XANADU is a spacious well designed & tastefully decorated 3 bed villa located in a secluded corner of the site affording a great deal of privacy. To the side the Villa overlooks a wonderful Olive Grove beyond which is a rolling Mountain View & to the front the Villa has a particularly good Sea View & spectacular sunsets in the evening. Approximately 3km from Kusadasi International Golf Resort which is now completed.
XANADU is the perfect location for those who prefer a tranquil environment yet wish to be within comfortable distance of the vibrant centre of Kusadasi (10km - 15min drive)
Beach (2km - less than a 5 min drive) - Both the beach & Kusadasi Town Centre are easily accessed by the local Dolmus (small bus) which is located just outside the gate of complex & runs every 5 mins or so.
Sogucak village has a good range of local amenities on offer, including 3 local shops which sell all of the essentials, 2 excellent restaurants where you can sample the local food & the Turkish hospitality while enjoying stunning sea views & fantastic sunsets, there is also an outdoor market wkly on Mon (subject to change) which sells fresh fruit & vegetables, (sometimes fresh fish) herbs & spices & various other things.
The villa is laid out over 2 floors, the ground floor is split level with a spacious hallway, W.C./washroom & kitchen on the upper level, the kitchen is fully fitted incorporating granite worktops & has sliding door access to a side balcony. Marble steps lead down to fully equipped open plan living/dining area with a magnificent Sea View through a picture window & has sliding door access to a large terrace which has Sea & Mountain Views while overlooking the Olive Grove - equipped with built in BBQ & patio table & chairs.
Storage/utility under stairs equipped with a washer/dryer, iron & ironing board, clothes airer & pegs, built in safe.
A wide marble stairwell leads to the first floor accommodation consisting of a gallery landing, 3 double bedrooms and bathroom.
Master bedroom en-suite - King Size bed. Stunning Sea view from window to the front & from side has sliding door access to a private balcony equipped with small table & chairs where you can sip your morning coffee & wake up nice & easy overlooking the Olive Grove while enjoying Sea & Mountain Views.

•Rentals of longer than 1 wk have the option to have a Mid Clean @ €35 which is a general cleaning of interior of property, floors, bathrooms, kitchen. Laundry can be added if you wish @ €10 per load (please advise prior to stay if you wish to avail of this service)
•Utility Charges for Water & Electricity are based on meter readings on arrival and departure – average usage for a 3 bed is estimated at €35 per week or €5 per day approximately - excessive usage will be deducted from security deposit - *PLEASE NOTE: If your departure is early am - meters will be read later that day so please ensure air conditioning units & water heater are switched off as you will be billed up to time of readings.

The villa was very comfy and spacious.. Plenty of room for a family with 2 teenagers who like having their own space! Wendy ( Villa agent) was very responsive and helpful with the odd query, organising airport transfers and car hire for us plus replacing a faulty kettle within hours.
Sogucak is an atmospheric quiet hilltop village. Perfect if you want peace and No bright lights! It has 2 ( decent and very cheap) restaurants, one (Pasa) overlooking the bay with fabulous views at sunset. The Dolmus (bus) service into Kusadasi was very frequent and cheap...great for going bargain hunting at the market!).
The Walnut Grove complex was only about a quarter full when we were there so there was plenty of room around the pools.
All in all, a great location and lovely accommodation.

We stayed here for two weeks in June - the location was everything we had hoped for and previous reviews are quite accurate - lovely apartment, beautifully furnished, stunning views etc. Local shop and restaurants were great and dolmus bus very regular. Lion cars collected us and returned us to the airport as part of our car hire costs and we would highly recommend them too.
I would suggest however that, unlike me, people should read the small print regarding costs more carefully. Linens nor towels are to be changed during a two week stay (without incurring extra costs) and paying for a midweek clean is compulsory but did not even include rubbish collection - you must take out your own rubbish daily to the resort gate about 100 yds away. The end of stay clean and washing of linens are also compulsory additional costs. If you disregard these (not inconsiderable) extra costs, Walnut Grove is a great holiday destination.
I do appreciate you taking the time to review my lovely villa & I am delighted that you agree that previous reviews are quite accurate in relation to it being lovely, beautifully furnished, with stunning views etc... I am however peeved at the implication that there were hidden costs in the small print (which you suggest you didn’t read) & you then go on to advise people to read the small print more carefully...
In our initial correspondence on Jan 11th 2013 I clearly outline costs & charges as can be seen from copy of some of our emails on that day prior to you making booking...

to Lynne Haslam - Hi Lynne Rate is €480 per wk x 2 = €960 + Surcharges for mid clean & clean & laundry at end of stay along with utilies for two wks @ €175 = €1135 + €250 Refundable Security Deposit (unless serious breakages or damages) = Total€1385 payable @ 25% (€346) now & balance (€1039) 8 wks before travelling approx' 21st April... If you require laundry service during your stay the charge is €12 per load... I have on the ground agent who can help with car hire etc...
Lynn you booked a self contained villa (no services included) with a washer/dryer & washing powder provided & I did advise you that should you require a service to provide changes of & take care of washing of laundry that there was a charge for same... I am sorry that your compulsory midweek clean did not include rubbish removal... (I will talk to management company about same) Rubbish removal by self is the norm in private villa rentals unless it is specified that the service is provided...
I don’t disguise or hide any costs nor do I just include them in overall cost... I lay everything out very clearly & with the upmost transparency... I did that with you as I do with all people that choose to rent my villa & I take exception to you implying otherwise.
I respectfully request that you take above into account & alter your review to give a more accurate account of costs & how they are laid out please.

The villa is an excellent place to stay. The interior has been tastefully decorated (well done Trish) with all the facilities you could need. The balcony and downstairs patio when we were there had a pleasant shade from the sun, enabling comfortable sitting out. The bedrooms are spacious so is the lounge and kitchen area. The position of the villa provides lovely views. The villa is semidetached but the adjoining villa is not yet occupied. We took advantage of a car hiring company, recommended by the site management. The car hire agent collected us from the airport and returned us to the airport on our departure, this worked very well.
We found the car useful particularly for shopping and sightseeing as we like to be independent. There are nevertheless the small buses to take you to the town of Kusadasi and many reasonable coach trips to visit the area. Overall a very nice stay in an exceptionally well cared for villa.
There was an issue with the key handover and return but this was quickly resolved.

We are a family of 5 visiting Kusadasi for a week. The apartment exceeded our expectations. It was comfortable, had anything we could possibly need and very close to town. The apartment itself is nicely decorated, clean, air conditioned, and most importantly had amazing views of the Kusadasi Bay. It is in the small town of Sogucak which is just a few kilometers from Kusadasi. There is frequent public transportation but we rented a car that you can park on the premises and found it to be most convenient. Within walking distance there are 3-4 restaurants and small grocery shops, and as you exit the complex to your left some of the most amazing ladies making bread on the street!!. My entire family was very happy and we would most definitely come back again. Trish was amazing and very responsive to all of our needs.

We just spent a week at this villa, and had a terrific time. The villa was very comfortable, nicely decorated, great views. The pool was very nice. The small village it is located in was charming. The people were friendly. Our teenage boys enjoyed themselves as well.

Firstly, we would like to say that Walnut Grove is a very beautiful, well kept property. The care taker and Gardener were very helpful during our stay.
The property Xanadu is a very clean, well kept, villa. We would recommend this to everyone! The villa is located in the best position of all on the property. It was quiet during the day, and and very peaceful at night. It was a home from home. The interior of the villa has been done very tastefully.
The pools at the villa were very clean, well maintained and enjoyable.
The locals are very friendly.
We have been to Turkey many times, but really enjoyed our stay at Walnut Grove, it has been memorable. Silver Sand Beach is nearby and this is a beautiful beach. The owners of the restaurant at the beach offer a great service and collect you from Walnut Grove and do a free pick up and drop off whenever you like.

Dont waste your time looking elsewhere, because Xanadu is a gorgeous, luxurious place and the owner Trish an amazing person who helped us out of a pickle at the last minute. Everything was perfect - the location a bit out of town and away from the hustle and bustle, but yet so close; the beautiful, gorgeous way it was decorated by Trish, an Interior Designer, the stunning sunsets viewed from either balcony; Walnut Grove itself and its wonderfully maintained gardens; the view over the next door olive grove down to the town and the sea, where do I stop? Tihs villa must certainly be the best positioned villa anywhere. Even if you dont have a car, the Dolma Bus comes right to the front gate. It was all just amazing and we would love to come back every year we return to Turkey and to spread the word near and far so other people can enjoy themselves, relax and holiday in luxury as we did. We feel so lucky. Villa completely stocked and the booking so easy and quick to make. I give it 5 stars and a 15 out of 10!

Loved the whole experience of the villa. Peaceful surroundings and beautiful sunsets and sunrises .
A real home from home with all mod cons.Lovely barbecue on the very spacious balcony which was ideal for evening family get together's.Local bus is easily accessed and takes you into Kusadasi/lady's beach if your looking for lively entertainment, Good restaurants bars and beaches.Top class accommodation I would give it 5 stars easily.
