Let me start off by saying that the communication I had with the owner prior to our stay was excellent. He was very quick to respond & gave us all the information we needed to get in the house which was very much appreciated & helpful.
When we arrived late in the evening at Aviana there was a gated entry which we knew in advance. The gate was locked so we used the keypad to enter. There was no one in the guard building however they had a mannequin in there that I assume was supposed to look like a security guard however it clearly had no arms & no face. There was also a pedestrian gate to the right of the 2 locked gates & it was open & there were cars parked outside of that gate on the dead end street & I'm assuming the people in those cars had got out & walked in to the community. Right as you enter the community is a nice clubhouse & pool area (we never used it). After you drive past that for the first few blocks is empty lots with large sand dunes on them & dead end streets. It looks like they just haven't started that phase of the community however I read review from 2009 where people were complaining about it also so I'm not sure they intend to build there. Once you get to the houses they are nice & we never had a problem with noisy neighbors or traffic or anything. There was very loud train that would pass several times a day & at first in the night when we weren't sure what it was it was actually kind of scary.
Once we arrived at the house there were lights on for us & we used our key code to enter with no problem. It was a great size house for our family of 2 adults & 7 children. The house appeared as though no one had stayed in it for a few months as there were cobwebs in many of the corners, the carpet was dirty with spots on it & there was a pitcher of what appeared to be kool-aid in the refrigerator (we left it there b/c I'm not sure why it was there). The water tasted like rust like it hadn't been turned on in a while possibly. There was a dead bug (what appeared to be a small cock roach) in the downstairs whirlpool tub. All of the windows had vertical blinds on them with many missing slats which could be found in the closets all over the house. That part wasn't appealing at all. When we went to eat breakfast the next morning the kids wanted cereal, there were enough bowls however there was only 1 normal sized spoon & the rest very large serving spoons. The house can hold up to 10 people so that was a little disappointing. We just bought plastic spoons to use the rest of the time. The pool had over a dozen worms in the bottom & many bugs floating on the top. The kids cleaned it out the next day so they could swim. There was no light in the pool & I was told by the maintenance man that that the bulb was out & it was wired wrong but it was supposed to be fixed during our stay. It wasn't. The leather couch cushions in the main living room had tears in them.
The second day we were there we arrived back at the house during the hours where there was security. A nice lady came out to meet us & asked for our name so she could give us a paper for our car. My fiance gave her his last name & the address of our vacation home. She had a clipboard & seemed as if she was looking it up however the house wasn't in his name it was in mine. She said she found it & gave us the paper for the car with his name & the address of the house we were staying in. VERY SCARY! We also had some friends that stopped by & all they had to do was tell her the address to where they were going & she let them in. I guess if you know an address there that is all you need to get it. I didn't understand the point of the security at that point.
The area was for sure off the beaten path, about 25 minutes to a Wal-Mart which we needed since we flew & didn't bring anything with us. Coming from out of town & not sure what grocery store chains there are we had no idea what to put in the GPS to look for. We later found out there was a Publix about 10 minutes away in the opposite direction. There was a gas station about 5 minutes away & a Dollar General about 7 minutes away. There were no restaurants for several miles. I should have done more research on that before we arrived but I didn't.
While enjoying a relaxing day at the house we were doing dishes & the handle to the kitchen faucet just came off in our hand. The water never did get hot in the kitchen sink. I called maintenance about that & had to leave a message. Shortly after that I got a text from them saying they were busy & asked what I needed. I text them back & told them & they said they would send someone over. I never could talk to a live person, good thing I know how to text or a I have a phone that allowed that. Within the hour maintenance man arrived, he was very nice & fixed the problem, he turned up the water heater but it still wouldn't get hot. On the last evening before we left there was a live cock roach in the dishwasher but that was the only live bug we found.
We aren't hard to please & don't have high expectations but this didn't meet them. I didn't want to complain much as we were trying to enjoy our vacation & not have strangers in & out of the house the whole time we were there. We were able to live with it the way it was but I feel like it should have been more ready for us to arrive & cleaner for sure. We come to this area at least once a year as we have a lot of family in the Orlando/Titusville/Davenport/Tampa area. We won't be back to this resort.
Thank you for taking the trouble to write a review of your stay in our home. The main security features are a locked entrance gate with a clubhouse where all guests and visitors have to register. The vast majority of resorts in the area have neither gates nor a clubhouse. The majority of the owners and residents are happy with the level of security that is provided. There are a number of long term renters and permanent residents in the community. Incidentally, the cars you saw outside the entrance were not empty but contained parents waiting for their children to come off the school bus!
The house was cleaned about a week before you arrived and freshened up the day before you arrived. Unfortunately, with such a light colored carpet, some stains do remain even after a steam clean.
I am sorry to hear that you had so much trouble finding stores such as Walmart and Publix in the area. According to Google the nearest Walmart is 10 miles away, the nearest Publix is 5 minutes away and there are numerous restaurants such as Manny’s Steak House and Chilli’s within 5 minutes from the resort. I would have thought these would have been highlighted by typing ‘restaurants’ or ‘food’ into 'places of interest' on the GPS. Providence, a resort less than a mile away, has a golf course with a nice restaurant. Champions Gate, about 5 minutes’ drive away, has a Chilli’s, Publix, and also a golf course with several restaurants.
The pool is an outdoor one which is going to get bugs on a daily basis. A cleaning net is provided and usually is not needed much after you have used it once in the day. The pool is also serviced and cleaned on a weekly basis. I apologize for the absence of the pool light, but that has now been repaired.
I am sorry to hear that you would not like to return to either the resort or the home.

A delight from the minute we arrived the wee ones thought they were in heaven, a fantastic and beautiful villa, great spacious rooms we have two children and they insisted in trying every bed, it was like goldilocks and the three bears !! Superb facilities, kitchen, lounge, dining areas and each room was very comfortable, it was like home from home, oh and great to have Wi-Fi when you have an 11 year old !! Wee ones are early risers so thank goodness for the great games room which they would love before breakfast and a dive in the pool with Jacuzzi, these were a winner. We did all the attractions which were close to the Villa and didn't hear the complains from them "are we nearly there yet" We were in the pool either early morning or late at night, so peaceful and safe and the facilities around are 100%. A few more years to save and we will go back !! Thanks to the Owner who was so accommodating to all our every needs and should be very proud to own such a beautiful villa. It was the holiday of a lifetime.

My husband, four children and I are just home from a 'holiday of a lifetime' in Florida. We stayed in this magnificant villa - it is really spacious and comfortable and has all you could every need when away from home. Most days it was impossible to drag the children away from the pool to visit the attractions/parks! The owner is an absolute gentleman to deal with and I would highly recommend the property.

this house was amazing it was large and a nice backyard closed and pool the rooms were large and everything was clean the neighborhood was very peaceful and there were a few families out there with children that played with ours everyone was so nice and the owner of the property responded very quickly when emailed considering that he's on the other end of the world he was very pleasant and I cannot wait to take my family to Back to thank you so much!!
