My Unit is #326 and it is a 400 sq ft studio condo in the heart of downtown Kailua-Kona. The studio is a very clean budget accomodation with a lot of aloha! The condo sits off of Alii Drive between Lava Java and Bubba Gumps.
The property has a pool, jacuzzi, BBQ (by pool) and beautiful grounds that represent the best of Hawaii. Cooking facilities are basic with a very small kitchenette that includes a coffee maker, new full sized refrigerator and microwave and very basic eating utensils- plates, bowls, glasses, mugs, forks. The pool BBQ is the only cooking facility except the microwave in the studio. Queen bed sleeps 2, there is a sofa bed in case you don't want to share. Bathroom has a shower. Unit also has a small lanai that overlooks the pool and is a lovely place for some Kona coffee or island drinks. Quiet unit on top floor in the middle so little or no foot traffic (3rd floor/walk up).
We have added internet and taken out phone service after a lot of feedback from our guests...they say Skype and other internet options are better as 99% of our guests have phones and computers. A public coin operated washer dryer on site. Restaurants, bars, and small beach just outside of your doorstep along with the weekly Farmer's Market.
On-site FREE parking available although space may be limited after 6 PM so grab your spot early. There arectwo offsite options for parking, one on Kuakini Highway- free and the other in a parking structure by Bubba Gumps for $5 a day if property is full. Airport shuttle is approximately $28 for 2 people one way if you use speedi-shuttle- and make sure you pre-book- they don't take walk ups! Taxi is about $38 one way from the airport.
Hawaii has very high GET AND TET Taxes Hawaii 13.24% tax.
The condo complex is a unique property that really has "old Hawaii" flavor and it is in downtown Kona on Alii Drive. You are right in the downtown area and steps from beautiful water views, sunsets, and nightlife, but my unit is quiet and secluded from any noise. There are 100 units in the complex in (6) 3-story buildings and all condos are individually owned. The best part of the property is its grounds- boasting of dozens of native plants and soon to be a very very small botanical garden. Most owners take great pride in their "small slice" of Hawaii because they live on site part of the year and most of the owners keep the property maintained very well for ourselves and guests. My unit is kept clean, has new hard flooring and a new kitchenette. All furnishings are Hawaiian contemporary and have much aloha with linens, towels, pillows updated yearly or as needed. I have rented out my condo since 2004 and have enjoyed sharing Kona with many like minded travelers.
Owning a unit in Hawaii is expensive and we try to provide a budget sensitive clean nice travel option to budget minded travelers since so many options in the area can be dirty and uncomfortable or way too expensive. Personally I keep the studio with very basic amenities so not to over complicate things and it has exactly what you need to make a great trip comfortable. We do not keep food or condiments in the unit between guests to avoid issues with heat, humidity, and bugs. If you plan on cooking on the BBQ you will need to bring or buy your own condiments (salt, pepper, sugar, etc). At the start of your stay you will be provided with paper towels, a small dish soap, a cleaning sponge and dish towel, 2 rolls of toilet paper, shower soap,clean linens and towels. These amenities are not replenished during your stay and the guest will need to buy products beyond the supplied inventory. If 1-2 people staying 2-3 nights, the supply should be adequate. Condo is cleaned ONLY at departure. If you have a daily/weekly cleaning need, you need to let me know an we'll see what we can arrange at the guest's expense. Also, if you will be visiting for a few days, I do NOT keep beach towels in the unit (just shower towels) and you may want to bring or buy beach towels for your stay.
Although the condo is not overly fancy and is not the Ritz, it is a lovely clean little gem and a great landing spot to visit downtown Kona, the surrounding beaches, and even a visit to the volcano- a must visit in my humble opinion. I hope to meet you through Flipkey if you choose my place but either way enjoy Kona and the Big I and its beaches, surf, history...it is a spectacular island!

The property sits right in the center of downtown on Alii Drive just north of Lava Java and South of Bubba Gumps. All shops, bars, restaurants within .5 miles walking either way. Gorgeous water and sunset views just at the edge of the property. Lots to do at night just steps from your door after a great day of seeing the island! You do not necessarily need a car if you are staying situated in downtown Kona and like to walk- however if you want to explore the island I highly suggest it.

We stayed here for a month in Feb-March, and we wish we were still there! The owner was wonderful in helping us secure the site. The price was what we could afford, and everything about the room was as we were expecting from reading the description of the unit. We are not a fussy couple, and we don't require and cannot afford 5 star accommodations. We appreciate that the owner is willing to share her place and keep the cost affordable. We enjoyed the market, the library, the bus transportation, the pool, and the people we met. I left my jacket and contacted the overseer of the unit and she sent it to me! That was above and beyond her duties.

My 7 year old daughter and I had a wonderful stay in Kona. Neva's home was very conveniently located in the heart of downtown Kona within easy walking distance to shops, restaurants, and the ocean. The accommodations were very comfortable and had a warm local feel. The bed was very firm; my daughter slept comfortably on the futon. The fridge was small but easily held enough for breakfasts and lunches. We had to purchase paper towels and toilet paper, but everything else we needed was provided. It was nice to have the window air conditioner available, but we mostly ran the fans and kept the door and windows open to let the nice breeze come through. The parking lot was often full in the evenings, but there were always spaces available on or across the street right next to the property. It was a short drive to the grocery store and to White Sands beach for boogie boarding, although the surf was often too rough for my daughter there, so we usually drove 25 minutes north to the bigger, milder beach. Overall it was perfect for us!

The room was adequate and of coarse the price was the lowest I found around and I live on the big island. If you just want a clean decent place to stay this will work. I would stay here again, parking can be an issue, but most of the places in this area of kona have that.

the rental agreement was easy and nice. the place was just where i wanted to be, within walking distance of the pier/town, and it had everything i needed. i particularly liked the dual access to alii drive and the kuakini highway.
i usually want a regular stove, but the microwave + the Bbqs out by the pool took care of my needs. the pool and hot tub are both very nice, and i used them a few times.
i have nothing but good things to say about the owner, working with her, the place, and the on-site people.
