Eric's Landing is a wonderful riverfront home with plenty to entertain. With a pool table, 2 flat screen cable TVs, open floor plan, BBQ grill, outdoor dining, great river and redwood views, this basic yet comfortable vacation home is a haven for fun and relaxation. In the summer, a large dock on the river is the perfect place to hang or launch the 2 kayaks and canoe that are provided mid-June through September. Or, walk two doors down to the neighborhood beach. Eric's Landing is just a mile from Guerneville and close to Russian River Valley wineries, Armstrong Redwoods and the Sonoma Coast.
The open living, kitchen and dining area, the BBQ deck, full bathroom and both bedrooms are located on the upper level. The dining table comfortably seats 6, and the two futons in the living room are oriented towards the large wood-burning fireplace, 40 flat screen TV with cable and DVD Player. Large, river-facing windows dominate the room and sliding doors lead out to a fully-enclosed BBQ deck that overlooks the river. The fully-equipped kitchen, with dishwasher, electric stove, toaster, microwave and coffee-maker, is open to the large living space. A bar counter with three stools offers a place for people to hang out with the cook. Down a short hallway, doors lead to the bathroom and bedrooms. Both bedrooms have queen beds. The master bedroom has a 32 flatscreen cable TV. The bathroom has a large bathtub/shower and a his/hers vanity.
On the lower level is a 2 car garage and a rec room with a pool table. Off the pool table room, there is a second bathroom. Outside, the large yard has a picnic area and a hammock under the redwoods. A path and stairs lead down to the river dock. The path to the river is, in part, the natural river bank and these are not easily accessible for everyone. HEAT SOURCE: Central Heat, Wood Burning Fireplace. No firewood provided.
STAIRS: There are no interior stairs between the upper and lower levels.
RIVER ACCESS: The path to the dock is not easily accessible for everyone. There is a path down the steep river bank, with some dirt stairs that, in sections. are placed far apart. Some guests have reported difficulty accessing the dock. There is a neighborhood beach two doors down.
BOATS: A canoe and 2 kayaks are available for guest use from mid-June to mid-September when the summer dams are in place.
CHECK IN: 4pm
CHECK OUT: 12pm
DOGS/PETS: Up to 2 dogs may stay at Eric's Landing. Additional or other types of pets are not allowed.
MAXIMUM OCCUPANCY: 2 additional day guests may be at the home with written permission from the rental office. Otherwise, 6 people may be on the property during the day, and 6 people may spend the night. Children age 3 or less do not need to be counted towards the total occupancy number.
ADDITIONAL FEES: Cleaning Fee of $150, 11% Taxes on Rent and Cleaning and a $49 Damage Protection Fee*
Optional Travel Insurance is available directly through Russian River Vacation Homes
Eric's Landing has a default two night minimum with the following exceptions:
-3 Night Minimum May 22nd- July 1st and the month September
-7 Night Minimum in July and August. Guests must check in and out on a Thursday.
-3 Night Minimum Memorial Day, Labor Day, Christmas and New Years
-4 Night Minimum Thanksgiving Week
-3 Night Minimum the last half of December
Reservations not adhering to these night minimums will not be accepted.

We had a simply wonderful vacation at Eric's Landing. The house was well equipped and comfortable. We initially had concerns about the size of the house since we had friends staying with us, but it proved to be big enough for all of us, including our dogs who were very safe in the fenced yard. We especially liked the location. While it is advertised as close to beaches, don't let possible noise be a concern. It was quiet and really wonderful.
My only concern about the place was that, when we arrived, the canoe and kayaks were all in the garage. The slope to the river was steep with a significant turn thrown in. I would have been happier not to have to get the canoe, especially, down the slope.

This was not our first stay on the River, but was our first time at Eric's Landing. We were attracted to the property because of its location right on the River. We vacation with our grand children and they loved the pool table, the canoe and kayaks that were provided with the rental. My grandson especially enjoyed the short walk to his 'fishing hole' right down the street.

As much as I am trying to resist having to write a bad review, our experience was just not good.
1. The house is poorly maintained. Sticky kitchen surfaces, dark kitchen, bad lighting. Just about everything in the house was
2. The security alarm went off like crazy in the middle of the night because of low battery. Would not let us sleep (so much for a vacation!)
3. The heater just did not work. Made a lot of noise though. We had to sleep through painfully cold nights.
4. The backyard and the river do not look like the pictures here. The backyard is so poorly maintained with tall bushes we couldn't even walk to the river. The neighbor's backyard is readily visible for a comparison.
A major disappointment and a colossal waste of money.
Thank you for leaving a review - I'm happy to respond to your comments. First, we wish you'd let us know about the heater and alarm. We didn't know anything about that during your stay and could have had both addressed - it's why we have an after hours emergency phone number for guests to call when the office isn't open. We apologize for the sticky kitchen surfaces - that should not happen! And we can send a cleaner to a house anytime something is not right with the cleaning.
The photos of the river and dock are during the summer season. We do not make boats available unless the summer dams are in (mid June to mid September this year) and can't promise clear access to the river other times of the year. Unfortunately, your stay in April was right before the deep spring cleaning, re-painting, bathroom remodel and major yard work. It's also during the last of the rainy season and beginning of the warm season when things grown wildly! The garden here is not a manicured english garden, but a more rambling river yard. The dog in the photos is my mutt and she loves running around this yard - around and over the ivy, darting between plants. But, again, if anything is severely wrong at a house when you check in - we want to hear about it! If it escaped us, we'll get it fixed right away!

The home was well equipped for all our needs and for entertaining guests. Best of all was the convenient dock and the boats. At this location the river is placid and smooth, ideal for the kids learning how to kayak for the first time. Proximity to nice sandy beaches easily reached by kayak or canoe made for great afternoons on the river. I was very pleased with how the property management arranged for easy arrival and departure.
I can just imagine how excited your kids must have been about their first kayak adventure! Eric's Landing is such a great location for playing and relaxing at the river. Thank you for including the photo, and we look forward to seeing you next year!
