Two significant aspects of this rental: 1)location within the town of Kapaa, and 2)it is a privately owned unit within a large resort. The location was important because it lies in the waterfront, with a nice little beach and bike/walking path adjacent. So if you go out one way, you experience the beach scene you came for. Going away from the water, you are in the town. Don't miss walking along the street in either direction to go to little areas with quaint shops and eating places. Less than a block away is a little Japanese eatery that has great Poke ahe, which you have to try. Anyway, all kinds of little shops with friendly people. 2. It being a private apt in a resort makes for some strange relationships - not sure what services we were allowed to use and if we were supposed to take the garbage out to the dumpsters. Would have been nice to get some orientation of what the relationship between our rental and the resort was. The unit was great-it was spacious, had all necessary amenities, clean, and the landscaping at the resort was very nice. We like it a lot.

It sounds like you made the most of the great location - so glad you enjoyed it! Thank you for the suggestion about clarifying the private/resort relationship, we'll do that in our check-in instructions. Basically, you are the same as any other guest in any other unit when it comes to using the facilities of the resort. They're yours to have fun with. The only real difference is that you call our maintenance staff if you have a problem, rather than calling the resort front desk. Hope you'll come back and stay with us again.

Don't stay here! Horrible smell of molded carpet upon opening door. (i'm from louisiana, i know molded carpet.) after turning on the aC for 45 minutes i discovered it was not working. i called the number given to me to address problems & man assured me it would be repaired by 4 the next day. b/c it was 8 PM when i arrived, i slept terribly on the too-soft bed in a sweltering room. i called the handyman twice the next day & both times he assured me aC would be repaired by 4. after spending the next day on the beach, i returned at 7:30 PM to a still broken aC! no call, no text during the entire day! i called the owner's manager's office (b/c the handyman would not answer his phone.) the manager told me to sleep with the windows open! (Pono Kai upon check in tells guests do not sleep with windows upon if window opens to a balcony or walkway, for safety reasons.) management of this rental does not care about your safety, only your Money---beware! she was willing to put me (a single woman traveler) at risk to get her week's rental fee! i asked her to place me in another rental (she said she manages 100 properties) but she said, "no, call around the island." she said she would refund my $$ but charged me for the no aC night and fees too! condo is even 50 yards from the ocean, sits back in the complex (nosiy all around you.) irony is that i had to sign/initial seven pages of liability statements & fax to owner's manager before staying here. clearly the deck is stacked against you if you choose to stay here.

Maintenance did check the AC as promised and determined it needed to be looked at specifically by an AC repair company, which was done the following day (after guest had departed). The air-conditioner has been replaced. Carpet has been cleaned. FYI, the temperature at that time was 66 degrees. And the condo is located on the second floor, so there is little risk associated with open windows. We did offer to relocate the guest, but had nothing else available at the last minute with air-conditioning. (Air-conditioning is not common.) We very much regret that the guest was unhappy, and that there was nothing we could do to change that.

The condo was excellent. Great view of the ocean and the sunrises were beautiful!
