Our lovely and comfortable apartment is situated in the heart of Florence. This is a fantastic location, just a few hundred meters from the Cathedral, the Accademia Gallery, the Medician Chapels, the S. Marco Museum, S. Maria Novella Church.
Most of the city's amenities and attractions are within easy walking distance. The famous San Lorenzo Market, with its typical Florentine atmosphere and the “Fortezza da Basso" centre of exposure are very close (5 minutes on foot). You can reach every place of interest on foot.
The apartment is located in a beautiful typical quiet street (no traffic noise) at the ground floor of a XVIII° sec. building.
It is made up of: a small living-room with a double sofa bed (comfortable double mattress), a well equipped kitchen (kettle is provided), a double bedroom, a bath with shower/bath and a store-room. The bedroom, the living-room and the kitchen open to a private nice flowered courtyard (40 sq m). The whole apartment faces the inner private courtyard (not the street). So during the night there is no traffic noise even if the street is not busy. The apartment is tastefully furnished and it has been recently fully restored.
A SECOND BEDROOM is available on request paying an EXTRA CHARGE of 10 € per day on arrival. In this bedroom there is a single comfortable bed (80x190 cm), a wardrobe and a small desk. This room open to the private courtyard as well as the other bedroom, kitchen and living-room.
In the bedroom with the single bed, there is also a mezzanine with a double mattress bed above the wooden floor. There is a ladder to climb over so this last solution of the mezzanine is suitable for young persons.
PRIVATE GAS HEATING SYSTEM FOR WINTER TIME (gas heating cost will be charged according to consumption).
FREE INTERNET WI-FI in the apartment for our guest.
Being on the ground floor it is easy and comfortable to carry your luggage in. The location of the apartment allows our guests to come back home and having a break during the day, and sightseeing later... without taking any bus or taxi.
Arriving by train our guests can reach our apartment from the S.M. Novella railway station easily on foot (15 minutes) without taking any cab or bus, if they wish.
From SM Novella railway station our guests can get buses or train to easily reach (and without driving) all the most important towns of art in Tuscany (Siena, Lucca, Pisa, Arezzo).
Our apartment is ideally located, close to everything but in a very convenient and safe area away from the crowds! Restaurants, bank, pharmacy, bike rentals, every kind of shops are just close to our apartment. Next to our apartment there is a well-stocked supermarket (Carrefour express) and also a lovely local bakery/delicatessen we kindly suggest you to try.

THE NATURAL AIR-CONDITIONING IN OLD TOWN:
Only who lived in an historical centre can know: thanks to the old building technique, walls are massive and thick; this makes indoor temperature spontaneously fresh, even in the hottest summer days. Anyway during the day or in the night the electrical fans can move the air to refresh it even furtherly. The result is that the apartment is naturally fresh and you feel comfortable anytime just using the fans in the rooms . You don't need air-conditioning that moreover is not healthy.

Fabulous Florence apartment!
We had a fantastic stay in Rosy's lovely apartment. We couldn't have chosen better.
The plant-filled courtyard was really a bonus! It is a cosy haven in the heart of Florence with everything you need to feel like a local. The quiet street (bedroom facing the couryard) afforded the luxury of a good night rest which is not always the case in Italy!
Everything about the apartment was perfect. It was very clean, well decorated with well-equipped kitchen, peaceful and quiet. The pictures don't do justice to how spacious the apartment is.
The location, just ten minutes walk from the Duomo and from the station is ideal. All tourist attractions you may want to visit are within short walks. Conveniently located close to the markets and restaurants. The neighborhood feels very safe and the apartment feels like we were instantly at home. Being on the ground floor is so good when you have luggage!
We really enjoyed our holiday and would definitely recommend this apartment.

We spent a wonderful week in Rosy's apartment which is
perfectly located, clean, nicely furnished and decorated and had
everything we needed.
Great location in a quiet street, near the train
station and bus lines (about 10-15 minutes walk) and all the major
monuments. We felt very comfortable walking at all times of day and
night to and from the apartment. The sofa bed in the living-room has a

I've stayed last week in Florence in this beautiful apartment with my girl and was amazing. I would had more days if wasn't so busy at this time of the year.
the location is perfect just in centre ... the court is perfect for when I wake up in the morning to have my coffee and all other stuff clean , perfect conditions and the host (owner) Rossella - Rossy was fantastic with all the indications we need and all the advices for newbies being in Florence.

We found this lovely apartment in central Florence perfect for walking to virtually any location (5 min from the central market, 10 min from the train station etc). The apartment itself had all the expected amenities but our favourite was the wonderful little courtyard which was perfect after many hours of walking. Also enjoyed living with Italian families and getting immersed in "real life" -our favourite being the lovely piano music from the lady above us. The quiet street (bedroom facing the couryard) afforded the luxury of a good night rest which is not always the case in Italy!

The apartment is very well placed for exploring Florence. We enjoyed picking lovely fresh food from the nearby market and also found some lovely trattorias nearby. Folder of information there was very useful. Comfortable stay, the apartment had everything we needed.

The playing of the pianist, the rattle of pans and the children playing were a part of life that you couldn't buy in any hotel. The location, just five minutes walk from the Duomi and ten from the station is ideal. the neighbourhood feels very safe. The apartment feels like we were instantly at home. We were looking for a place that would give us a break from the typical hotel experience. This lovely apartment provided us plenty of space, a place to cook and relax. Sometimes you need to take a break from the hectic pace of vacation and this place provided exactly what we needed.
Conveniently located close to the markets, restaurants and the tourist areas. For the price and location it was a better experience than a hotel!

The apartment was very central to everything in Florence. Rosetta the owner has made a very comfortable place to stay with everything you could need. The apartment was very clean. The courtyard was very beautiful with lots of lovely pots to look at. If travelling by train it is a very easy walk from the station. There is a supermarket at the end of the road which stocks most things you would need.
Being on the ground floor is so good when you have luggage.

From first googling for an apartment in Florence, through the booking experience and then our arrival, everything was quick, easy and straightforward. Rosy and her daughter were at the apartment on our arrival, and we were given all the information we needed, and made to feel very welcome. The apartment is well-equipped, very comfortable, warm even in a cool March, and attractively decorated. There was plenty of storage and space. It was peaceful and quiet. We really enjoyed the various ways we could choose to walk inot the centre of town, depending on our mood! We liked everything about the apartment and location, and hope to be back.

We had a most enjoyable stay in the apartment. It was close enough to the main attractions,station,markets etc so we could return for a mid day break and/or siesta. We had everything we needed and the neighbours were very friendly.
A guest book provided very useful information and Rosella herself gave us a warm and helpful welcome.
The cafe(Raniere) on the corner has delicious pastries and makes your coffee just as you like it! The pastry shop and deli on the left was also excellent(sweet and savoury)
The courtyard was one of the reasons we chose this apartment and we were not disappointed. Overall the accommodation was of very good quality with many extras provided for comfort.

The apartment is spacious and charmingly decorated - the plant-filled courtyard a real bonus. We could walk to all of the sights and there are great restaurants very close to the apartment, including our favourite, Antica Trattoria "da Tito" and Garga.The lovely bakery down the road and small supermarket are useful. Really we couldn't have asked for a better base for discovering Florence. Giulia was charming and welcoming.
One minus - the TV needs upgrading - it only seems to receive crackly Eastern European channels.

On our arrival at the apartment,which is only a short stroll from the station, we were greeted by Rossella who fully explained the workings of everything and she also pointed out good restaurants,shops etc. The apartment was fully equipped and handy to all the wonderful sights of this fabulous city.We walked everywhere as it is so central and is was always great to get back so we could enjoy a well earned beer in the outdoor garden area.There is a convenience store only 75 metres away which was very handy.It was our first trip to Florence made all the more enjoyable by this beautiful apartment so close to everything.We would certainly stay there again when we return to Florence.

Rosy was friendly and helpful in the initial stages of our enquiry right down to our arrival and her reception was excellent. She gave us advice on how we might enjoy our stay.
We found the apartment to be even better than displayed on the website. It had excellent facilities and the outdoor area was a real bonus.
The location was perfect, a short walk to all the iconic museums,cathedrals and monuments. A supermarket close by plus restaurants and cafes. The area was quiet and away from noise but close enough to the trains that we were able to arrive and leave on foot.
Visiting towns like Siena and Lucca was simple by bus which was also near the station.
The apartment was so central we used no public transport to get around Florence. Walking was the perfect option and was easy to do.

We had a lovely stay in this apartment,it was really gorgeous-and we loved sitting out in the courtyard,it was lovely!
We usually shopped at the Lorenzo Market and sat outside in the courtyard and had a fantastic dinner.
The apartment was so nice and located in a quiet street,so away from all the noise but just a few minutes walking distance away from everything important in Florence as well as the train and bus station for trips around Tuscany.
One further advantage is that it was a ground floor apartment.It was very clean and had every amenity we needed.It was located in a typical Florentine apartment block so we were actually living alongside the locals.
We were very close to a supermarket and cafes and within walking distance of every attraction in Florence.
We would highly recommend this apartment and we will certainly return.
