"Riverlands" Riverfront Home,Best Area on the River! Private Dock! HOT TUB!
Description from the manager
Welcome to “Riverlands”! This stylish and newly remodeled 4-bedroom riverfront retreat, centrally located just outside of Guerneville, has all of the bells and whistles of a classic Russian River vacation home. New Hot Tub!
Riverlands has private river access including a dock, deck chairs, kayaks and other fun river essentials. Inside, the vaulted dining and living areas--- with 55-inch flat-screen TV and wood-burning stove--- lead to an expansive private deck, idea for relaxing and alfresco dining. Guerneville is an easy walk, while wine tasting, old-growth redwoods and the coast are all within a 20-minute drive or less.
Riverlands is your own, personal river resort--- with enough space for 8-10 people to spread out and make the most of their vacation. How will you spend your time? Relaxing on the dock watching ducks and kayakers cruise by? On the river gently floating, swimming or paddling? Or lounging on the sun-filled deck while an osprey soars past?
This sweet vacation rental is located in a peaceful, leafy neighborhood among other well-kempt river homes yet just a 10-minute walk from downtown Guerneville. Stately redwoods provide privacy on both sides of the house while leaving plenty of light and sun for the deck. The property is on almost half an acre with a lawn and many fruit trees. As you meander down to the river help yourselves to apples, plums, peaches, pears and blackberries depending on the season.
But wait… there’s more! Just around the corner, and only a 3-minute stroll away, you will find miniature golf, tennis and basketball courts and a wonderful playground. Just a few minutes’ beyond is Guerneville’s footbridge--- so convenient to duck into town for groceries or a meal.
The upstairs entry level offers an open living/dining area, large kitchen, two bedrooms, two bathrooms and the spacious deck. The downstairs offers two more bedrooms, another bathroom and opens to the patio and orchard with a meandering path down to the dock. New furnishings throughout!
The master bedroom is spacious with a king bed, spacious closets, and en suite bath area with very large “his’n’hers” walk-in shower and sliding doors that open to the deck.
The second bedroom is light and spacious with another king bed and large closet. Just a few steps away, the second upstairs bathroom has been completely remodeled with custom-tiled walk-in shower and full-sized jet tub.
The downstairs third bedroom is quiet and secluded with an elegant queen bed and filtered views of the orchard.
Also downstairs, the bunkroom features a bunk bed with a twin bed up and a full-sized bed below. An extra bed accommodates a third person. The bunkroom can hold four kids with two kids sharing the lower bunk. The bunkroom also has a kids’ rumpus area with play tent, wooden train set and other toys and kids’ games. A covered external staircase connects the two levels of the house.
The downstairs also has a game area with mini-basketball hoops and a dart board!
Riverlands comes in two sizes: rent either just the upper level of the house with two bedrooms and two baths sleeping 2-4 people for smaller gatherings or romantic getaways. We call this configuration "Riverlands Retreat" (listed separately).
Alternatively, open up the entire house, upstairs and downstairs creating a larger retreat with four bedrooms and three baths and sleeping 9 (or 10 with 4 kids in the bunkroom). The choice is yours. Either way, you will have a vacation to remember in this special riverfront home!

"Do not rent from the Dillon Beach Property Management Company"
Left on 04/07/2014 for a stay in March 2014 | A FlipKey verified reviewerReviewed Apr 7, 2014Stayed Mar 2014
I should have read the reviews on Yelp.com much sooner! I came here today to write a review aftering being really hurt by the company, and from the way they painted the picture of themselves, they made it sound like I was the first person on earth to ever have a problem with them. Well, I am completely relieved to see all the other negative reviews on Yelp.
We rented a house a few weeks ago, and then ran into over the top expectations of the 'cleaning contract'. They charge you almost $300 to clean the house when you first rent the house, and then want you to mop/strip the beds/ put away all the dishes...etc.
We made the mistake of not noticing this part of the contract until we checked out (our fault), but was then slammed with the additional $175 bill. I reached out to the company and tried to have a discussion about it (and I brought up other issues we had had with the property, like it being infested with ants and having lots of construction on the property, and hoped we could find a compromise), but they were only interested in keeping as much money from us as possible.
I exchanged about 10 emails with 'Stace', and not once did she ever apologize, or listen to anything that was wrong with our stay. Honestly, if they would have actually acknowledged anything I had brought up, the frustration would have been diffused immediately. She instead stayed focus on getting her $175.
We decided to rent a house for the weekend because we didn't want to have to deal with extra cleaning. We have rented dozens of houses in the past and have never been asked to mop or deal with linens, so that is why we didn't notice that part of the contract. So, we accidently didn't strip the beds. We left some toys out. These things don't cost $175.
Take photos of the house before you leave. Or ask them to do a walk through with you. Because I know that's what you want to be worrying about during your vacation.
