the 200 euro final cleaning was a rip off and should have been included. We refused to pay for the use of the washer and dryer which the owner said was 3 euros per use.
The area arrounf Multuplicino and Montalcino was much better. Celle near Cortona was worth the visit as was Arezzo

Exceeded all expectations. There were a lot of wonderful places on the property where the whole family could gather and enjoy each other, such as the living room, grand salon, kitchen, outdoor tables, poolside, etc.
The view was tremendous and we got wonderful light at sunrise and sunset.
The beds were a little firm.
Cortona, a five to ten minute walk from the villa, is a wonderful town with great restaurants, a good Etruscan museum, and nice shopping. There are a lot of great walks to take from the villa and many cute towns within a short drive.

Fantastico! The house is beautiful and very clean. The setting is breathtaking. The owner, Manuela, is very warm and friendly, responsive, and thoughtful. Her groundskeeper, Carlo, is very helpful.
The setting of the house is spectacular. The views all around are spectacular the location is great and gave us easy access to areas of Tuscany and Umbria that we have never seen before. And the owner couldn't be nicer or more helpful.
The only things I would comment on are that the internet only works in the casale and not in the main villa. My husband was working while we were there, and this was a little inconvenient. The other thing is that we read on the bottom of the list of pool rules that the tap water is not drinkable. If that's correct, it might be helpful if that were made more prominent.
We had a fantastic wine tasting and subsequent dinner at a local winery that Manuela told us about in Castiglion Fiorentino. Best meal of the trip--amazing! We also toured the Perugina chocolate factory and visited beautiful Perugia and enjoyed a nice day at Lake Trasimeno. We also caught the medieval festival and crossbow competition in Cortona.
