MOUGINS:

Our villa is a quirky,ancient, rustic 4-bedroomed "mas provencal" with large (15x5m) private swimming pool, nestled under soaring pines, in a vast 4000 m2 (one acre) private landscaped garden bordering the "Parc regionale de la Valmasque". The house has been split into two completely independant dwelling units, each with its own private entrance parking and garden.

The right side of the villa (2 bedrooms) is occupied by our "gardien" (caretaker) with the remainder of the house offered to guests when we are not using it ourselves. This section of the includes 2 bedrooms, 2 toilets, 2 showers, large kitchen and living room, separate dining area plus outdoor patio for alfresco dining, overlooking the swimming pool.

Reversible air-conditioning was recently installed. Modern designer furniture. Well equipped, eat-in kitchen with high quality Neff appliances.

FULL DISCLOSURE: if you seeking a spotless, sterile five-star hotel experience then our quirky, characterful country cottage is definitely not for you!

12 min drive to glamorous Cannes and pristine golden beaches of Cap d'Antibes and a 5-10 min drive to 2 championship golf courses and 2 tennis clubs. 30 mins to sparkling Lac St.Cassien (for sailing, kayaking, pedalos or a leisurely "pichet de vin") and just 15-20 mins to Nice's spectacular Promenade des Anglais for cycling, roller blading, jogging along the Mediterranean coast. Horse riding, quad biking, jogging around the "Etang" and a large children's playground are a 15-20 min walk away. Dozens of excellent restaurants, brasseries and boulangeries within 10 mins' driving distance.

Getting around

There is an hourly bus service from our front gate to Cannes train station, but a car is recommended for making the most of glamorous Cote d'Azur!

Interaction with guest

Owners live in London but are easily contactable via phone or email. There is a small army of people looking after pool, villa and grounds who will assist if necessary. Please note that this is our home, not a hotel, it is a characterful old mas provencal in the heart of a forest. So if you are staying there it means that we are most probably also on holiday, so please notify me of any issues asap (within three hours of arrival) so I can contact relevant staff to resolve the issue. I will not be available 24/7. Guests might be asked to drop chlorine tablets into pool skimmers if pisciniste is on holiday and/ or to use garden hose to water flower beds (it takes just 5 mins). Thanks in advance!

Complained incessantly about everything even though significant improvements had been made to the property even though the previous tenant left a five star review! offered the guest a full refund if he left immediately but he refused to leave but instead demanded a large rent rebate - a demand which was thankfully rejected by Tripadvisor / Holiday Lettings. They accepted that the property was exactly as described despite the guest’s protestations. HOSTS BEWARE!

Response from the owner Uncouth guest complained about everything: condition of pool (it had turned slightly green owing to exceptionally hot conditions - but it was back to normal after 24 hours), absence of air conditioners in bedrooms (there is only one in description), third toilet out of action (there are only 2 toilets in description), one refrigerator out of action (because it was replaced with a brand new one), etc. etc. Provided with full refund despite not being entitled to any refund per TripAdvisor rules. And yet he posts this! Why am I surprised? The guest who booked the following week via another holiday letting site gave the same property a 5 star rating, even though nothing had changed, apart from the colour of the pool.

“A great holiday!”

We all had a great time at Xanadu. It is a typical French villa in a very secluded spot. Fabulous swimming pool and terrace areas were much enjoyed, along with the super, big barbecue. If you don't want the 'al fresco' BBQ experience the kitchen is well appointed with a good hob and oven. Large sitting room with air conditioning was good to cool off in! We had a small issue with water pressure, in one of the showers, but the owner Shravan, couldn't have been more helpful. He was easy to contact and happy to help. If you want a real away from it all place to stay this could be for you.....and only 10 minutes from the hustle and bustle of Cannes and the fabulous beaches. We all had a great holiday!
