Studio Cottage on the same lot as a blue adobe stand alone house. Most studios do not have

their own stand alone house, this does! Opportunity to rent both the house and the cottage. The cottage has a soothing skylight, french door and windows allowing you to look out into the garden

and or dine and BBQ outside.

Historic Conversion of an r2 garage to demanded granny flats in La jolla for the beach houses walking distance to beach were houses owned for summer by the wealthier residents on top of the hill in the Murilands LJ. We were close to the La jolla playhouse and they asked the original owners in 1956 to covert the garage to a studio cottage/granny flat. Since then its historic original property date with the house and cottage combination original structure built in 1926 and later owned by Famous La Jolla light writers of local newspaper. Liza and Mike bought this in 1996 and in 2000 upgraded the cottage studio here that had had work done several time over the decade to the cute funky beach art deco historic cottage it is now. The main attractor of this cottage is LOCATION and ease of walking to all. It is not large and is an efficient unit and not luxury but more a beach feeling with lots of spanish flair and color with newer furnishings the owner bought over the last few years to make it homey and continue to rent it as a vacant rental since 2001. and or dine and bbq outside, One side of the property has a four foot adobe wall next to my other larger vacation rental property, its on a double r 2 lot, separated and farther away from my second house than neighors are to each other. It is a courtyard entrance with lots of plants entering from a shared access driveway. The east side of the courtyard has 6 to 10 foot bamboo and plants creating a tropical ambiance and privacy from neighbors as this close to the beach in the beach village space is at a premium yet this cottage is quiet and private for being two blocks to the top ten beach in the US, Parking is out front at the end of a triple long driveway so you are set back a ways from any street activity which is rare at the beach community. It creates a safe haven but it not a four sided enclosed yard for dogs to be left outside, any pets must be registered with accepted pet polices and conditions so they and neighors are comformtable, we are pet animal lovers and bring out two yorkies when we vacation here in our own home, but we do not leave inside unattended for hours or leave outside and barking is not permitted in close beach patio owner occupied homes are around you amongst also several vacation rentals on each side. THefore you meet other great travelers and can enjoy a similar atmosphere yet the privacy and peace of a family neighborhood at large. Ammenities are

Wood stove fireplace, Kitchennette with granite counter, multiple cabinets, 2 burner stove top, microwave, appliances, blender, coffee maker, hot pot,toaster oven and all the dishes and pots and pans needed.

All sheets up to 800 ct and towels including outdoor beach table.

French doors and Window looking into garden with privacy

and quiet although one block to famous wind n sea beach.

Shower, and bath with double sinks, living room area and

MIrrored Double size closet. Tropical courtyard with flowers, and

plants and sunning patio with dining-eating area. Clean,

quaint, restful and peaceful with amenities in walking

distance across all of La Jolla beaches, village, restaurants

and shopping.

As this home is historice it has been lovingly refurbished and at any given time we may be adding new items each month, and have remodeled but as a historic home its a continual upkeep in progress. IT is charming but may have some nuances that any home or particularly and older home built in 1926 would have. We have replaced all fixtures and the cottage has been remodeled 2001.

Getting around

Walk to all. Plus. Info in plumbing. No other spot for it. Plumbing remodeled every decade last at 2001. Original build 1926 Pull out shower tub handle fully to engage hot water tub and showers is good. . Sorry. However The vanity bath sink pipes are very narrow and if the tub runs first the bathroom sinks may get hot bits one of the nuances due to narrow copper pipes 6 feet down and the new Construction they re did all of Lajolla plumbing and after that several homeowners had pipes having issue. We have paid many dollars to have them Checked and recently we were told that once a big pipe opens up and get the hot water there quickly than the small pipes will work because they have smaller pipes it branch off.

Response from the owner Hi. This is our usual response to being this close to the top ten beach in the USA in the village where you can walk to everything without a car. Your own stabs alone unut for this price. No condo. No stairs. Pets allowed. Quiet. But right there with a park abd scrnic trsil. Restaurants in 11 houses. Shopping galore. Walk downtown to world famous cove spectacular views. Swim the world famous vibe or watch swimmers. Seals. And gorgeous waters. Who can complain about a lightbulb or something small unless they are having a bad time for personal reasons. This guests knows how to enjoy all of it or one item can keep you in joy the while trip. Be happy when you travel. It helps.

Response from the owner Hi. We have a toasty heater and a wood stove fireplace. While the east coast was having 90 below in New Hampshire we had two days of rain and 54 night 70 day so not sure about the cold comment because it just wasn’t sunny guest may be disappointed there three day trip fell during ourvone rain during drought. It’s not cold just beech marine when it rarely rains. We have the best weather in the world. Bugs if it’s cold bugs. We have a weekly monthly non toxic service and since we began in 1909 no one ever said bug. I think she meant muggy. But believe me San Diego is not cold. And we are walking distance to top ten beach in the USA so it can get fog. Rare and we had a ten year drought. To date of her stay no cold below 54. Odd. The cottage is 1/2 price of any stand alone guest house and you can walk to all location location location. She never mentioned being cold. Maybe she didn’t turn on the high end roller heater that actually gets too hot after an hour. I think she meant rain and fog no beach sun just beach waves in January this eeek is 78 and 82. She got a cooler week probably thinking Sam Diego is like Cabo San Lucas heat it’s moderate average 75 year round. January 70 days 54 nights. Pretty amazing!!!

Response from the owner These were nice folks that are great to rent to. The cottage is a stand alone unit and we have a large house next door farther away from the cottage as neighbors are to one another as we are the beach and lots are small, but we have 6900 sq foot lot with a 3bed 2bath house and the cottage granny flat studio is not connected and on the back southeast corner of the lot. The house close is the neighbor has two houses on one also, which is common and true to every house around here pretty much 2 on 1 lot due to beach zoning, fyi. The first block has no yards, no courtyards, just stacked units up to 3 levels we are all one level homes on our block although a few neighbors houses away or across the street have two stories, we have yard next door and the cottage has a courtyard so for the price of staying in La Jolla which is alway price due to the top ten beach is down the street 26 hours or 1500 feet, 2 blocks, but long block on first block. As they said price is right for where you are LOCATION LOCATION to everything and not need a car if you like to walk and in the village beach of wind n sea barber tract where as downtown no houses at all while we are a mix of the scenic park 3 houses south and trails, only 5 houses west is the mountain hill so not tons of houses behind us or in front of us is a wide street wider than most, so its quiet although next to us is our neighbors second vacation unit and we have no noise complaints, its actually very quiet for the beach we have students and people who work on internet often say it was peaceful even in summer. Parking in front of the house and on the first block they have no parking but we do, so thats a plus you would not know not living here that the second block has breathing room, yards, and wider street on this particular Bonair. Thanks I know its small so rent our bigger house next door too! if you need bigger spaces. Thanks for all who come some like it and some dont know how the beach is in La Jolla or Santa Monica and expect something different, but its funky and cool, and colorful and old and new homes, busy and quiet all mixed together with surfers and professionals and student. and lots o visitors, world known as the gem. Like italy walking around downtown.
