This lovely oceanfront home is nestled in the trees on Hilton Head’s South Forest Beach. 18 steps lead you to an open foyer leading you straight into the den area. The den features 2 leather sofas, a large screen TV with DVD, a kitchenette with full fridge, microwave and dishwasher. There is also a game table for 4, perfect for game night! The den will lead you to a large screened in porch with 6 rocking chairs overlooking the Atlantic. A spiral staircase will lead you to the pool area. On this level there are three bedrooms, two king bedrooms, and one bedroom with two queens, all with a private bathroom. One of the king bedrooms features a walk in shower, lots of room, and is a few steps from the elevator making it perfect for someone with a disability or family with a pack-n-play. Another 18 steps lead you to the 2nd level of the home. The stairs will leave you in the open living room with picture window views of the ocean. This living room has a sectional sofa and leather reading chair, there is no TV in this room. The dining room is open to the living room and has seating for 8. The updated kitchen is just next door. With granite countertops, upgraded appliances, and an open floor plan, this is a dream kitchen for a large group. The kitchen also has a breakfast table for 4 and bar seating for 4. There are two master suites on this level. The first has a king bed with a private bath with a shower only and small private balcony. The second bedroom has a king bed with private bath featuring a Jacuzzi tub and separate shower. The large sunny back yard features a large pool with separate Jacuzzi. There is a nice sized grassy lawn for playing and a private boardwalk to the beach. The home is conveniently located near shopping and restaurants. Coligny Plaza, which has many fine dining and casual restaurants and several unique shops, is located approximately one mile from the home. In the past we had always stayed at Palmetto Dunes, however this time we decided to stay close to the frequently suggested Coligny Circle. I believe we will return to the Palmetto Dunes and that has nothing to do with the very nice house which I will talk about shortly. The beach at Palmetto Dunes is far less crowded and there are considerably more bike paths as well, not to mention access to the golf course and tennis facilities. As for the house on 12 Cassina, the house itself is nice with plenty of room for family time. The top floor gives you a nice view of the ocean and house has a nice feel to it, as if you are staying at a friend's house for the week and not a rental. Only a couple of things would have made it perfect. First, I wish we could have use of the two garages to park our cars as well the elevator which was locked but would've been a tremendous help to my mother-in-law which suffers from knee pain. The other thing is the pool; the pool person came on Tuesday and cleaned the pool once, however, I spent the entire week picking leafs out the pool. Given the number of trees around the pool, it would've been nice to have multiple visits to clean the pool and filter. I know it sounds like a minor issue but there are a lot of leaves round that pool :)
One more thing! The "private" walkway to the beach - we were surprised to find out that the owner of the second row house, across the street had told their renters to walk through the driveway, into our backyard and use our walkway to the beach. Not a problem I suppose if you are aware of this. We were surprised a couple of time by strangers walking through the backyard (by the pool) while we were hanging out by the pool.
Over all a great place if you like the crowds and want to be near shops and Coligny.

The house is a great house and a great location. There are some areas that could have been cleaner and the first floor had some musty smells that made you wonder if mold was an issue. Also, teh pool had not been cleaned when we checked in and it didn't get cleaned until Monday. With regard to check-in, we were told that we would be called when we could get into the house. We kept an eye from a distance on the house and know that cleaning was completed (with exception of the pool)by 1:30. We never received a call.
The office staff was very friendly and enjoyable to talk to leading up to our visit as well as during our visit. We would definitely consider renting through Island Getaways again.

Excellent location and property. I have already rented same property for next year. Minor concerns include inability to operate main wide screen TV. Called rental agency but no response. Both upstairs master suites do not have doors on the bathrooms. Outside hot tub needs servicing although operational. Screens on porch need inor repairs. Ac units seem to be locked at 75 degrees. Considering humidity and high room ceilings, this is uncomfortable at times. As previously, I have rented for 2012 so my concerns are not major.

Except for the bug problems, no doors on bathrooms, lack of beach equipment that was in good enough shape to use, and dirty pool with no way to clean it, the facilities were potentially OK. Location was great.

The previous tenant left a bag of ice in the freeze in place of the ice draw so when the freeze door opened ice went everywhere. The upstairs bathroom tub's hot water faucet leaked. The gas grill propane tank knob was frozen. However, overall it was a very pleasant stay.
