Kirkby Thore is located just off the A66 almost midway between Penrith and Appleby. The cottage is within 40 yards of the village stores and opposite the church. The village sits at the foot of the northern Pennines and has walking and cycling opportunities from the door. Within a 15 minute drive is Ullswater, the most northern of the lakes and Appleby noted for its country fair.
Holme Lea provides ideal accommodation for the more mature person with all accommodation on the ground floor or equally suitable for a family who will enjoy the ‘ basic yet comfortable accommodation’ on offer at a price that is excellent value for money.
The detached bungalow is heated by night storage heaters and comprises:

Booking experience poor. I sent an email quotation request specifying a party of four adults and two dogs. When I phoned to confirm the booking at the quoted rate, I was told my quote did not include the dogs and was charged an extra £40. Why was this not included in the original quote as requested?
I was sent the caretakers phone numbers (land and mobile) and told to call her the day before arrival to obtain the access code for the key safe at the property. The landline is out of date and unobtainable( even though its the emergency contact number left in the property!!!)..and the mobile went to a message service. When she failed to answer my calls or reply to my recorded message I wondered if that number too was out of date and called Cottage Holiday Group booking office.I was told they would contact the owner to get me the keysafe code number and call me back with it. They did not call me back and I heard nothing further from them.
The caretaker eventually did return my call. However, in light of the access difficulty reported, as a business courtesy CHG should have kept their promise to call and check I'd received the code to enable us to get into the house. Three communication failures by the agent before we even arrived, poor show.
The house was clean and warm, but some of the fittings were of unacceptably low standard..miniature TV, worn out threadbare sheets, two of the 4 duvets ancient and thin and 2 of the pillows so old they were like rocks. Grill pan support broken, kitchen timer broken, distorted pans won't sit flat on elderly solid cooker rings, ancient battered cutlery, jumble of mismatched china and glasses..this was stuff a charity shop would reject.
That standard is not acceptable when charging hundreds of pounds a week rent to clients.
Firstly may I take this opportunity to apologise for any inconvenience caused during our booking process and during your arrival at this property.
We are sorry that on this occasion the quote you received did not mention that there was a charge for pets.
We do state in our Terms & Conditions that there is a charge for pets and this information is also stated on all our pet friendly properties on our website.
We have spoken to the caretaker of the property and can confirm that she was unable to take calls on her land line number at this time as she was having problems with her telephone provider. This is currently being rectified.
She has also confirmed that as soon as she received your message on her mobile she did respond to your call.
We did try to contact the cleaner/owner after your call to our office and we were waiting for a response. However during this time we received confirmation from the cleaner to stay that she had spoken to you and you now had the relevant code for access to the property. We did not call you back as we did not wish to disturb your stay any further.
This property is owner managed and we will provide a copy of your comments for their information.
We have received a response from the owner regarding your comments on the property itself.
"We have 13 repeat bookings for the coming year so we must be doing a lot right. I am glad the house was clean and warm. The TV is a brand new 19" TV. Which was chosen with comments in mind that the previous TV dominated the room. Over £100 has been spent on bedding in the last 12 months. The very efficient Caretaker is adamant there there was no worn out bedding in use. She is disappointed that she was not consulted about the issues raised. Two pillows are placed on each bed. There are also spare pillows in the linen cupboard one of which is a feather pillow which is harder. If the issue with the grill pan support had been drawn to her attention she would have arranged for the missing screw to be replaced immediately. The re-fitted kitchen was designed by a specialist and the cooker is in keeping with the ambiance my late wife was seeking. All the saucepans etc. were checked and passed by "Quality in Tourism" in December. There is matched china for 4 people (our capacity) 6 matched mugs and some "spare" crockery. The owner will check the glasses on his next visit since guests frequently replace glasses that they have broken"

We found the bungalow comfortable and had an ideal enclosed garden for our dog.It was well equipped and clean to a high standard and in a beautiful village setting. Places of interest nearby and local shop with friendly staff.
we liked the quiet and beauty of the area but we were disappointed that the only pub was shut. Would recommend to family and friends.
Minimum stay and check-in day vary by time of the year.
