Located on the ground floor, of a building on via dei Fossi: street known for its boutiques and antique shops. Along this street the guest can also find the Central Garage which makes getting to the apartment by car very easy. Thanks to its two terraces it is ideal for those who love a pleasant evening of relaxation after visiting the magnificent city of Florence. Just ten minutes walking the guest will reach the main cultural attractions of Florence and many shops, bars and restaurants in the area. The apartment (200 m² / 2152 ft²) has 3 bedrooms, can host up to 8 people and has 3 bathrooms. At the entrance the guest will find alarge and spacious entrance hall that will amaze you with its decor. Continuing on the left there is the master bedroom with a walk-in closet and an ensuite bathroom with tiled shower in lovely orange marble. From this room a french door opens out into the courtyard: it's ideal for relaxing after a long day. After the first bedroom the guest will find the spacious living room that, despite there being no windows is quite bright thanks to the many lights. This room also boasts a large flat screen television. From this large room a door leads into the well equipped kitchen and the living room which is bright thanks to the large patio door that leads out onto the inner courtyard, perfect for outdoor lunches or aperitifs. There are two further bedrooms, each one has its own ensuite bathroom with shower. One of the two bedrooms has access to a further courtyard. Ideal for a family or a group of friends for short term rentals. It is ideal for anyone who wants to live in absolute comfort, within walking distance of a garage and who dream of relaxation and culture.
Included in the price: Utilities included up to € 240.00 (for stays up to 30 days), final cleaning, towels and sheets provided, condominium fees, and agency fees.
Not included in the price: Tourist tax of €2.50 per person (over the age of 12) per night, for the first 7 nights (for information regarding exemptions and reductions, see our F.A.Q. page), utilities of water, electricity, and gas (for rentals over 30 days) if exceeding € 240.00; fee for registering the contract (which in accordance to Italian law must be written in Italian), for rentals over 30 days, equal to 1% of the total rental price (with a minimum fee of € 33.50) plus tax stamps.
All clients staying up to 14 days will have to grant 300,00€ as deposit with a valid credit card, while for stays between 14 days and 60 days the guests will have to grant 1000,00€ as deposit with a valid credit card (prepaid cards are not accepted). For rentals over 60 days special conditions apply.
The apartment is located within Duomo district in Florence’s historic city centre. The Duomo area constitutes the very heart of Florence and the area takes its name from Brunelleschi’s magnificent dome on the wonderful Santa Maria del Fiore cathedral. The Duomo neighbourhood offers an array of beautiful historical buildings and superb piazzas including the Mercato di San Lorenzo, the Piazza del Duomo and Piazza della Repubblica, famous for its attractive cafes, patisserie shops, live music, street performers and caricature artists. Furthermore, the area is surrounded by the city’s main cultural attractions, notably Piazza della Signoria, Palazzo Vecchio, Ponte Vecchio, the Bargello Palace and Casa Buonarroti, the former home of Michelangelo, not to mention the Uffizi Gallery and the museum dedicated to the city’s cathedral “Museo dell'Opera del Duomo”.
The area also has much to offer in terms of fine dining and exclusive boutique shopping. The top Italian fashion houses are located along Via Tornabuoni, Via Calzaiuoli and Via del Corso and include the famous names of Salvatore Ferragamo, Armani, Versace, Fendi, Louis Vuitton, Burberry, Tiffany & Co. and many more. For those choosing an apartment in this area, the Duomo quarter also offers several food stores otherwise known as “alimentari”, supermarkets, laundrettes and individual gift shops as well as being adequately served by the local public transport service.
Florence city centre is a ZTL zone which means a “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

We spent a week in Ulisse during a vacation to Florence. We appreciated the location as well as the wonderful space and the three great bathrooms which can be hard to find in Europe. The apartment is on the main floor which is convenient and was quieter than most places we have rented in Europe. It is at the back of the building which causes it to be lacking in window light but that was not an issue for us as it's distance from the street contributed to its being quiet which was more important. Windows on Italy performed to our expectations and we would happily rent through them again.

“A little disappointed”

Ulisse was a great size- 3 bedrooms, 3 bathrooms, clean, and the kitchen was supplied with basically every item needed to cook. It was located in a great neighborhood within about 10-15 minutes walking to the major museums. Very close to the arno River. Now that we are familiar with the layout of Firenze, we all decided we would choose an apartment a little closer to the Uffizi next time. Although it fulfilled our stated requirements, there were some things that bothered all of us:
no heat- apparently the heat is turned off on May 1st. We arrived on May 25th to a week of rain almost every day and below-average temperature. The apartment was damp- on the bottom floor- and chilly. There was nothing we could do to make it warmer other than huddle under blankets at night.
One of the rooms, the back bedroom, was damp at all times.
The drains in at least two of the bathrooms were backed up. We did let the agency know and someone was sent over, but the issue was not cleared up entirely.
There was alot of confusion about the keys to the front door. We were supplied with incorrect keys and one actually broke off in the door! Having said that, the agency responded almost immediately. However, we were without a full set of keys for everyone for about 2 days.
Due to the configuration of the apartment it was somewhat dark, even though it had two terraces. Because the terraces were on the ground floor and surrounded by walls, very little light came through the terrace windows.
The agency was good to work with and we would go back to them for another apartment, but with more specific requirements.
Thank you for submitting your review. The apartment suffered from damp problems because of the lack of direct air currents and sunlight. These issues have been resolved by a new coat of dampproof paint which is given each year. Regards, Windows on Italy

We loved our stay at the Ulisse! It's really a lovely comfortable apartment with two great terraces! My family and I would defemtly love to rent it out again next year!

I was disappointed with this apartment. It causes a good first impression because the place is spacious and has some nice pieces of furniture here and there. However after the first few days, it was obvious that the apartment is very defficient in ventilation. Yes, there were a/C in the bedrooms but no windows except for the ones that open to a tiny, concret, unattractive court yard. Basically there was no air circulating in the apartment. The middle room has a bad smell of swage. The location is very good and Francesca from Windows on Italy is very polite and helpful.
