This garden flat really does have it all – from a large semi-open plan reception, dining area and kitchen bathed in natural light, thanks to its partially glazed roof, which leads directly onto a bijou garden – to not only one, but two large double bedrooms, both tastefully and simply furnished, each with its own individual en-suite bathroom.
Living and eating
A large living area, which leads directly out onto a beautifully kept charm of a garden, is a sight for sore eyes, particularly after a hard day’s sightseeing. A couple of generous sofas provide soothing comfort for tired limbs, and the large and well-lit kitchen that adjoins it contains everything necessary for whipping up a sustaining meal, or indeed a sophisticated dinner party. This certainly is a room with a view – outside your back door you will discover a miniature Arcadia, wonderful to while away the long summer evenings, host al fresco dinners, or watch the world go by whilst sipping your morning coffee.
Bedrooms and bathrooms
Two roomy and comfortable double bedrooms provide all one could desire – soft neutral décor marries harmoniously with tasteful upholstery in both rooms, and stylish double beds will lull you into sleeping like the proverbial baby. Each bedroom leads onto en-suite bathrooms, complete with bathtubs and shower attachments – you will be spoilt for ablutionary choice!
There is a third guest bathroom located in the hallway of the property, and it also boasts a laundry and considerable storage room in the vaults. This exceptional property truly is a little idyll, ideal for family groups who want to see London from the heart of the action, but also desire some peace and quiet and their own back garden; equally it would suit a couple over in the capital for a romantic break, or a group of friends who want to be able to relax ‘at home’ as well as be in an excellent situation in terms of enjoying London’s gastronomic delights, or who wish to profit from the capital’s cultural allures.
Access and Suitability
Located on the lower ground floor, the only steps to contend with are those that lead up from the street into the property. This property is ideal for families, couples, or adult parties.
Originally a small village, Kensington grew up quickly into the cosmopolitan sophistication with which it is synonymous today when William III (William of Orange), wife to Queen Mary, moved his court to Kensington Palace after becoming King following the Glorious Revolution of 1688. Noted for its beautiful and eclectic architecture, from the early 17th century gem that is Kensington Palace itself, to the austere and impressive monuments to Victoriana, like the Natural History Museum, or the Albert Memorial, it is also on the doorstep of the fabulous Hyde Park and Kensington Gardens.
Very central and cosmopolitan, but also enjoying the luxury of residential tranquility, it is no surprise that writers, artists and actors have always flocked to this part of town. The small side streets and quiet squares which are to be found have been home to myriad great names, such as T.S Eliot and William Makepeace Thackeray.
Those who love to shop are also in the ideal location: Harrods is down the road, as is Harvey Nichols, and all around you will find wonderful antique shops and small boutiques, like Yastik, which sells only cushions. For the epicureans, this area is home to many and various restaurants, bars and pubs, including the Michelin starred Launceston Place, and the Greyhound pub, the favourite London haunt of J.R.R Tolkein. A wonderful farmer’s market takes place every Saturday up off Kensington Church Walk, and the Whole Foods Market on High Street Kensington provides all you need for every culinary occasion, as well as being a joy to browse.
In terms of access, this is again a very convenient part of town. Within easy walking distance of at least 3 underground stations (Gloucester Road, South Kensington, High Street Kensington) and with bus-stops on every corner, you are within a 15 minute commute of the City and the West End, Chelsea and West London, i.e. Hammersmith and Shepherd’s Bush.

Kensington is frequently associated with the city’s best dressed and well-heeled. As such, it is no surprise that it is notable in particular for its main commercial artery, Kensington High Street, home of the Whole Foods Market flagship store and a vast selection of affordable brand names. Moving westwards takes you to Shepherd’s Bush, home of the behemoth Westfield shopping centre, the largest urban mall in Europe. Alighting at the South Kensington tube stop, you begin to understand the area’s reputation as the city’s heart of high-brow culture. Right next to the station you will find a tightly knit (and well signposted) corridor of museums and galleries, all of which date from the 1851 Great Exhibition, whose profits Prince Albert used to regenerate the area. This includes the V&A;, Science and Natural History Museums, as well as the Royal Albert Hall. The beauty of Kensington Gardens and Hyde Park adds weight to London's title of most verdant city of its size in the world.
