The large light filled ground floor features intercom entrance, soaring ceilings, open plan living, dining and kitchen with electric cook top, oven, dishwasher and full size fridge/freezer and microwave, office area with desk, powder room and fully equipped Euro laundry. Our townhouse is located right in the heart of Brighton Road Elwood Village, with everything literally at your doorstep. For travelling further afield, the Brighton Road tram stop is located only meters away, so getting around is a breeze!

This is a ground floor double storey townhouse with internal stairs to second level.
Off street parking suitable for small to medium vehicles only.
All our apartments and homes are located in residential buildings, and your neighbours are long term residents. Staying with us means you can live like a local! As part of that experience, we expect that at all times you be respectful and mindful of neighbouring residents, and their expectation of peaceful enjoyment of their homes. This is especially true when entering or exiting the property, and when in outside areas such as balconies, courtyards and common property areas. Noise from inside and outside the property must be inaudible by other residents between 10pm and 8am and at a level that does not interfere with neighbouring residents' peaceful enjoyment of their homes at all other times.
Parties, gatherings, functions are STRICTLY PROHIBITED.
All our properties are STRICTLY NON SMOKING.
In the interest of being green, we ask guests to ensure that lights/heating/cooling etc., are switched off when not in property, and when checking-out. Excessive usage may be charged.
Check-in is from 3pm and check-out is up to 10am. Check in/out procedures are detailed via email once reservation is confirmed.
Any damages and/or losses to property or contents must be immediately reported to us via email. All damages and/or losses to property or contents are the express responsibility of the Guest making booking and any of the Guest's Invitees. So, you or your guests will be responsible and are obliged to pay for any damages and/or losses to property or contents.
It is a requirement that the property be maintained in a clean and tidy state at all times during your stay, and that it is left in a reasonable state of cleanliness and tidiness at exit, that does not require extra cleaning or tidying in order to prepare for incoming guests. There will be a charge for extra cleaning. Complimentary interim housekeeping (if applicable) provides fresh bed linen, bath towels, general clean and tidy, but not a complete housekeeping service as provided before check-in. Property must be in a reasonable state of cleanliness and tidiness in order for housekeeping to be able to carry out complimentary interim housekeeping.

We're a family of 4 & stayed at this townhouse during the hottest week Melbourne had had for years. We were delighted with the accommodation - very comfortable,thoughtfully and generously appointed,secure, quiet and clean. It was also cool - downstairs without air con; upstairs with air con. We used local public transport which was nearby and easy but also had our car which was very easily and securely parked on site at no extra charge. Hosts very swiftly and kindly replaced the DVD player when the original one didn't work. Great wine bar and fabulous turkish restaurant right outside the front door and St Kilda around the cnr. I am very happy to recommend it.

In 2012 we had the privelege of staying at the Hat Factory for 2 months. Given our extended stay as we prepared to move overseas, I knew we needed not only a comfortable venue, but one with all the facilities we needed. We couldn't have asked for more. Full but compact kitchen, all the cooking equipment we needed and done with style. The study space and extra toilet are a bonus. The master bathroom is quite luxurious with good storage. And the beds were fab. My kingsize one of the best I've slept on. Any hiccups were speedily rectified, and Vince was readily available. Fab position too, close to transport & cafes and all Carlisle street has to offer. We could eat out or grab a coffee. I also felt very safe and secure. A bonus when alone with 3 kids.
The only negatives were the washer dryer took ages and never really dried well. Maybe better for short term as still a good option. The glass top table was difficult to keep clean. And the TV reception was not good. None of which could out weigh the fact that we would happily come back & stay at The Hat Factory or another of 2C's spots when we visit Melbourne again.
