This rate includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).

- EuropAssistance insurance to cover penalties in case of cancellation of the stay = In addition to reasons or events that can objectively be documented and could not be foreseen at the time of booking, you can request a rental cancellation when you have to cancel following a positive result from Covid-19 verified by reports, affecting: the Insured Party directly and/or your family members; your Travel Companion directly.

- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

The Magia is a charming house dating back to the 18th century, rich in history and testimonies of the period, which has been totally renovated, recovering the original materials such as terracotta floors and the characteristic exposed beams. The rooms are refined, the furniture has been chosen with care and taste by the owners who have created a wonderful blend of elegance and modernity. Respecting the style of the classic Tuscan farmhouses, the house has many, practical French windows in various parts of the house that allow access to the beautiful park surrounding it. The residence is framed by breathtaking landscape, green and pristine, with a view over majestic hill scenery. In fact, another of its strong points is the geographic location: short trips will take you to the most famous seaside resorts near Grosseto like Castiglione, della Pescaia, Orbetello, Follonica, Capalbio, Punta Ala. Equally close are localities of great historical and artistic importance like Vetulonia with its Etruscan excavations, beautiful Siena or Montalcino, famous for its food and wine and its innumerable beautiful landscapes. Just few kilometers from the property is the famous Rocca di Frassinello, a cellar designed by the architect Renzo Piano, where you can taste wines of great value. In a couples of hours it is possible to reach Pisa, Florence and Rome.

Interior:

The house has two entrances, one on the ground floor and one on the first floor reached albo by the external staircase. The ground floor entrance opens onto the kitchen which leads to a bathroom with shower, a twin bedroom, an open plan living-dining room and a studio with library and direct access to the solarium area through a French window. On the ground floor is a beautiful bathroom with whirlpool bath and French window onto the pool area. The first floor, fournished by independent access from an external staircase on the side of the house is reachable also trough a spiral staircase situated in the studio with library, consists of a spacious double bedroom with en-suite bathroom with shower, fireplace and double sofa bed and another two double bedrooms with two adjoining bathrooms, one with shower and one with tub. Please note that the fireplaces are ornamental.

Park:

The beautiful fenced park surrounding the house, that measures about 12.000 square metres, is full of hedges marking the border and characteristic cypresses, the symbol par excellence of Tuscany. The well-kept English lawn has many paths flanking the house with areas of natural shade and lush fragrant plants like roses, oleanders and herbs. The external dining area is located between the house and the pool.

Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The fenced swimming pool is situated on the same level than the house and can be seen from it, being adjacent to it. Rectangular in shape, it measures 13 x 4,80 m with a constant depth of 1,40 m. It has chlorine purification, both internal and external lighting and is lined in white PVC and mosaic. Access to the water is via ladder and it is totally fenced-in, with foot washing and automatic shower at the entrance. The solarium area is provided with sunbeds and umbrellas; the pool is open from the last Saturday in April to the first Saturday in October.

We remind you that at check-in you will have to pay the tourist city tax of 2,00 € per person per night.

Never again with EmmaVilla. We rent the "La magia" house for a week. We were 3 families wih 2 babies. No water, no electricity during 2 days: - no help at all from the rental company. - no … More

Response from the manager Dear Nicolas, We are sorry to receive such comment about the service our Company has provided not only because the property has collected very positive feedbacks from previous clients but also because customer care and clients' satisfaction are our main priorities. We apologize for the inconvenience occurred during your stay. Unfortunately, this event was unpredictable since the problem did not directly depend upon a deficiency of the house itself but upon a very serious damage to the local water main that affected 22.000 residents. The house staff, especially the two gardeners Francesco and Chiara as well as the Emma Villas representative Mrs Sara Santunione, provided full assistance and, as compensation for the inconvenience, no extra cost for electricity consumption was required. House responsible also offered to postpone the check-out time so that you could enjoy the place a little longer. This was followed by an email exchange where our Company made its own proposal as form of compensation and we'll be pleased to discuss such proposal with you again in order to have you as our welcome guest in the future and restore your faith in us thus proving our full reliability.
