This condo was very nice. Our group of 4 had room to spare. It was just a few miles south of town, and provided quick, easy access to Moab, Arches, Dead Horse point and Canyonlands. The kitchen was very well equipped, so it was easy for us to plan and cook several of our meals at home. We chose the unit partly because of the beautiful red rock photo artwork and it gave us inspiration for taking our own photos. The only negative is that the nearest entry road from the main highway is not well lit and it was difficult to find at night.

The Cliff House-3 was perfect! It's located a little south of town, so it's quiet. The floor plan is spacious. The owners have decorated with lovely photos and other art specific to the Southwest. Although we didn't use the pool, it was available to us. The private patio had a grill, table and chairs. King bed was comfy and the whole master suite was roomy. We would definitely stay here again.

We are members of the Loveland Colorado Photo Club and we were in Moab for three days doing a photo shoot. The accommodations were excellent after long days of hiking and shooting photos. The unit was fine and looked like the pictures. Overpriced, but it was Easter weekend and there weren't many other options. The place needs a decent cutting board and soap for the bathrooms, but otherwise was well-stocked.
Bad news was that Moab Lodging and Property Management failed to make the unit available to us at the agreed time, which at 4 pm was already late in the day. Turns out the previous renter allegedly didn't vacate the unit until 3 pm or so, so the cleaner wasn't able to get in and clean the place on time, so we sat around the patio waiting around for yet another hour. Denton, the property manager, finally offered me a $25 credit toward a future rental, after the woman who answered the office phone lied and said that the unit was available "around 4" and after we pointed out that the property manager was going to charge the previous tenant a full day's rent for being late. Not clear where all that money went - maybe they never collected it, maybe they just kept it. The property manager can't really be held responsible to the alleged failure of the previous tenant to leave on time, but should offer some reasonable compensation for the failure to make the unit available on time.
Summary - the unit was fine if overpriced, but the property manager failed to honor the contract or offer a reasonable remedy for the late availability. I'll avoid properties managed by this company in the future. Read more
While we try to keep our responses positive and solution oriented, it will be hard in this instance. Simply put, Mike was a tough guest. He arrived an hour before check in time, and hassled both the housekeeper and our front desk about checking in early (check in time is 4:00 PM). He was told that the previous guest was not able to depart until 2, precluding the possibility of an early check in. We offered to look after his belongings if he wanted to unload them into the condo, and suggested several activities for him in the meantime including enjoying the on-site pool and hot tub, participating in the Easter weekend festivities at the nearby Rodeo grounds, going for hike nearby, or grabbing some food. Mike instead chose to sit on the patio and complain, even though he was an hour early. Despite the fact that the previous guest departed late, we were still able to turn the condo over and have it ready by 4:15. I then personally spoke with Mike about the situation. I apologized for the small delay and offered him an hour late checkout, and a $25 credit. Mike instead demanded that we charge the previous party $150 and transfer that money directly to him. I explained to him that in situations like this that we do our best to accommodate both parties. And while the previous guest did leave late due to a small emergency, we were able to work with them and still have the condo ready by 4:15. And we were willing to offer the incoming guest a $25 credit and a late checkout; a fair solution for both parties. However, It quickly became clear that Mike wasn't reasonable and he honestly felt entitled to $150 for a 15 minute wait. Because of Mike’s poor treatment of our staff, and attempts to extort $ from our guests, he will not allowed to stay with us again. However, it’s important to note that our customers are our top priority, and we always do everything reasonable to accommodate them and make sure their stay is as enjoyable as possible.

This property was easy to book, beautiful, affordable, clean, big, quiet, safe and in a nice location. The fireplaces are what made it extra special. The hot tub was under renovation so I was unable to try it. That is my single complaint. I found the residents of Moab to be pleasant and helpful.

Rental online was quite easy. We really liked the photos that exactly described the unit. Was quite clean and comfortable. Garage for bike storage worked out well for us. Self check in with coded on lockbox was easy. Good documents & maps sent to us. The location 4 mi south of town wasn't handy but price reflected that. Nearby hot tub was great. Bring your own bars of shower soap! They provided only a little tube of "body wash".

The booking and check in of the condo was very easy. The condo was very spacious with plenty of room if our family would have been with us. If you want to cook everything you need is available. The condo is just a short drive from the downtown but we enjoyed the location. It was very quiet and the view was amazing.

I based our booking on Bob and Jan's review. In my research, I look for experienced travelers who are well acquainted with the area and rental location. The condo was everything they said it would be and more. Moab is magical and the Cliff House was the perfect base from which to explore it.
Our trip was an 8 day tour of S. Utah's parklands. Flight to LVN, next day 461 miles to Moab. The day after we arrived, our party agreed that we had to extend our stay. Krystal in the Moab Lodging office was so friendly and helpful and in 5 minutes, our new booking was complete. We even got a day rate reduction, based on our extension. (Expedia could sure take a page from Krystal's book.)
Clean, quiet, luxurious, spacious, dramatic views, a great bargain. We didn't come in (from Vegas) till near midnight, but it wasn't hard to find. Two miles south of Moab, a left at the Shell Station off 191, set well back from the highway, our view of the West Rim were unblocked by other condos. Waking up the next morning was like a Christmas present.
Arches and Canyonlands defy description as does a day trip along 128, following the Colorado. Check out the Blu Pig for blues and great barbecue. There are great local groceries for provisioning homestyle meals in the spacious kitchen. We spent a lot of time on the patio, dining and relaxing. Although we were headed to Bryce and Zion for the balance of our trip, we could have easily spent our whole stay in Moab. The only down note of our trip--leaving the Cliff House. Moab has traditional hotels and motels, but you'd be crazy to stay in them if anything in Rim Village, particularly the Cliff House, is available.

Glad we made the choice to stay at cliff house O3. It was clean upon arrival and was very comfortable. We used the grill often and is a great addition. Great location for visiting parks and other activities in Moab. Would definitely do it again if we make another trip to Moab.

Our stay in the Cliff House (#3) was wonderful. The unit was very well appointed with nice furniture and many "extras" so that every need was addressed. I made the arrangements for the rental and another couple was traveling with us--they fell in love with the place and said I could book them places anytime if they were all as nice as this one!
It was convenient to things in Moab--yet private and out of the main stream.

I tried to find a hotel on the car show weekend and couldn't find a place to stay. I stumbled upon this website and was extremely happy with it! The staff was awesome and the place worked out wonderfully! It was clean and fully furnished with anything you would need from kitchen supplies to a blow dryer. The kids had enough room to play and they loved the pool! I will definitely be back!!!

We visit Moab regularly and Rim Village is always at the top of our list of preferred places to stay. And the Cliff House, Unit O3, is one of our two preferred units in RV. Our last stay in O3 was for an extended period, seven weeks, so we "know" O3. The biggest single attraction for us is the location; it is perhaps the best situated unit in RV. The view of Moab Rim from the living room is unsurpassed and the unit offers privacy and an openness that other RV units can't match. The master bedroom with its fireplace, comfortable bed and tasteful southwestern decor makes it hard to get up and get going on a cold morning (we saw -12 degrees during our last stay). The unit is, of course, appointed with everything you would expect or need to relax and enjoy Moab. Andrea at Moab Lodging and Property Management was always very accommodating of our requests to extend our stay and paperwork was minimal. Great property!
