This south-facing villa enjoys a large, enclosed garden, private indoor pool and hot tub and is located just 900m from the beach on a lovely stretch of Brittany’s south coast, between Concarneau and Lorient.
The proximity to the beach, garden, games room and indoor pool - where children can be easily supervised - makes this an ideal location for a family holiday at any time of the year.
The heated indoor pool is very much at the heart of this modern villa with easy access - and close supervision of children possible - from the surrounding living accommodation. With the lounge area to one side, games room to the other, dining area and kitchen at one end and large, south-facing terrace opposite, the pool can be accessed from all sides, making supervision possible whilst sat at the dining table or in the living area.
The property, furnished in a contemporary style is situated in a quiet location down a track leading to just a few houses and within 900 metres of a Blue Flag beach. One of the two sandy coves is supervised by lifeguards (high season only) and there are rock pools and the Ile Percée, a rocky islet accessible on foot at low tide, to explore.
The large, enclosed garden, is mainly flat and grassed, the perfect place for children to let off steam in relative safety.
The nearby village of Kergroes (2 km) has a bakery and small supermarket, with a larger choice of shops plus restaurants in Moelan sur Mer (6 km).

Living/dining area: Satellite TV with foreign channels, DVD, hi-fi, three-seater sofa and two armchairs. Dining table with eight chairs and sliding door (lockable) to indoor pool. Sliding doors (lockable) from living area to indoor pool and terrace. Games room off dining area (no door) with pool table and sliding doors (lockable) to indoor pool. Stairs (with open tread) to first floor.
Kitchen: Fitted kitchen area next to dining area with dishwasher, fridge-freezer, oven, microwave, hobs, kettle, coffee machine and toaster. Washing machine, dryer and additional fridge in adjacent utility room. Iron and ironing board.
BEDROOMS
Ground floor. Bedroom 1: Bedroom with large double bed.
First floor: Bedroom 2: Twin bedroom with access to first floor furnished terrace. Bedroom 3: Twin bedroom with access to first floor furnished terrace. Bedroom 4: Twin bedroom with access to first floor furnished terrace.
BATHROOMS
Ground floor: Bathroom with bath/shower. Separate wc opposite.
First floor: Two large shower rooms, both with double sinks. Separate wc. Hair dryers provided.

Large, enclosed garden, mainly grassed. Large decking with outdoor table, chairs, sunloungers and awning. Barbecue. Swings. Table tennis table. Parking spaces. Secured entrance gate.
POOL
Indoor heated swimming pool with cover. Pool size: 7m x 3.2m. Depth: 1.65m x 1.8m. covered, heated (28°c year round). Indoor hot tub. Sauna. Shower cubicle. Sliding doors to decking.
INCLUDED IN THE RENT
Bed linen and bath towels provided.
Cleaning: The property and grounds should be left clean and tidy or a charge may apply.
Cot (including linen), highchair, baby bath and stair gate available on request and if available. Please check at the time of booking.
Kitchen towels, table cloth, cleaning kit (dishwasher tablets, washing liquid, sponges, kitchen towel, cleaning products, vacuum cleaner, broom etc provided.
OTHER CHARGES
Security deposit: 400€ (cash) payable on arrival and refunded on departure.
Holiday tax: (taxe de sejour) approximately 1.10€-2.20€ per person per day (16+).
Electricity: average allowance included. If over usage this will be payable locally.
Beach towel hire 5€ per towel
Mid stay bed linen and bath towel change (on request) 90€.
Mid stay cleaning available on request 30€ per hour.
Optional end of stay cleaning 170€.
Pets: Small pet only allowed (additional 30€ per week, per animal).

“Amazing stay”
Seven of us stayed here and it was so spacious, comfortable, clean and equipped with everything we needed. The pool area and terrace were fantastic, and the amount of patio doors make the place feel really open and great for communal living. The bathrooms were particularly light and spacious too. The pool table, table tennis, steam room and huge lawn for the little one to run around on made the stay extra special. We loved walking down to Plage de Trenez (15 minutes) most evenings to watch the beautiful sunset, and the nearest boulangerie in Kergroes was ‘walkable’ too (about 20 minutes). We also did a number of coastal walks straight from the villa without having to drive anywhere first. It was the perfect spot for a memory making holiday.
