REASONS NOT TO STAY HERE
Location: This townhouse is in a residential area with easy access to sightseeing spots, Kyoto station and downtown. It is not in the center for nightlife and entertainment. If you are looking for the most lively and noisy place then please consider Gion area a little further North.
Space: Blue Tengu may not be the best choice for those who need a lot of space. It is about 30 square meters which is spacious for Kyoto but may not be enough if you are used to more space.
Noise: Blue Tengu is located in a quiet, pleasant and convenient area but guests may sometimes hear the noise from the local neighborhood. It is just the noise of a Japanese city such as neighbours greeting each other and coming and going. If you need complete silence, this house might not be the best choice for you.

The Blue Tengu worked very well for our family of four (two teenage girls). The place is nicely furnished and in a great location only a couple minutes walk from a subway station and numerous restaurants, convenience stores, and shops. Taxis were always nearby when we needed one and only a 600-700 yen fare to the Kyoto station.

It appears this place has recently been renovated as everything is brand new. The bathroom is ultra-modern and very clean. The all-in-one washing machine and dryer was super convenient and very quiet, though its takes a few hours to do a complete cycle. The location was really good - close enough to the station but far enough away from the hustle and bustle to provide a retreat and place to relax after sightseeing all day. We were able to cook when we wanted to since there is a well equipped kitchen and a convenience store close by. We could wash and dry clothes as we needed and everything needed is supplied. It is close to the local subway (Keihan Shichijo) and just 2 stops or a nice 20 min walk to Downtown area. There were also some nice restaurants, bars and cafes close by. The old restaurant directly across the road (called Warajeya) was a real treat. It doesn't look like much from the outside (another old building) but when you enter there is a garden and the rooms are like little teahouses. Great if you like unagi.
