Our staff works hard to make sure your stay is happy and comfortable. However, a few things are simply out of our control. Certain nuisances do not warrant refunds, such as faulty air conditioners, TV's, VCR's, electronics or appliances, a home not decorated to your taste, bad weather, noisy neighbors, nearby construction or unforeseeable problems in the unit. We will do our best and in the quickest manner, to rectify matters we can control and make every attempt to make your stay most comfortable.
1. CHECK-IN/CHECK-OUT TIMES
Check-In time is after 3:00 PM and Checkout time is 10:00 AM. Due to our high standards for cleanliness not all units will be ready for check-in at 3:00 PM. We ask for your patience and suggest that you have alternate plans available between 3:00 PM and 5:00 PM.
2. ABSOLUTELY NO PETS
If evidence of a pet(s) if found in your unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.
3. AGE REQUIREMENTS
Singles under 25 are prohibited unless accompanied by parent or legal guardian. Restrictions will apply regarding the number of people that may accompany a parent or legal guardian. Chaperoned groups are generally not permitted.
4. DEPARTURE & ADDITIONAL CHARGES
Upon departure, please remove all garbage to the appropriate receptacle. Put all dishes in the dishwasher. Guest credit card may be used as an additional damage payment. Charges to guest's card may include, but are not limited to, damages over and above normal wear and tear, theft, excessive cleanup, unreturned keys, unauthorized late check outs, and unwarranted service calls. If a fee is charged, a letter will be sent to the guest explaining the reason.
5. UNIT ASSIGNMENTS
We reserve the right to change unit assignments. When you confirm a reservation, a unit will be assigned, however no unit request is guaranteed.
Cancellations that are made more than fifteen (15) days prior to the check-in date will forfeit the deposit.
Between 14 and 8 days prior one additional days rent, during last 7 days entire rental fee.
Cancellations and early departures due to inclement weather do not warrant refund of rent or deposit.
7. MONTHLY RESERVATIONS
Three month or longer rentals will be given priority during the winter season. Monthly renters must cancel or change thirty (30) days prior to Check-in.
8. MAXIMUM OCCUPANCY
The maximum number of guests per apartment is limited at most properties to four (4) persons in efficiency or one bedroom, six (6) persons in a two bedroom, and eight (8) persons in a three bedroom.
9. MINIMUM NIGHTS STAY
Properties require a three (3) night minimum stay. If rental is taken for less than three (3) days, the guest will be charged a daily rate plus cleaning.
10. FULL PAYMENT DUE
Full payment is due fourteen/thirty days (14/30) prior to arrival. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, or a personal check if not we will bill your credit card on file for these charges. MONTHLY rentals must be paid by check or cash only.
11. NO DAILY MAID SERVICE
Linens and bath towels are included in the unit, daily maid service is not included in the rental rate at most locations. An inital setup of trash liners, bathroom paper, and facial soap provided. Extra items needed are the responsibility of the guest. We suggest you bring beach towel(s). We do not permit towels or linens to be taken from the units except to launder. An exchange for additional linen is available at the check-in location for a nominal fee.
12. RATE CHANGES
Rates are subject to change without notice.
13. FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
14. PARKING RESTRICTIONS
Many of the properties prohibit the on-site parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc) and/or restrict the number of motorized vehicles per rental unit. Ask your reservation agent to inform you of properties regulations prior to making your reservation.
15. SMOKING RESTRICTIONS
Smoking is prohibited in ALL units. Additional housekeeping charges of up to $250.00 will be applied for additional cleaning expenses if guest is found to be in violation of this policy.
16. AGENCY DISCLOSURE
Alicia J. Hollis REALTOR serves as the agent and representative of all owners of condominium units, town homes and houses on its rental program and is acting at all times, in and for the best interest of the owners.
17. UNITS FOR SALE
In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.
18. WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance by management and presented at check-in.
19. LOCK OUTS

This vacation home represents a significant investment for the owners, so we ask that you respect it and its belongings and leave the property in good condition. We are very proud of our properties and request you treat them with care. Each unit is decorated and furnished according to the taste of the Owner. If you have a specific needs, please bring this to our attention.
