Farm Cottage is situated in West Luccombe in the Horner Valley, which is just a mile from the village of Porlock. This cottage is part of the farmhouse at West Luccombe, which is a National Trust 300 acre farm on the Holnicote Estate. This area is known as a walkers paradise due to the beautiful wooded valleys with streams, open moorland and rolling hills, plus the magnificent coastal scenery. There is a fantastic network of marked footpaths from the front door.Farm Cottage has all the charm and character you would expect of this type of traditional building; an Aga in the kitchen, a wood-burner in the sitting room, very spacious throughout and much more besides.
The entrance hall leads into the kitchen with dining table, there is also a separate large sitting room with wood-burner. Farm Cottage sleeps 6 having three good sized bedrooms upstairs, two double (king-sized beds) and one twin room, which all enjoy lovely views across the fields. There is a family bathroom with shower over the bath, plus separate toilet downstairs.
Farm Cottage has its own separate driveway, plenty of parking for three cars or more and a private garden. It is situated on a working farm so great for the kids to be involved if they wish, just ask Jane the owner. This is a great family destination - you really will feel like you have 'got away from it all'!
Farm Cottage is fitted with dishwasher, washing machine, fridge,
freezer, microwave, electric oven with hob and Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television (with Free-sat), DVD player and CD player is provided in the sitting room and wireless internet is available.
An iron, ironing board, laundry basket and hair dryer are also provided.
A cot and/or high chair is available; please request these items when booking so we can make sure they are present for your arrival.
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner.
The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased nearby or from the hardware shop in Porlock.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
The property is accessed via a private drive which leads to private off-road parking for three or more cars. Directly outside is a private garden with table and chairs. There is also a dog kennel in the garden, should you wish to leave your dog whilst you go out.
Please be reminded that you will be staying on a working farm and there is likely to be livestock nearby.
Well behaved dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £25 per dog will be added to your invoice. Dogs are permitted in this property on the condition that they are not allowed on the furniture or upstairs and you do not leave them alone in the property at any time. You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.
Farm Cottage is strictly non-smoking.
There is a camping shop approx 200 metres down the road, useful for any forgotten items or last minute supplies.
Ponies and horses are available for hire from the next door farm; they organise escorted rides in the glorious Horner Valley and on the open moorland of Dunkery, Ley Hill and Selworthy so everyone can enjoy to the full the beauty of Exmoor with the added thrill of being on horseback.
Small children's ponies are available for parents to walk and lead as well.
The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Farm Cottage is available for week breaks during peak periods.
Short breaks of three or four nights (from Friday to Monday or Monday to Friday) are available at other times.

From the moment we arrived at this beautiful period farm house we felt like we were home, this was only intensified by the warm and friendly welcome we received by the owners of the property.
A wonderful location in the heart of one of Exmoor's real treasures with wonderful walking, stunning views, tea rooms galore and within walking distance of the coast.
The cottage itself is full of character, very spacious, clean, well maintained and previsioned. Cooking for 6 or baking scones and cakes was no problem everything we needed was there. We also found it very child friendly with stair gates, baby cot and a wonderful layout enabling our 1yr old to crawl around the house safely. The garden looks out onto the stunning views of North and Bossington hills and is set in a beautiful surrounding of the farm fields. The bedrooms were large, light and very comfortable. In short a lovely property.
The children were constantly entertained either on the farm itself helping with the animals or in the nearby forest and stream. The nearby campsite meant they were never short of company if desired.
This place really is what Exmoor is all about: beautiful old stone cottages, stunning natural beauty and warm friendly people. We would recommend this place to anyone wishing to experience the real Exmoor.

We stayed on a wet and miserable weekend, however the house was warm and cosy with the aga heating the spacious kitchen.
We had a lovely welcome from the owners too.
The house could do with modernising however, it is spacious and warm and was perfect for us that weekend.

Our family had a lovely stay over new year in this spacious Farm Cottage, the beds were especially comfortable. Jane the owner was very friendly and helpful. the cottage is located perfectly for walks straight from the door including a very scenic walk to Porlock and it was great to use an aga again!

We stayed in Farm Cottage in early December. The house was lovely and warm, had a huge kitchen/diner and three large bedrooms. The sitting room was very cosy with a wood burner and lots of sofas/chairs. Our landlady came in with a delicious cake the first night and was really helpful. There is a large garden although we didn't use it. Definitely recommended.

We found this property absolutely wonderful. It was beautifully presented when we arrived and the welcome we had from the owner was so friendly. The cottage was well equipped and we loved the aga. The surrounding countryside is beautiful with so many lovely walks and views. We would recommend it to anyone who loves the countryside and a cosy home.

The house was perfect for a young family with having two children aged one and one child aged five, there was plenty of space inside and out side for running around. The accommodation was wonderful and super clean. My five year old son took a huge interest in the animals on the farm and helped to collect the eggs and feed the chickens everyday. He also sat on one of the lovely horses which he thought was great. The views from the cottage where amazing as too was the surrounding areas. we visited Minehead, Exmoor Zoo, Lynmouth, Porlock to mention a few. Jane was wonderful, and took very good care of us from day one. There is absolutely nothing negative I can say and would recommend this holiday rental for anyone looking to explore Exmoor.

Farmhouse was lovely. It was spotlessly clean and had everything you needed to enjoy your stay. Jane and John, the owners, were very friendly and made us feel very welcome. Cream tea was left for us on our arrival. Wood burning stove for chillier evenings.Brilliant holiday for kids. My Grandson, age 8, fed the chickens and put them to bed. He also led the horses with supervision and went into the fields with the lambs.He absolutely loved it. The location was great, 1 mile from nearest village. Lovely countryside walks besides the river. Easy driving distance to Exmoor. Best UK holiday I have had for a long time, nothing negative about it. We hope to return soon. Patricia Cooper

This is a fabulous location for exploring the sights and walks of Exmoor. The cottage is so well equipped that you could enjoy your stay just in the cottage and garden.
Jane the owner is so welcoming and friendly. The surrounding area is beautiful- lots of gorgeous walks and close to Porlock, which is also a pretty and sociable place to visit. A drive up Porlock Hill is a must. So much to see and do, but also so relaxing. We will definitely visit again.

It was so good we just had to come back. Being a working farm you have to be aware of the sheep & horses e.g Fantastic views Tranquil & pieceful. We prefer the sheep than to listen to daily traffic noise. Plus you here the night owls if your lucky. Jane, your host is wonderful as usual. cannot fault this place as it's big airy & above all, clean with comfy beds to match. we picked a good 2 hot weeks. makes a change weather wise. Very highly recommend throughout the year as winter time is just as good, especially if you are walkers. Like I said. We just cannot fault it. Give it a go, you will not be dissapointed.

take three women and three dogs and you get a very reluctant & lengthy departure scene.
we all loved it and wanted to stay forever, already planning a return.
couldn't decide what was best - waking up in great bed with great view or going to a great bed with a great view!
it is a working farm so if you want luxury or hotel spankiness this is not for you. it is real but a farm house of high maintained standards with live animals at your door that are audible at night.

From the time that we arrived - to be greeted with a welcome note, freshly baked scones, clotted cream, jam and new laid eggs to the time that we left we were delighted with Farm Cottage. The spacious kitchen is fully equipped with lots of cupboard space, an aga cooker, conventional oven and microwave. A dishwasher and washing machine are also available. Jane our hostess was on hand to provide any help or suggestion required. The beds are extremely comfortable and many books,games and toys are provided should they be needed. The location is perfect for a true countryside experience with views of sheep, horses, rabbits and chickens. The occasional red deer can be seen although they didn't appear for us. The farm is also conveniently situated for shops, restaurants or country walks. What we liked least was having to leave!

My family and I really enjoyed our stay at West Luccombe Farm Cottage. The cottage and its setting is absolutely beautiful. The house and grounds are spacious, great for family groups. The owner of the cottage Jane made us so welcome. On our arrival there were freshly baked scones and fresh cream. There was everything you need to make yourself at home including dishwasher tablets, fresh towels with soap. The location is ideal, right in the countryside and just a short walk from P orlock. We had enjoyed it so much watching the lambs and are planning to visit again soon. Wished we had booked it for a week.
